February 216 MLS Statistical Report 3 Year over Year Sales Comparison - Total Sales 2 1 213 214 21 216 Jan Feb Mar Apr May Jun Jul Aug Sep Oct Nov Dec Summary Overall Sales have slowed during February with unit sales being flat with just 272 units sold vs 271 units sold. However, total volume sold was up 13%, average sale price was up 13% and median sale price was up 4%; however, the majority of these increases are due to the sale of one high value commercial listing. The one bright spot during February is that condominium sales which were up 67%. Details are listed below o o o o Residential sales Year to year residential sales has changed very little with 22 units sold in 216 vs 21 in 21. However, the bright spot this month has been condominium sales which are up 67% (2 units in 216 vs 12 units in 21). Total volume sold for condominium sales was also up 113%. Land Sales Lot / Land sales increased 6% over 21 sales; however, total volume sold was down 2% and average sale price was down 2%. Inventory Inventory continues to decline with residential inventory down by 1% with 1667 units, land inventory down by 4% with 946 units and commercial inventory down by 3% with only 7 units. Distressed property inventory is down 46% with only 9 units in 216 vs 11 in 21. Distressed Properties Unit sales of distressed properties are down 62% with only 13 units sold in 216 vs 34 units in 21. Additionally, Dare County has only foreclosed on 18 properties in the 216.
