The third property in this trust is a prime warehouse / office facility at Eastern Creek in Sydney that was built in The first two properties in Brisbane were settled in June 2012 and the third at Eastern Creek in Sydney is scheduled to be settled by the end of October Condell Park $22.725m 5% ( 2 years) 12% Modern warehouse estate in the Sydney industrial area of Condell Park, built in 2008 and very well located close to the M5 (South Western) Motorway being approximately thirty minutes drive to the Sydney CBD. The location is also very convenient to Sydney Airport and Port Botany container terminal. Purchased in November 2010 by a group of investors and known as the Condell Park Industrial Property Trust. There are ten tenants in the estate and all units are occupied on long term leases. Kings Cross $9.15m 3% ( 1 year) 14.04% COMMERCIAL PROPERTY TRUST This property accomodates a Fitness First gym in the prime location of Kings Cross, which is a city fringe location of Sydney just 1.6 kms from the CBD. Located between the Sydney CBD and the busy Eastern Suburbs, Kings Cross / Potts Point is a high density commercial residential area appealing to the younger, wealthier population. Richlands $18m 11% ( 3 years) 11.76% Modern warehouse complex in the Brisbane industrial area of Richlands, well located close to the Ipswich Motorway, Centenary Motorway & Logal Motorway. Purchased in September 2009 by a group of investors and known as the Richlands Industrial Property Trust Wacol $19m 17% ( 1 year) 11.4% Modern warehouse built in 2008 in the Brisbane industrial area of Wacol, well located close to the Ipswich Motorway, Centenary Motorway and Logan Motorway. The purchase was negotiated in early 2009 and settled in November 2011 due to a protracted land subdivision process by the vendor, and is owned by a group of investors known as the Wacol Industrial Property Trust Neither the Property Manager nor the Trustee make any representation or warranty as to, the accuracy, reliability or completeness of this document. The driving force behind the Benlee Property Trusts, John entered the real estate industry at age 17 and has been involved in it ever since. His experience and knowledge in the property industry over the past 40 years has been acquired through direct involvement in: Construction of 86 units in Jindabyne and Thredbo NSW Developing and disposing of 225 membership shares in the Silver Brumby Ski Lodge in Thredbo NSW Owning and managing industrial property in New South Wales, Queensland and Victoria which were all held for rental income and long term capital appreciation. Owning and managing commerial office buildings in the Sydney CBD and overseeing their conversion to strata title. Owning and managing numerous residential buildings and shopping centres in New South Wales and Queensland. Developing 176 hectares on the Gold Coast Queensland into over 1,100 home sites. John has been solely responsible for the growth of the Benlee Property Trusts from a zero base in 2009 to the $100 million value it now enjoys. John has personally invested into all of these trusts and will continue to do so. The Trustee One Investment Group provides Trustee Services to unregistered management investment schemes. 5 Benlee Property Trusts focuses on acquiring modern, well-let industrial and commercial properties in Australia and seeking to obtain, from such properties, a reliable rental income and potential capital growth. Acquisition is financed by the establishment of a trust and issuing units in that trust to suitable investors, together with debt finance. Highlights Benlee undertakes extensive research into prospective properties, the existing lease agreements, market conditions and other factors as well as conducting thorough feasibility studies into the anticipated returns and capital growth a property may yield. Findings are contained in an Information Memorandum which is made available to prospective investors. Participating in a property trust allows smaller investors collective access to large scale Australian property opportunities. Such large scale opportunities generally have stable, long term tenants under lease agreements that provide for automatic rent increases. Trust returns are thus more predictable and reliable. Unit holders are relieved of all mundane trust management which is handled by the Property Manager. Regular and detailed financial reporting is provided by the Trustee who is, by law, required to follow specific and thorough procedures. Management remuneration is based substantially on the performance of the trust and not based on asset values. Such remuneration has been shown to be on the lower end of industry averages. Units can be traded at any time (subject to the usual laws of supply and demand) and attract no stamp duty on transfer. Benlee management has over 40 years direct experience in the Australian property industry and makes a personal investment in all trusts.
