4 Success Stories 100%? - no problem The client secured land with outline planning consent but saw the opportunity to seek a planning gain. We assisted the client in structuring the deal whereby there was an element of deferred consideration based upon receipt of an agreed planning approval. We were able to advance 100% of the initial purchase price against the initial valuation. We committed to providing the deferred consideration on receipt of the improved planning approval, against the increased valuation. Quick bridging saves the day A customer had an unmissable opportunity to buy the last house in a new development at a discounted price but to secure the discount he had to complete within 2 weeks. After contacting a number of high street banks who had agreed to the loan in principle he was unable to find a bank who would lend against the property s full value now it had a discounted price. The 2 week timescale was also a problem. The customer came to us and we not only completed the deal within 4 working days but were able to lend on the full purchase price, not just the discounted purchase price. The customer was then able to arrange a buy-to-let re-mortgage to redeem the bridging loan. VAT Bill - sorted A customer had an outstanding VAT bill and was given one week to pay on a final demand. The customer was in the process of re-mortgaging a portfolio of buy-to-let properties so was unable to release enough equity. The customer didn t want to risk waiting for the re-mortgages to complete so he contacted us - we were able to complete the loan within 48 hours. The customer s re-mortgages completed shortly after and this redeemed the loan. Auction deadlines A customer was successful in purchasing an investment property from auction but had to complete within 28 days. Although the customer s bank agreed the finance in principle they would have struggled to complete the loan within the timescale. Fearing he may lose his deposit, he contacted us and we completed the loan within 5 working days. He was then able to re-mortgage with his bank to redeem the loan.
