POND The planting around our pond has been started and is roped off. Please avoid walking around the pond until the grass and plants are established. POOL PARTY Please join your neighbors for our annual Pool Party on Saturday July 1, 2017 beginning at noon. We ask that everyone brings a dish to pass, if possible. The Rec Board provides hot dogs, hamburgers, buns, condiments, pop and chips. We always have a great time, so hope to see you there!!!!! POOL RULES This is a reminder that guests are not allowed at the pool without the condo or villa owner present. Each owner must present a pool pass and must be current paying association fees otherwise admittance will be denied. Each unit is allowed up to six guests at the pool. For pool passes, please contact Marion (see page 4). As always, alcohol is not allowed at the pool for safety and insurance reasons. CLUBHOUSE RENTALS We are going to limit clubhouse rentals to four per year per condo or villa unit. The owner MUST be present during any rental and owners absolutely may not allow others to rent the clubhouse. Children are not allowed to play too close to the pond without adult supervision and must not throw the rocks into the pond. Children also are not allowed to play on or near the elevator. Rec Board members have the authorization to stop any party where the rules are not being followed. Reminder to please STOP AT THE STOP SIGNS in Emerald Green. Slowing down does not count as a full stop. Now that summer is here, even more kids and adults (and pets) are walking the neighborhood. Please drive carefully!

Emerald Green Newsletter Condo News June / July 2017 Page 2 Board Meeting Join us for the Regular Board Meeting June 14, 2017, at 7 PM in the Clubhouse. This is your opportunity to ask questions, meet your neighbors, and learn more about Emerald Green Condo Association. Major Projects for 2017 The Board is undertaking the following projects during the year: 1. Repair and paint interior hallways in all 31 buildings. The repairs to the interior halls and garage hallways are com pleted. The painting of the walls and woodwork is completed. The Board has contacted the painters regarding the paint coverage of the doors. The painters are in the process of addressing the issue. 2. Replace hallway carpeting in all 31 buildings. The concrete was inspected after the removal of carpeting. On Emerald Green Dr., the Board discovered a separation of the concrete on the second floor end units. Repairs are being made. Once the repairs are completed, the first floor ceiling (where the repair was made) and all doors will be painted. When patching of the concrete and painting of the doors and ceiling is completed, then installation of the carpet will take place 3. Replacement timber retaining wall with masonry on the west side of the property. Replacement of the wall is expected to start in mid to late summer. 4. Partial replacement of exterior siding, trim and painting on 4 buildings (29W460, 29W431, 29W384, and 2S409). Wood replacement has started. Buildings 29W431 and 29W384 are completed. 5. Phased replacement of decks. The buildings scheduled for repair will have the balconies inspected for safety. 6. Partial asphalt repairs/replacement Annual Fire Alarm Inspection Alarm Detection Systems (ADS) will conduct the annual inspection of the smoke and heat detectors on Wednesday, Thursday, and Friday, June 7, 8, 9 and Wednesday, Thursday, and Friday June 14, 15, and 16. The inspection requires access to your unit and garage. A schedule was mailed with the times. If you did not receive a schedule, contact Northwest Property. Window Replacement Thank you to the 167 homeowners that replaced their windows. As a friendly reminder to the rest of the homeowners, all original windows must be replaced by December 31, 2017. Emerald Green Newsletter June / July 2017 Page 3 Villa News The next Board meeting is Wednesday, June 28, 2017 at 7:00 p.m. at the Clubhouse. Progressive Landscaping will be cleaning the gutters in early June. Inside-Out Painting Co. is working on repairing and painting Buildings 1 and 13. Although the Annual Meeting isn t until October, please be advised that there will be 2 positions up for election at that time. Linda Christman will not be seeking re-election and has decided not to continue on the Board after the Annual Meeting. The Board is looking for villa owners who may be interested in serving on the Board. Please contact David Worley, property manager, if you are interested. Reminder: At the May 28, 2008 Board meeting, the Board voted and passed a Motion which prohibits the use of outdoor fire places of any kind. Although the Rules have not been updated to include same, any owner using an outdoor fire place will be sent a violation letter. Since storage of any kind is not allowed outside of a unit, including all patios, the storage of outdoor fire places outside of the units, whether in use or not, is not permitted. Therefore, please remove all outdoor fire places from the outside of the Villa premises immediately or risk being fined. For the safety and protection of all owners, we ask for your cooperation. Pursuant to the EGVOA s Declaration and Rules and Regulations, each Villa Owner is required to obtain building insurance to cover both the exterior and the interior of their unit. Each Villa Owner is also required to submit a declaration of insurance for each policy term to the Board. Therefore, the Board is advising each Owner to request that their insurance agent provide a current copy of their declaration page which includes the dwelling information as well as the effective dates to David, property manager, immediately. An Owner who would like to make an architectural change to any unit or common area, including, but not limited to, landscaping changes, satellite dishes, installation of new windows or doors, etc., is required to obtain prior Board approval. Please be advised that contractors or any person is not permitted on the roofs of the Villa buildings without prior Board approval. Any contractor or person needing access to a roof is required to provide a Certificate of Insurance to David, property manager, prior to accessing a roof. For example, contractors or employees of satellite dish companies or cable companies are not permitted on a roof without providing a Certificate of Insurance to David and obtaining prior authorization from David. The Board s regular meetings in 2017 are: Wednesday, March 1, 2017, Tuesday, May 9, 2017, Wednesday, June 28, 2017, Wednesday, August 23, 2017 and Wednesday, November 29, 2017. The regular meetings will be held at 7:00 p.m. at the clubhouse. The Annual Meeting will be held Tuesday, October 3, 2017 at 7:30 p.m. at the clubhouse. Reminder: Villa owners should contact David Worley, property manager, at Baum Property Management to report maintenance issues, obtain architectural change request forms and with general questions or concerns. Condo Web Site The condos have their own web site: www.nwpropertymanagement.net/emeraldgreen/ The site is used to post items such as the Board of Directors meeting dates, agendas, minutes, financials, your work orders, etc. The web site has public and private areas. To access the private area you are required to enter a login name and a password. To receive your login name and password please make a request online through the web site. After you receive your login name and password you will have access to the private area. The Condo Association no longer uses emeraldgreeninfo.org to post information. Grease in Drains NEVER pour fat, oil, or grease down the sink drains or in the toilets. When these products go down the drain, it hardens and causes sewer pipes to clog. This can lead to a Sanitary Sewer Overflow where raw sewage actually backs up into your home. To avoid household damage, as well as a costly bill, pour the grease into a can, freeze the contents, and place in the trash on garbage day.
