You will be missed! PAYMENT REMINDERS Please remember that if you do not pay your Home Site Payment or Home Payment by the 5th of each month a $30 late fee applies to each payment. Please make sure you get those checks in the box on time. A resident s payment shouldn t be late more than 3 times in a 12 month period, this is just cause for eviction. If you fall behind more than 2 months it does go to court where you pay the court fees. Credit Cards Sterling Estates office now takes Visa, Master Card, Discover and American Express. It is a $10.00 fee to use this services. $10.00 fee is better than a $30.00 late fee. We deliver the totes at the end of a work day so it you call at noon please don t expect the guys to stop what they are doing and run one tote. It will be there by 5:00 pm on the day you called. Thank you for your patience! Paying on Time! It is important that you pay on time, we all go through a rough spot from time to time, paying your home site rent and your home payment are critical. This is where you and your family live, to continue pay late fees is just putting you farther behind. In July and January we usually have the highest slow pays. If you pay the late fee every month it s time to get on track and make sure that you get your payments in a timely manner. What s more important a place to live or vacations, Walmart, bigger TV s, eating out? I vote a roof over your head. For those that pay on time monthly thank you! Community Yard Sale Next yard sale Days August 20, 21 & 22! 9-5! Many Buyers come early and are scouting the Community Early to buy your goods! If you live on a side street feel free to put up a sign on your corner with an arrow so you don t get missed! Happy Selling! Dumpster Day August 28 th This is for those items that won t fit in a tote and it is for Sterling Estates Residents only! Dumpster located at 163 Newbury! It is there till it s full, so be quick and fast at getting rid of your trash!

3 Parents and Grandparents Please make sure that children play at Playgrounds and not Empty Home sites. When they play ball near homes the ball hits the homes of others in the Community and dents skirting and siding. Please take them to the parks or large open spaces when playing ball. Responsibility Remember that when you have a guest visiting in the Community you are responsible for the actions of that guest! All guest need to follow the same rules that you do! Now he wants to buy your home on the cheap remodel, he just can t make up his mind? If leasing your home you still have a 121 month home site lease and the obligation that goes with it. Sterling Estates cannot take your home back, but will get a judgement for back rent, and a Judgment lien on your home and judgement for site rent for the balance of rent due. Which when registered will affect your credit. This does not apply if you sell your home to remain in the Community. The right of First Refusal applies to all those that move out of the Community which includes the judgement full rent clause against the seller. The other option is selling your home to remain in the Community will net you more $$$$ and keep your home in the Community. The Right of First Refusal applies to all residents who own their home and or are leasing their home if sold to move out of the Community. That includes the right to get a judgement against the seller for the site rent due for the balance of the lease and or a year of Home Site Rent. If a resident sells their home to remain in the Community and all Home site rent is up to date at the time of sale, then none of the above applies. Selling your home to remain in the Community will net you more $$$$ than the FLIM FLAM MAN and keep your credit from being damaged. BEWARE OF THAT FLIM FLAM MAN HE S BACK!!!!! Underwood s Nursery What a great job they did with our weed control. Thank you Bobby Taylor for helping us out and getting our Community weed free. If you want Bobby to come and put an application on your yard it is a $20 fee. If you agree to 3 applications then he will swing you an even better deal. 4 Clean up Clean up Everybody Clean up! As many of you know I ve sent out some notices to clean up! This isn t personal this is just about keeping the place that we live in clean and eye appealing. When notices are sent out this is for the good of the Community. Please don t take it personal and start making lists of everyone s faults. Please just contact the office if you re not sure why you got the notice. So many of you are doing a great job, thank you for making our Community look top notch. Cats on the loose If you are a cat owner let us remind you again one more time.all cats at Sterling Estates are inside pets. Your cat should not be wandering under your home or around the Community or homes or sites of others. If you set food out for cats, consider them yours and add a $10 fee for each cat you feed. Gentle Reminders 1. All boats, trailers, RV s need to be stored in the RV area not your driveway. 2. Pools need to be emptied out each night. 3. Trampolines need to have a safety net. 4. All free standing basketball hoops need to be stored behind sheds and can be pulled out for each use and then put back. 5. Parks close at 9pm 6. All toys should be stored in sheds, not piled up on the sides and behind the shed. 7. New Tempoary Office In late August or early September the office is moving from 1203 Division Street to 151 Elkington. The New Temporary office will be located off Miles Drive. When you get to the Stop sign at Concord it is straight ahead. We are looking forward to a little more space and comfort. This will also give us easy access to the new homes that will be arriving in September. New things, great happening here at Sterling Estates. Resident Appreciation Party of 2015 When August 8, 2015 Time - 11am to 2pm Where Behind the office This year we have a new water slide! Children need to be accompanied by an adult. Food Prizes Ice Cream Grab your neighbor, your children, and your grandchildren and come out on the 8 th and have lunch under the shade. This is such a nice time to visit and just enjoy the afternoon. Always a new twist and turn on what I have planned for you this year! You won t want to miss out!
