What is this product about? CMFTF-i is a non-revolving Shariah compliant financing facility that has a predetermined maturity date and payment schedule. It is generally used for financing the purchase of fixed assets such as properties or machineries and sometimes for working capital. CMFTF-i comes with a variable (floating) rate and is pegged to Islamic Financing Rate (IFR) or Islamic Effective Cost of Fund (ICOF). Under this product, you are protected against a higher rate by the ceiling rate i.e. the Contracted Profit Rate (CPR) where selling price is capped at CPR. No matter how high the IFR or ICOF fluctuates, you will not be charged more than the CPR. 2. What is the Shariah concept applicable? The Shariah principle used is Murabahah via Tawarruq arrangement. Tawarruq refers to purchasing an asset with deferred price, then selling it to a third party to obtain cash. The mechanics involved in CMFTF-i: 1. Bank buys the commodity* (same value as financing amount) from a commodity supplier on spot as principal (Bank now owns commodity); 2. Customer appoints the Bank as an agent to purchase the commodity and also appoints the Bank as an agent to sell the commodity. 3. Bank sells the commodity to Customer at cost plus mark-up (same value as selling price) on deferred payment (instalments). Upon the purchase, the Customer now owns the commodity. 4. As owner of the commodity, Customer may opt to: (a) (b) take physical delivery/possession at his own expense; or sell the commodity to a third party for cash; 5. If the customer chooses (b), Bank (as agent of the Customer) sells Customer s commodity (same value as financing amount) to third party on spot for cash; 6. Bank disburses the sale proceeds (financing amount) to Customer. * Commodity: (a) The commodity is in the form of Crude Palm Oil or any other Shariah compliant commodities to be traded under the Facility shall be acceptable to the parties and as approved by the Shariah Committee of the Bank; (b) The trading is carried out on a multi-commodity trading platform such as Bursa Suq Al Sila or any other commodity trading platform, which facilitates Tawarruq transactions and has been approved by the Shariah Committee of the Bank. 3. What do I get from this product? Margin of Financing (MOF) offered will depend on the purpose of financing. Typically, for property financing the MOF is up to 80% Commodity Sale Price will be calculated based on CPR. Typically, CPR is based on 6% above prevailing IFR. Profit charges will be calculated based on Effective Profit Rate (EPR)*. EPR charges will depend on the purpose of financing and is pegged to IFR or ICOF. Generally, for property financing rates ranges from IFR - 1.8% to IFR + 1.0% p.a. while for working capital rates are at IFR + 0.5% to IFR + 3.0% p.a. Financing tenure differs with the purpose of financing. Generally ranges from 5 years to 15 years * If the profit amount based on EPR is lower than the profit amount based on CPR, rebate will be granted on the difference upon receipt full settlement by the Bank. Note: Please note the above rates and tenure is indicative only. The final approved amount of your financing, tenure and effective profit rate is subject to the Bank s approving criteria and may differ from the above. If and whenever the EPR is varied as a consequence of variations to the IFR/ICOF and actual no. of days in a month, your final payment amount may be varied to settle principal balance outstanding & billed profit to full settle the financing. 4. What are my obligations? To pay the scheduled instalment payments comprising of principal and profits (calculated based on outstanding principal). Payments are generally scheduled on monthly/quarterly/semi-annually/annually basis (calculated based on EPR and daily balance amortisation basis) To settle all amounts outstanding on or before the expiry of the facility tenure i.e. maturity date. IMPORTANT: If payment falls on non-working days or public holiday, payment shall be made on the immediate preceding working day The Bank shall be entitled, from time to time, subject to the CPR, to vary the IFR/ICOF at its discretion. If and whenever the EPR is varied as a consequence of variations to the IFR/ICOF, the Bank may at its absolute discretion make the following adjustment consequent upon such variation, namely, either: (i) (ii) by varying the amount of any Periodic Instalments; or by varying the number of the Periodic Instalments.

