Be sure to complete all fields on the letter prior to handing over: Date, Address, Inspector s Name, Work Order Number, Borrowers Name, and MCS APCs Name and Phone Number. Provide a copy of the access letter to the guard, concierge, HOA, etc in order to gain access to the property. Do not leave or post at the property. 3 Attention MCS Vendor: Do Not Leave/Post Letter At Property Please be advised that Wells Fargo Home Mortgage is the mortgage holder for the property located at Wells Fargo has retained the services of Mortgage Contracting Services (MCS) to perform and complete property preservation on this property as it has been reported as vacant and possibly abandoned. MCS has been contracted to ensure that the property is secure and that no hazardous conditions or materials are present inside the property. MCS property preservation activities will consist of the following: 1. Thorough inspection of the property for damages or hazardous conditions. 2. Removal of any hazardous, flammable, or raw garbage material that could potentially cause future harm. 3. Emergency response to any issues regarding hazardous conditions. (broken pipes, leaks, infestations, etc) 4. Regularly scheduled inspections of the property in order to ensure the unit remains secure. In order to properly execute these measures, MCS will need the following: 1. Access to the building. (key code, or admittance via a guard post) 2. Access to the main gate or service gate. (gate code or clearance) 3. Access to a service elevator in the event that an emergency condition exists and needs to be remediated. 4. Access to the unit. (key coded to Wells Fargo key codes) MCS will request admission to the building and/or the unit to perform inspections and any necessary preservation work. MCS will post an information contact card with an emergency number in the case an emergency should occur.
