PELEE ISLAND The plants and animals found on the property, and by extension, on Pelee Island must be respected. Several species on the Island are threatened or endangered. There is a $10,000 fine for killing an animal, including snakes. The water snakes that are sometimes seen on the East Shore are completely harmless. Conservation on Pelee Island includes a native species tree nursery, invasive species control, an eco-trail study, and migratory bird data collection through the Pelee Island Bird Observatory. Pelee Island has many trails you can bike or hike. There are nature reserves at Brown s Point, Lighthouse Point, and Fish Point. You can also visit the restored lighthouse, Scudder Marina, Art Works, and the oldest estate winery in Canada, Pelee Island Winery. Known as the Pelee Passage, there are over 200 shipwrecks between Point Pelee, Leamington, and Pelee Island. You can learn more through ErieQuest Marine Heritage. Inquire about a custom scuba diving adventure through Explore Pelee. For those wanting to learn more about the Island, tours are available through Explore Pelee, and there is museum at the Pelee Island Heritage Centre. You can get here by ferry from Leamington or Kingsville, Ontario, or from Sandusky, Ohio. You can also dock your own boat at Scudder Marina, or take a charter plane from Port Clinton, Ohio, through the Griffing Flying Service. BOOKING REQUEST Check availability first. PAYMENT All rentals require credit card information. Your credit card will only be charged if there is damage or if excessive cleaning is required. You will be sent an email receipt with full explanation if this occurs. 20% booking deposit is due now. The remaining amount is due one month prior to your vacation. Additionally, a $400 security deposit (for a week) or $200 security deposit (for less than a week) is payable upon booking. Preferred payment method is through e- transfer to info@peleeislandbookhouse.com. My paypal account or mailing address can be given upon request. The deposit shall be refunded 7-10 days after the Checkout Date, provided there is no damage to the property or furnishings and there are no additional costs incurred by the Homeowner due to the Guests negligence or mistreatment. Please sign and return this document by email. Your booking will be confirmed ONLY after your payment and a signed contract is received. One week prior to your vacation I will call you with the access number you need to get inside the cottage. RENTAL FEES In the off-season, there is a 2-night minimum stay. Special weekend events include the June half-marathon and the Canada Day weekend. In July and August, the cottage is rented by week only. Weeks run Monday to Sunday. RENTAL RULES Please read all of these rules. Not following them could result in additional costs, legal charges, or being banned from renting the property in the future. 1. Smoking is NOT allowed anywhere on the property, inside or outside. 2. Only those Guests set forth in the booking confirmation are allowed access to the property and may stay overnight. 3. All adult Guests are over the age of 25 and are responsible for minors in their party. 4. Guests are NOT allowed to exceed the occupancy limit of 12 persons. 5. Guests should not create excessive noise at a level that disturbs neighbors past 10pm or before 8am. 6. The Homeowner is NOT responsible for any accidents, injuries, or illness that occurs while on the property. The Homeowner is NOT responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises. 7. The Guest agrees to keep the property and all furnishings clean and in good order. Appliances will be used only for their intended use. 8. Dog(s) are permitted with prior approval of the Homeowner. The Guest agrees to pay an additional $75 in cleaning fees. 9. Parking is limited to four vehicle(s). Vehicles are to be parked on the property near the bunk house. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines and/or towing fees are the sole responsibility of the vehicle owner. Please do not park or drive on the neighbouring empty lot. It does not belong to us. 10. Guests agree to bring their own bed linens, pillows, and bath / beach towels. Blankets are provided, and can be found both on the beds and in the bedroom closets. 11. Any garbage and recycling must be dropped off at the transfer station at the end of your stay. Fees are the responsibility of the Guest. Please respect the cottage, and the plants and animals found on the property. Do not leave your garbage on the property. 12. Fireplaces are turned off in the spring and summer and are NOT to be used. During the fall, Guests can use the electric fireplace with caution and must be tuned off before Guests go to sleep for the night. The wood fireplace is never to be used. 13. The septic system is very effective; however, it will clog up if improper material is flushed. Do NOT flush anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that inappropriate material(s) have been flushed and clogged the septic system, the Guest could be charged for damages.
14. Refunds will not be given for inclement weather, early departure, or failure to show up. If the ferry is delayed, Guests agree to start their vacation upon their later arrival. If the ferry is in operative for several consecutive days, then alternate vacation dates will be arranged with the Homeowner. 15. The Guest agrees to leave the property clean, with dishes properly washed and stored, garbage and recycle taken away, and the floors swept and vacuumed. PET ADDENDUM The Homeowner grants permission, limited only to the dog(s) described below, to have access to the property. The Guest shall be solely responsible for the pet while on the property, and agrees to the terms and conditions of this Pet Addendum, as evidenced by the signature on the short-term rental agreement. Dog/ Age/ Breed: Dog/ Age/ Breed: 1. The Guest agrees to pay the additional cleaning fee and issue a security deposit. 2. All dogs must comply with the following specifications (documentation from an accredited veterinarian must be provided by the Guest upon request): a. Must be over 6 months of age and must be spayed or neutered. b. Must be up-to-date on rabies vaccinations and all other vaccinations. c. Must be treated with a flea and tick repellent 3 days prior to arrival. 3. Dogs must wear a collar with ID tags at all times and are to be leashed when in the yard. If dogs excessively bark, please bring them inside. 4. The Guest is responsible for cleaning up any and all pet refuse. 5. Pets are not allowed on any of furniture at any time. 7. Pets must not cause damage to premises or furnishings. If damages are incurred, the cost of the damage will be deducted from the security deposit. 8. Guests are responsible for their pets and shall prevent them from producing excessive noise at a level that disturbs neighbors. 9. The Guest agrees that the dog(s) shall not be left unattended for an undue length of time, either indoors or out. 10. The Homeowner assumes no responsibility for illness or injury that may incur to the Guest pet(s), or by the Guest pet(s), while on the premises.
SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement is between the Homeowner and Guest, as of the date set forth on the confirmation page of this Agreement. The parties hereby agree to the following: 1. Rental Party: The rental party consists only of the persons listed in the booking confirmation and no other guests are allowed on the property. 2. Term of the Lease. The lease begins at 4pm on the Check-in Date and ends at noon on the Checkout Date. 3. Rental Rules: Guests agree to abide by the Rental Rules at all times while on the property and is responsible for ensuring minors of the rental party abide by the rental rules. If the Guest brings dog(s), the Pet Addendum also applies. 7. Access: The Guest shall allow the Homeowner access to the property for purposes of repair and inspection. The Homeowner shall exercise this right in a reasonable manner. 8. Rental Rate and Fees: The Guest shall pay 20% of the money owed upon booking, and the security deposit, and then pay the remainder 30 days before the check-in date. Payments can be made through e-transfer, money order, or personal check. The check must clear before the booking will be confirmed and held. 9. Cancellation Policy: If the Guest wishes to cancel his/her reservation, the deposit will be refunded only if the Homeowner is given 60 days prior notice before the check-in date and the Homeowner is able to find an alternate suitable renter. The Guest agrees that all rental monies are non-refundable per this cancellation policy. The Guest agrees to the fees of the booking confirmation and terms set forth in the Short Term Rental Agreement, Rental Rules, and Pet Addendum, as evidenced by the signature below.