In event, the IFR changes during the tenure of the financing, total profit and total payment amount will differ. 5. What are the fees and charges do I have to pay? Stamp Duties As per Stamp Duty Act 1949 (revised 1989). Legal and Disbursement Fees Trading Fee Solicitor fee as per the Solicitor s Remuneration Order 2005 including fees for registration of charge, land search, bankruptcy search, goods & services tax (GST) and other tax or levy as per the scale fees charged by the respective authorities. RM15 for every transaction of RM1 Million or part thereof in the currency of transaction (for e.g. SGD15 for every SGD1 million or USD15 for every USD1 million, etc). For SME Customers, the fee is equally shared between Customer and the Bank. Important: Effective 1 st April 2015, Goods and Services Tax (GST) shall be imposed on fees and charges, where applicable. 6. What if I fail to fulfil my obligations? Compensation Charges for Late Payment (Ta widh) a) For default instalment payment(s) during facility tenure = 1% p.a. on the overdue amount; b) For default causing the facility to be terminated or brought to court = 1% p.a. on the outstanding balance (outstanding principal plus accrued profit); c) For default payment after expiry of facility tenure = BNM Islamic Interbank Money Market ( IIMM ) rate on the outstanding balance (outstanding principal plus accrued profit); d) For default payment post judgment = IIMM rate on the basic judgment sum. Note: (i) Compensation charges shall not be compounded and more than the outstanding principal (ii) Compensation charges method and rate are subject to changes as may be prescribed by BNM (iii) Compensation charges is computed on a daily basis from the payment due date/maturity date/judgment date

Right to Set-off The Bank is entitled to set-off any credit balance in your deposit accounts maintained with the Bank against any outstanding balance. Right to Commence Recovery or Legal Action Legal action will be taken if you fail to respond to reminder notices. Your asset may be foreclosed and you will have to bear all costs. You are also responsible to settle any shortfall after your asset is sold. The Bank has a right to commence recovery activities (including engaging third party debt collection agencies), foreclosure and bankruptcy proceedings. Note: Legal action against you may affect your credit rating leading to credit being more difficult or expensive. 7. What if I fully settle the financing before its maturity? Three (3) months written notice is required. The Bank undertakes to grant you rebate (Ibra ) at the point of early settlement. Rebate formula as below: Rebate on early settlement = Remaining Unearned Profit (-) Early Settlement Charges* (if any) Note: (i) Remaining Unearned Profit = Total Profit (-) Accrued Profit (ii) Total Profit = Sale Price (-) Financing Amount (iii) Accrued Profit is calculated based on Effective Profit Rate on the outstanding Financing Amount being disbursed *For any actual cost incurred by the Bank e.g. discounted rate, legal fees, disbursement fees, stamp duty and valuation fees. 8. Do I need any takaful coverage? The following takaful coverage are recommended/required to be taken: Mortgage Reducing Term Takaful (MRTT) or any equivalent takaful certificates policies to cover the company in the event of death or permanent disability of the customer or key men of the company (if applicable) Fire takaful if property is given as security for the financing (compulsory) 9. What are the major risks? The EPR is a variable rate and may change according to change(s) in the IFR/ICOF. An increase in EPR may result in higher monthly payment. However, the EPR increase is capped at the CPR. Note: (i) For Facility that is pegged to ICOF, in the event of fluctuation in ICOF, the EPR will only be changed on each ICOF period. (ii) For Facility that is pegged to IFR, movement in IFR will change the EPR on the same day. 10. What do I need to do if there are changes to my contact details? Terma dan syarat yang tertera dalam Helaian Pendedahan