2 60 CORONATION DRIVE FUND UPDATE Capital Property Funds Pty Limited (the Fund Manager) is pleased to provide the March 208 Quarter Investor Update for the 60 Coronation Drive Fund ARSN (the Fund). This and future updates on the Fund will be placed on our website: FUND HIGHLIGHTS Quarterly distributions to 3 March 208 were paid on 9 April 208. Approximately.97 cents per unit, equating to per annum annualised, was paid to unitholders; The Fund s gearing was 52.5% and the Loan to Valuation Ratio was 55.0% as at 3 March 208; We are pleased to advise a new lease has been executed over the 282sqm fitted out suite on level 4. The lease to InsideAsia Tours Ltd commences July 208; Following the lease to InsideAsia, Urban Fitout Pty Ltd have been engaged to deliver three new spec suites to part of the ground floor and the remaining Level 4 suite; The installation of an end of trip facility is under evaluation; The independent valuation of the Property as at 6 July 206 was $45,200,000; and Net Tangible Assets (NTA) per unit was $0.87 as at 3 March 208 (including the rental guarantee). 2
3 FINANCIAL POSITION The following table summarises the key information for the Fund s financial position as at 3 March 208. 4 LEASING UPDATE Part Level 4 Spec Suite We are pleased to advise that a new lease has been executed over the spec suite of 282sqm on Level 4 to InsideAsia Tours Ltd for a year lease. The lease commences July 208. Ground Floor and Remaining Part Level 4 Spec Suites Following the leasing of the spec suite, the Fund Manager engaged Urban Fitout Pty Ltd to provide design plans and costings to deliver additional spec suites to part of the Ground Floor 325sqm (being split into two smaller suites of approximately 30sqm and 86sqm) and the remaining 305sqm on Level 4 to meet tenant InsideAsia Tours Ltd - Level 4 demand which is higher for suites of less than 300sqm (please refer to fitout plans). It is anticipated the new spec suites will be completed by mid-july 208 and the leasing agents, CBRE and Tewksbury Commercial, continue to actively market the space to secure suitable tenants. Occupancy As at 3 March 208, 60 Coronation Drive s occupancy was 79% (by area). The lease of 282sqm to InsideAsia Tours will increase the occupancy to 83%. Weighted Average Lease Expiry The weighted average lease expiry (WALE) by income, including the rental guarantee, was approximately 3.5 years as at 3 March 208. 5 Tenant Diversity Tenant diversity in the building as at 3 March 208 was as follows: Top 4 Tenants by Income INDUE 30.5% JUMBO INTERACTIVE 22.% ARTHUR J. GALLAGHER 20.8% QUEENSLAND COLLEGE OF TEACHERS 7.8% Top 4 Tenants by Gross Lettable Area INDUE 25.9% JUMBO INTERACTIVE 9.2% ARTHUR J. GALLAGHER 7.6% QUEENSLAND COLLEGE OF TEACHERS 6.6% Including the vendor rental guarantees END OF TRIP FACILITY As previously advised, the Fund Manager has been investigating the installation of an end of trip (EOT) facility incorporating showers and toilets to be located in the car park. Given a new lease has now been completed for the Spec Suite on Level 4, it is envisaged there will be an increased requirement for this facility when additional new tenants are secured for the new spec suites. Costings are being obtained for this facility. VALUATION The following provides a summary of the independent valuation obtained by the Fund s senior lender at the time the Property was purchased. VALUATION $45.2m VALUATION DATE 6 July 206 VALUER CBRE CAPITALISATION RATE 7.75% The summary is provided on a non-reliance basis and included for information purposes. 6 The weighted average cost of the debt for the Fund is approximately 4.4% per annum. The Fund s gearing level was 52.5% as at 3 March 208 which is at the lower end of its long-term target of 50-55%. DISTRIBUTIONS The distribution for the period from January to 3 March 208 was paid on 9 April 208. The distributions paid to date are as follows: Period 2 August - 30 September 206 December 206 Quarter March 207 Quarter June 207 Quarter September 207 Quarter December 207 Quarter March 208 Quarter Distribution Paid (cents per unit) Distribution Paid (annualised yield) Total to Date 3.09 For applications received before the start of the Period. Applications received after the start of the Period are entitled to a pro-rata distribution from the allotment date. Investors received approximately.97 cents per unit for the March 208 quarter which equates to an annualised income yield of p.a. This yield is the targeted income distribution outlined in the 60 Coronation Drive Fund Product Disclosure Statement dated 4 June 207 and RG97 website notice dated 26 September 207 (together the PDS). The Fund will only pay distributions from cash from operations and reserves (excluding borrowings). NET TANGIBLE ASSETS The Fund s net tangible assets (NTA) show the value of the Fund s NTA on a per Unit basis. This amount can be used as an approximate measure of what an Investor could expect to receive per Unit held (before selling costs). The NTA (including the benefit of the vendor s rental guarantee) is calculated as follows: NTA = (Net assets intangible assets +/- other adjustments) (Number of Units on issue) NTA per Unit = $2,85,99 25,063,95 = $0.87 per Unit 6
