1 SHORT TERM RENTAL AGREEMENT FOR CHALET LES CLARINES (The property may also be booked through The Office du Tourisme les Brasses)Just click on the hyperlinks below to access their website or to the office. You may also telephone them: +33 (0) (reference Chalet Les Clarines 6 OC 8-10) To book directly with the owner, you will need to complete/sign the rental agreement, read the booking conditions and follow the instructions below. This Short Term Rental Agreement (the Agreement ) is made by and between Dr Tony Head ( Homeowner ) and ( Guest ) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property. The property is located at: Chalet Les Clarines 130 Boucle du pre de la cure Onnion 74490, France The property is furnished and includes all furniture, TV, DVD, Radio/CD player, WiFi, cooking appliances, cutlery, cups, plates dishes etc. Duvet covers, sheets, pillow cases and towels are not normally provided but can be provided by exception] 2. Rental Party: The rental party shall consist of Guest and the following persons: 3. Maximum Occupancy: The maximum number of guests is normally limited to 8 adult persons in 4 double bedrooms. Exceptionally 10 persons can be accepted, with the understanding that additional persons will use the double sofa bed or the two single folding beds provided. An additional charge of 10 per person per night for guests in addition to 8 (maximum 10) will be assessed. 4. Term of the Lease. The lease begins at 1500 hrs on (the Check-in Date ) and ends at 1200 hrs on (the Checkout Date ). 5. Minimum Stay: The normal booking period is for 7 nights. If a rental is taken for less than 7, the guest will be charged the 200 per-night rate. Minimum 3 nights. 6. Rental Rules: Guest agrees to abide by the Rental Rules/Booking Conditions

2 attached as Annex A at all times while at the property and shall cause all members of the rental party and anyone else that the Guest permits on the property to abide by the following rules at all times while at the property. 7. Access: Guest shall allow Homeowner (or representative tradesperson) access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner. 8. Rental Rate and Fees a. Deposit: A booking deposit of 200 is due normally within 2 days of booking. The full amount payable plus 200 damage deposit is due by 6 weeks prior to the Check-In Date at latest. The damage deposit is for security and shall be refunded within 4 weeks of the Checkout Date provided no deductions are made due to: i. damage to the property or furnishings; ii. iii. dirt, stains or other mess requiring excessive cleaning; or any other cost incurred by Homeowner due to Guest s stay (e.g. excessive breakages or missing items). If the premises appear dirty or damaged upon Check-in, Guest must inform Homeowner immediately. b. Rental Rate. Payment in full of all fees shall be due within 6 weeks of the Check-in Date or when booking if this is less than 6 weeks from check in: per week x weeks = Cleaning fee 60 Damage Deposit 200 (refundable) Less deposit (200) TOTAL Due 9. Cancellation Policy: If Guest wishes to cancel the reservation after booking, the 200 booking deposit will be refunded as follows: 0 % if cancelled less than 4 weeks prior to the Check-in Date 50% if cancelled more than 6 weeks prior to the Check-in Date 10. Insurance: We encourage all renters to purchase traveller insurance in case they have to cancel their holiday at short notice. 11. Payment: payment method is by bank transfer only. Bank details will be sent when required for transfer of deposit and rental fees By my signature below, I hereby agree that all rental monies are non-refundable per cancellation policy above. I have read my rights to purchase travel insurance.

Brochure and Accuracy Whilst every effort has been made to ensure that the brochure and all advertising material is accurate at the time of publication, we cannot be held responsible for changes or matters outside our control. All information is given in good faith but no warranties are made regarding information provided, either written or oral. 2. Booking and Payment Bookings can be made by or post and confirmed within 7 days using the Booking Form supplied and enclosing a deposit of 200 (non refundable) or if you are booking less than six weeks before departure, the full price. Under no circumstances can the prescribed number of persons per booking form be exceeded. The final payment becomes due six weeks before your holiday date. If the full amount plus the security deposit is not received by the due date we reserve the right to cancel the booking and let the property to another. 3. Prices Prices are per week per CHALET and are inclusive of fuel oil and electricity (an excess above 200 litres of fuel oil and/or 50 units of electric per week will be chargeable 1 ), fuel and water. Please bring your own towels, duvet covers, sheets and pillow cases. Linen can be provided by exception at a cost of 15 per room/bed. We try to leave enough basic items such as toilet rolls, soap, dishwasher tablets and washing up liquid to get you started but of course, you will need to purchase your own supplies to re-stock whilst there. The chalet is not a hotel. 4. Cancellation It is recommended that you take out insurance to protect the risk of cancellation from the time of booking and for medical, baggage cover etc. whilst abroad. Should the chalet be unavailable on the day stated, due to exceptional and unforeseen circumstances, all rent monies will be refunded without question but no further liability will fall upon the owners (this has never happened to date). 5. Your responsibilities Your property will be cleaned before your arrival and we respectfully ask you to remember that you are staying in someone else's home and to leave it clean and tidy when you depart. Cleaning is charged at 60. Breakages (some are normal!) or non-functioning appliances must be reported to the owner in order that it can be rectified before the following clients arrive. Please do not arrive at the property before and kindly leave by 1200 (latest) on the day of departure in order to give enough time between guests to ensure that the property is cleaned and ready. If you expect to arrive after 7.00 p.m. please telephone the owner. If you use the log fire then of course you must also empty the (cool) ashes and clean the fire ready for use. You must never 'stack' the logs as this will cause a risk of a chimney fire. The log fire must always be monitored and never be left unattended. Refuse collection is normally Tuesday. You will need to put the bin outside the gates. Please do not leave the bin full of refuse inside the gates as it will not be collected. If you miss the collection, there are bins in the car park/market place by the church and there is a

5 recycling centre just outside the village on the descent to St Jeoire. Please take ALL of your bottles cans and other refuse to the re-cycle centre. The welcome brochure in the chalet will provide most of the information that you require during your stay. 6. Complaints In the event of any complaint arising, either on arrival or after occupation has commenced, this should be brought to the attention of the owners immediately ( or so that remedial action, where necessary, can be taken without delay. We will do everything possible to deal with any difficulties both quickly and effectively. The owners (or their representatives such as tradespersons) retain the right to enter the property at any reasonable time to deal with any issues and to carry out any repairs deemed necessary to the property or equipment. Any complaint after departure must be in writing ( will suffice) within 14 days of your departure. 7. Onnion Swimming Pool - Open June to September The pool is a municipal pool and is approximately 150m from the chalet. As such, no responsibility or liability can be accepted for its non-availability. 8. General Whilst every possible effort will be made to maintain the household equipment in good order for the enjoyment of our guests (and ourselves!) we cannot accept liability in the event of any unforeseen calamity but would ask you to bear with us whilst we attempt to rectify the problem as soon as possible. We accept smokers but you must smoke outside and absolutely not in the chalet. If the chalet needs to be cleaned/fumigated due to smoke damage a minimum charge of 200 will be levied. 9. Car parking in the grounds is at owners risk. The chalet is in the mountains at 800m altitude. When it snows and/or freezes you sometimes may not be able to get up the steep drive in your car. If this happens, please park in the car park behind the church and walk to remaining 100m or so. There are snow shovels in the garage. We can arrange for heavier snow clearing when we are notified but this takes time to arrange. After a heavy downfall the snow clearers are very busy! 10. These conditions are governed by English law.
