1 Title Insurance Policy - Issue Use these steps to issue a title policy in AgentNet 3.0. Endorsement(s)... 4 Beginning in an open file, navigate to the Policy tab: Step 1 View Pro Forma (optional) 1. To see a sample of the policy before issuing, click 2. Click to create a pdf document to print b. Click to download Step 2 Complete Schedule A The policy retrieves some information entered into the commitment (e.g., Jacket Type, Rate Type, etc.) 1. Click Schedule A from the Policy tab 2. Edit the following: Owner (if applicable) and Loan Information a. Effective Date b. and Time 3. Review and make any necessary edits to the Lender Information: a. Lender Name b. Loan Number c. Mortgage Date (Closing Date) d. Loan or Mortgage Amount Note: Press F2 to fill in blanks 1
2 4. Review and make any necessary edits to the Title Vested In Names of Buyer/Borrower 5. Enter Mortgage Recording Information Note: Press F2 to fill in the blanks AgentNet Click to generate ejacket which includes the Policy Number Note: An ejacket is an electronic version of the policy jacket. The Premium amount will appear if rates previously calculated through the Rate Calculator. Please see the Policy/Endorsement Premiums Calculate job aid for details. 7. Enter or Copy and Paste any Invoice Information as applicable per your state Optional: Void an ejacket 1. Click 2. Click Yes to Do you want to void this ejacket? Step 3 Complete Schedule B Part I The title policy lists exclusions from title coverage as Exceptions in Schedule B Parts I and II. 1. Click Schedule B Part I from the Policy tab 2. Enter omitted exceptions when applicable 3. Click to Expand Standard Exceptions list 4. Click to remove any Standard Exceptions when applicable 5. For Additional Exceptions, click to import any existing exceptions from the commitment 6. Click to deselect unwanted Exceptions 7. Click 8. Select one of the following: a. For exception to appear on the Lender Policy only, b. For exception to appear the Owner Policy only, select c. For exception to appear on both the Lender and Owner Policy, select 9. For exception to appear in Schedule B Part II, click 10. See Options Step 4 Complete Schedule B Part II The title policy lists exclusions from title coverage as Exceptions in Schedule B Parts I and II. 1. Click Schedule B Part II from the Policy tab 2. Select one of the following: a. For exception to appear on Lender Policy only, 3. See Options Step 4 Review Legal Description 1. Review the property legal description in Exhibit A area. 2

Click to download Options: Add New Exception 11. In Schedule B Part I or Schedule B Part II of the Policy tab, Click 12. Import exceptions using the Select From Clause Library option: Select From Clause Library: 13. Select Note: You may select All Clauses if you desire to search beyond Current State 14. Type the key word(s) in the search library field e.g. easement, lien, etc. 15. Select the desired exception 16. Enter missing data Note: Click Cancel if you desire to leave blank 17. Click 18. Click to add the exception to the Library (optional) 19. Enter the Name of exception if you re adding it to the Library 20. Click one of the following options: -Or- b. Click to add another exception c. Click to Save the exception(s) and close the slide out window Enter exception(s) manually using the Enter Single Clause or Enter Multiple Clauses option: 13. Select to type one clause at a time 14. Enter or Copy and Paste a single clause in the Clause Text field Note: This field is required 15. Click one of the following options: 3
4 b. Click to Save and add another exception(s) c. Click to Save the exception and close the slide out window -Or- 13. Select to type multiple clauses 14. Enter or Copy and Paste the desired text in the Clause Text field Note: This field is required. Each clause must be separated by two hard returns. 15. Click one of the following options: b. Click to Save and add another exception(s) c. Click to Save the exceptions and close the slide out window Edit an Exception 1. In Exception, click to Edit Exception 2. Edit text in the Clause Text field 3. Click Delete an Exception 1. In Schedule B Part I or Schedule B Part II, click to Delete exception 2. Click Yes to Do you want to delete the Exception? Arrange Exceptions(s) 1. In Schedule B Part I or Schedule B Part II, click to Move exception Up 2. Click to Move exception Down Select Endorsement(s) A title insurance policy may have endorsements to add, delete, or modify the policy s terms. 1. Click Endorsements in the Policy tab 2. Insert your cursor in the Search Endorsements field 3. Type the name of the Endorsement you wish to add (e.g., leasehold) 4. Click next to the desired Endorsement Note: A will appear, and the Endorsement will display in the Selected Endorsement List Note: When the appears, answer additional endorsement questions Note: Indicates the Endorsement will display as form in Documents 5. Click to delete if necessary Add Misc. Endorsement(s) 1. Click Endorsements in the Policy tab 4
