6 Enterprise Zone Projects CORELL STEEL, BRISTOL TOWNSHIP The Corell Steel site was acquired, remediated and reused by Crownwood Estates and is located at the far end of North Wilson Avenue Business Park. 7 Enterprise Zone Projects Pictured below is the first identified brownfield site in the Enterprise Zone, located in a former industrial area of Bristol Township. The brownfield site has since been converted to a business park. The project entailed rerouting truck access that once passed through a residential neighborhood community to a newly constructed road called North Wilson Avenue. This became the home of the RDA where we remain today.
8 Enterprise Zone Projects RIVERFRONT NORTH BRISTOL BOROUGH This is the view down Radcliffe Street in 1988 before Bristol Borough and the RDA acquired the property. Today, this is the same view down Radcliffe Street from Green Lane.
9 Enterprise Zone Projects RIVERFRONT NORTH Continued Pictured to the left is the Villas at Riverview development, built on 13 acres located on the northern end of the Riverfront North site. This age restricted development along the shores of the Delaware River was constructed in 2001 and all 56 homes were sold within one year. Pictured to the right is what residents of the community view daily. This is a wonderful age restricted community that has a terrific views of the Delaware River. This flourishing neighborhood has homes valued at twice the original purchase price!
10 Enterprise Zone Projects Riverfront North Continued When the Dial Corporation closed its Bristol facility in 2001, the Borough and the RDA acted quickly to purchase nearly 10 acres at the southern portion of the Riverfront North site. Through creative financing, the RDA was able to purchase the property, assess, remediate and adaptively reuse the Dial warehouse. Former Dial Soap Manufacturing Plant- Now 183,000sf Class A office space and worldwide corporate headquarters of Lenox.
11 Enterprise Zone Projects Riverfront South Bensalem Township The Riverfront South ( Waterside ) site is situated along the Delaware River in Bensalem Township. The 45-acre site is a consolidation of 3 separate parcels originally used for shipbuilding, chemical manufacturing and other riverside industry. Bensalem Township's vision of using the area for much-needed quality housing, as well as a means to bring the people back to the Delaware River, required that the site be cleaned up to a residential standard. Clean-up was achieved through close coordination and careful acceleration between the RDA, Township, Developer, EPA and the PADEP. And although cleanup was projected to take 18 months, it began in December 2006 and was completed only 9 months later in September 2007, meeting the most stringent cleanup standards set by both the EPA and the PADEP. 12 Riverfront South Continued Enterprise Zone Projects Waterside has many environmental and public health benefits. A key feature is a 9-acre public park which stretches the 1,800-foot length of the riverside property. Twenty-five percent of the entire site is preserved as open space, and walking trails that meander through the park will interconnect with other riverfront trails to become a cornerstone of the Delaware Riverfront Greenway Trail. The parks and open spaces will help the ecology of the land and water. Existing wetlands and wooded areas have been repaired, restored, and replanted in much better ecological condition. A tidal wetlands area was created to include the specialized habitat of the red-bellied turtle. The Waterside property is a shining example of an environmental vision becoming a reality through commitment and partnership. Source:
13 Enterprise Zone Projects LONGHORN RESTAURANT BRISTOL TOWNSHIP The former Longhorn Restaurant on Route 13 and Beaverdam Road is located in the Bucks County Enterprise Zone. It was best known as O Boyle s Ice Cream Company. Over the years, ownership changed hands several times, but once the latest business (Longhorn Restaurant) closed its doors the property fell into disrepair and became a vacant eyesore. The Township of Bristol, with the help of the Redevelopment Authority, acquired this property and rid the property of contamination prior to demolition of the restaurant. The RDA helped provide the impetus to attract a new owner and convert the building to a Dunkin Donuts, which improved the overall appearance of the vacant site and created new jobs for the community.
