BENT TREE VILLAS WEST CONDO ASSOCIATION A 55 AND OLDER COMMUNITY OFFICE 736-0455 FAX 736-5304 November 2018 Dear Neighbors, The office is looking for volunteers to help set up the holiday decorations both inside and outside the clubhouse, as well as the front entrance. Anyone who can help, please call the office and give Irene your name. Next month we have the budget vote, ballots and proxies will be sent out soon. If you CANNOT ATTEND the budget vote meeting in November, you can choose Lou Barsony as your proxy, or you can write in the name of someone who WILL BE ATTENDING THE MEETING on the night of vote. CHOOSING A PROXY DOES NOT CHANGE YOUR VOTE. Remember to sign the proxy, your proxyholder can not sign it for you. We will also give a preview of what may be on the proxy and explain what each line means at the November 15th meeting. If there are any questions before that you can contact the office or any Board member for additional help. A letter accompanying the budget ballot will be included in the packet we will send to you. It will explain what each line to be voted on means. Gustafson Roofing will be going on the roofs soon to inspect all roof tiles, hopefully within the next month. We have some loose and some broken tiles around the community. After we receive the report we will make arrangements to make repairs and clean the roofs. You will be notified on channel 63 with details. We are still meeting with contractors for driveway recommendations. When we finally have nailed down options, we will bring it to a meeting. We are hoping to get the driveway project done in conjunction with the paving project. Also, an engineer will be inspecting the community to make recommendations for our drainage issues. In a lot of cases, water accumulates at the end of driveway as a result of the roads being higher than the driveways. These can be taken care of when we resurface the roads, scheduled tentatively for next summer. Resident s Corner... The Women s club started their season with a Horse race on Saturday. Everyone had such a great time that they are requesting to have another one. Look for future details to be posted in the newsletter and on Channel 63. A big thank you for everyone that gave their time and energy to make this race a success. The Women s Club will be having their Rummage sale November 10th. They are also taking signups for their Holiday luncheon on December 7th. Please see their flyers for more details. The community club is hosting a Thanksgiving Dinner on November 18th. They are requesting residents only to attend. Please see their flyer for more details. The Entertainment Committee invites everyone to join them for the Christmas Tree and Menorah Lighting on December 2nd at 6 pm. Volunteers are needed to help put up lighting at the entrance and around the clubhouse. Please help us in making this community as festive as possible. Donations of cakes or cookies will also be appreciated. Please see the flyer for more details. Willy from 1st Choice (561-305-6802), Jose Lopez Landscaping (561-255-1268) & Daniel Paterson (561) 859-2794 have expressed interest in closing shutters for people if needed. Please remember that the Association does not give recommendations for this service, and assumes no responsibility. It is the owner s responsibility to take care of the shutters installed on their own house. Any agreements are between the owner of the unit and the company they hire. Please remember to slow down upon entering the community and fully STOP at all STOP Signs. There have been several near misses in here. The health and safety of everyone needs cooperation from everyone. Please remember garbage days are Wednesday & Saturday. There have been additional sightings of raccoons in the area. If you want to put your garbage out the night before please make sure to have it in a closed container. Please do not put bags of garbage out for the ducks or other animals to tear apart. Not only is it unsightly, it invites wild animals to your home when you leave garbage bags out the night before. Please do not feed the ducks. If you experience problems with your trash/recycling collection, please call Republic at 478-9590. The Board of Directors regrets to inform you that our friend & neighbor Mr. John Francis passed away on September 24nd, 2018. Mr. Francis served on the board for many years. LANDSCAPING: OPEN DISCUSSIONS WITH THE BOARD The sod replacement is still underway Phase IV should begin October 25th. The new sod should go down on October 29th. Please let Jerry Hogan or the office know if you can help with watering the new sod. The LRC changes to the rules were voted in at the last meeting. Any homeowner wanting to plant plants according to the rules should contact the office for an LRC form. Please remember nothing should be planted without an approval letter from the LRC. FINANCE: WHAT DO YOU GET FOR YOUR MONEY? Lets start with what you would have to pay monthly if it wasn t paid from your maintenance payments. You would have to add to your monthly bills: Cable, Water & Sewer, Insurance and the Exterminator. This adds up to over $165 per month per unit, this is with a BULK DISCOUNT, individual costs would be much higher, leaving $85 for the following items paid for in your maintenance: Lawn and shrub maintenance includes fertilizer, pest control, tree trimming // Security gates//legal fees//electricity for the Pool, Clubhouse, Gates or Lights around the Community//Salaries//Office expenses, mailings//telephone for the Gate & Office// Irrigation maintenance//maintenance of Canals//Any repairs needed around community, clubhouse or units including roofs and roads, etc. This month we will be sending out the budget for 2019. The budget meeting is scheduled for November 27, 2018 in the clubhouse at. The board will be holding a budget workshop after the November meeting on November 15th at 11 am.
