Page 1 of 5 BOARD OF DIRECTORS MINUTES Date: Sunday, May 7, 2017 Location: Rec Hall Call to Order: 9:30 am Meeting Ground Rules: Stay on topic, Respect others, Meeting is recorded BOARD MEMBERS: Tom Falconer - President John Croxford - 1st Vice Victor Farrugia - 2nd Vice Linda Bowman - Treasurer Debbie Detweiler - Secretary Ed MacDonald - Director Judy Majury - Director Kim Adams - Director Cliff Bates - Director Martin Saur - Past President Motion to approve December 4, 2016 Board minutes & April 2, 2017 Board minutes M/S Linda & John CARRIED Discussion on issue with site 150 Ted Weiss - carpet cleaning charge $200 June 12, 2016 Board minutes Shareholder had a party up at the Rec Hall & allowed dogs in the hall, signs are posted no dogs allowed the dogs urinated on the carpet...board has agreed that the Shareholder will be charged for hours & costs for cleaning carpet site 150 is not disputing fact of dogs in the hall May 24, 2016 letter & invoice was received on September 5th, 2016 by site 150 Todd apologized about dogs in the hall but he knew nothing of the dog urinating Mat addressed Gary Charette (1st time) & Todd Weiss (2nd time) about the dogs being in the hall he asked them to remove the dogs invoice for cleaning was put on the white board July 4th for site 150 to pick up in the office, it was not emailed Todd mentioned there was no pictures taken of damage & if they would have known they would have cleaned it themselves Debbie felt communication was lacking Ted didn t like the way it was dealt with Board went in-camera to discuss the issue: Motion due to miscommunication within the corporation the Board moves to void the cleaning charge of $200 M/S Debbie, Judy 7 for 3 against CARRIED

Zettler) Spring activity planning barn doors replaced pool will be open when it is approved by health board working on site 136 finding hydro & sewer Kiddie pool discussion Boards recommendations: no more money invested in the pool, go to membership Mat to do presentation at the May Shareholder meeting on cost of opening up the pool, approximate cost $2,500 plus & this area of the kiddie pool is very dangerous suggestions: picnic area flatten the area out (special event area: movies, horse races etc. ) Board recommends the pool be taken out no more money spent on the pool area ACTION ITEM: will be put on Shareholder meeting agenda Tom & Mat Tennis court work will start weather permitting (above 52 degrees) Sewer camera ACTION ITEM: presentation May Shareholder meeting Mat New items from the Park Manager Ian Rutherford is back working for Wildwood Discussion regarding leaf pickup: tractor is being used lots of man hours Mat is suggesting that Shareholders put leaves it into brown bags which we will pickup on certain days June 5th will be last pick up of leaves for the spring Wildwood should sell brown bags in office ACTION ITEM: cost of bags at Costco Debbie ACTION ITEM: Mat will mention this proposal at the May Shareholder meeting getting bids for dust control in the park so far ($1,960 is one bid) park always did it why are we not doing this? We don t have the proper machinery to do this, cost of labour plus machinery? speed bumps will be put in for the May long weekend

Falconer) Shareholder Craig Lingard site 65 - asking for a privacy fence (shuffleboard court is in his backyard) Shareholder needs to ask membership for variance for a 16 fence ACTION ITEM: add to agenda for Shareholder meeting Tom Bylaw changes have some suggestions of wording that needs to be changed Tom sent to this to the lawyer Martin mentioned that the rest of the Board should see this before it was sent to the lawyer Board agrees any changes, Board sees first then it will be sent to the lawyer Truck purchase discussion - carried over to May 7, 2017 Board meeting for approval budget $5,000 for truck with no surplus funds what do we use a truck for? size? we need a 1/2 ton gas truck with no extras such as power windows etc. ACTION ITEM: definition of what Wildwood needs for a truck Tom ACTION ITEM: Will get quotes Ed - GM Debbie - Chrysler Vik - Ford Web site minutes are not on the Wildwood Web site Paul Whitehead receives $750 Cdn. for his work on the Web site Gary Sitton site 423 suggested we use a Canadian web host instead of an American one he will set us up Gary will also train Bonnie on how the office can add items on the Web site Treasurer Updates (L. Bowman) Bonnie is on holidays until Thursday budget revision: move $1,500 over to other accounts since we had money that wasn t spent accounts receivable had 20 Shareholder who received letters regarding outstanding maintenance & hydro invoices 2 Shareholders are not responding so Tom & Linda will talk to the Shareholders registered letters will be sent out to Shareholders or 2 board members go and deliver letters Wildwood needs documentation interest will be charged to Shareholders that owe outstanding invoices

Croxford) project is almost done Hardwoods area needs to be done September 4th, 2016 Shareholder Meeting: Notice Motion a surcharge of $200 per shareholder requesting a 50amp service. This should be payable to the park to offset costs M/S Betty Gowdy site 156, Maria Butt site 25 amendment no more permits of 50amp allowed until this is voted at the May 2017 Shareholder meeting Tom mentioned that Jeremy stated that no vaults are needed just 5 lines per conduit Board needs a letter from Jeremy stating this ACTION ITEM: Tom John said One site gets one feed original Hydro project was for all Shareholders to receive 30 amp to their site 1 1/2 sites definition??? ask membership this needs to be talked about at the May Shareholder meeting need a solution for 50 amp ACTION ITEM: May Shareholder meeting Tom Martin stated that the zoning of park is 50 amp per site New concern/suggestion forms (V. Farrugia) (K. Adams no items to mention flow chart for May Shareholder meeting is all ready Building Activity (J. Majury) MOM 19. Gazebo (PP) Gazebos are permitted with four, five and six post. Gazebos may be built to a maximum of 105 square feet (10 feet high). Gazebo kits, roofing and construction materials are to abide by the same standards as sun decks and sheds; roofs may be shingles, metal, etc. All sides are to be left open to avoid obstructing neighbours view. Open handrails are not to exceed 42 inches high. Gazebos must be located at least two (2) feet from any property (site/lot) line. Gazebo greater than 100 square feet require a Municipal Permit and Ausable Permit. ADDITION TO BUILDING STANDARDS - called Sun shades pre-fab gazebos are CSA approved no Wildwood Building permit is needed 10 x 12 Notice of motion will be mentioned of the addition at the May Shareholder meeting ACTION ITEM: Cliff will write the Sun Shade addition to MOM & email the Board and Tom will add this to the May Shareholder agenda

It shall be mandatory that members maintain valid liability insurance for the mutual benefit of the members and the Corporation. This liability insurance is for protection against claims arising out of their personal actions and or claims arising out of the ownership, use or occupancy of the premises. This insurance will be no less than $1,000,000. Proof of annual insurance coverage to be made when presenting payment for annual maintenance fees. Failure to maintain liability insurance places the shareholder as a member not in good standing terminating all their voting rights.