Produk ini adalah tentatif / indikatif dan mungkin berubah mengikut budi bicara Bank. Pembiayaan BertempohFleksi Komoditi Murabahah-i November Apakah produk ini? Pembiayaan Bertempoh Fleksi KomoditiMurabahah-i Hong Leong Islamic Bank adalah kemudahan pembiayaan patuh Syariah yang bukan pusingan yang mempunyai tarikh matang dan jadual pembayaran yang telah ditetapkan. Kemudahan ini biasanya digunakan untuk membiayai pembelian aset tetap seperti hartanah dan jentera dan boleh juga digunakan untuk modal kerja. Fasiliti ini adalah berdasarkan kadar boleh ubah (apungan). Di bawah produk ini, anda akan terlindung dari kenaikan kadar yang tinggi melalui kadar siling iaitu Kadar Keuntungan Dikontrakkan dimana harga jualan adalah ditetapkan pada Kadar Keuntungan Dikontrakkan. Pelanggan tidak akan di caj lebih daripada Kadar Keuntungan yang Dikontrakkan walaupun terdapat kenaikan yang tinggi terhadap Kadar Keuntungan Islamik (IFR). 2. Apakah konsep Syariah yang digunakan? Konsep Syariah yang digunakan untuk produk ini adalah Murabahah melalui susunan Tawarruq. Tawarruq merujuk kepada pembelian aset dengan harga yang tertangguh, kemudiannya dijual kepada pihak ketiga untuk mendapatkan tunai. Berikut adalah mekanisma bagi produk CMFTF-i: 1. Pihak Bank membeli komoditi (nilai bersamaan dengan jumlah pembiayaan) daripada pembekal komoditi secara lani sebagai prinsipal (Bank sebagai pemilik komoditi). 2. Pelanggan melantik pihak Bank sebagai ejen untuk membeli komoditi dan juga melantik pihak Bank sebagai ejen untuk menjual komoditi tersebut. 3. Bank menjual komoditi kepada pelanggan dengan harga kos dan keuntungan (nilai bersamaan dengan harga jualan) dengan bayaran tertangguh (ansuran). Pelanggan sekarang menjadi pemilik kepada komoditi tersebut. 4. Sebagai pemilik komoditi, Pelanggan boleh memilih untuk: (a) menerima penghantaran secara fizikal / hak milik di atas perbelanjaannya sendiri; atau (b) menjual komoditi tersebut secara tunai kepada pihak ketiga; 5. Jika Pelanggan memilih (b), Bank (sebagai ejen kepada Pelanggan) menjual komoditi tersebut (nilai bersamaan dengan jumlah pembiayaan) kepada pihak ketiga secara lani dan tunai. 6. Bank mendepositkan hasil jualan (jumlah pembiayaan) kepada Pelanggan. *Komoditi :- a. Komoditi adalah dalam bentuk minyak kelapa sawit atau apa-apa komoditi patuh Syariah yang akan didagangkan dibawah Pembiayaan ini yang diterima oleh pihak-pihak dan dimana telah diluluskan oleh Jawatankuasa Syariah Bank. b. Perdagangan dijalankan diatas platform perdagangan pelbagai komoditi seperti Bursa Suq Al Sila atau platform perdagangan komoditi lain yang boleh melaksanakan transaksi Tawarruq dan telah diluluskan oleh Jawatankuasa Syariah Bank.

7 3. Apakah yang akan saya perolehi daripada produk ini? Margin Pembiayaan (MOF) yang ditawarkan adalah tertakluk kepada tujuan pembiayaan. Secara umumnya, margin pembiayaan bagi hartanah adalah sehingga 80% Harga Jualan Komoditi akan dikira berdasarkan Kadar Keuntungan Dikontrakkan. Kadar Keuntungan Dikontrakkan adalah berdasarkan Kadar Pembiayaan Islamik. Kadar Keuntungan akan bergantung kepada Kadar Keuntungan Efektif. (EPR). Kadar keuntungan efektif akan bergantung kepada tujuan pembiayaan dan ditetapkan kepada Kadar Keuntungan Islamik (IFR) atau Kadar Kos Dana Islamik. Secara umumnya, kadar pembiayaan hartanah adalah antara IFR (Kadar Pembiayaan Islamik) - 1.8% sehingga IFR + 1.0% setahun manakala kadar bagi modal kerja adalah antara IFR + 0.5% kepada IFR + 3.0% setahun. Tempoh pembiayaan bergantung kepada tujuan pembiayaan yang secara umumnya adalah di antara 5 hingga 15 tahun. o Jika jumlah keuntungan berdasarkan EPR adalah lebih rendah dari jumlah keuntungan berdasarkan CPR, rebat akan diberikan ke atas perbezaan dan apabila fasiliti tidak sepenuhnya digunakan ke atas penyelesaian penuh yang diterima oleh Bank. Contoh: Jumlah/Had Fasiliti/ Harga Belian : RM 500, Komoditi Kadar Pembiayaan Islamik : 6.85% setahun Kadar Keuntungan : IFR 2.35% Tempoh Pembiayaan : 60 bulan Kadar Keuntungan Kontrak (CPR) : 12.7% Kadar Keuntungan Efektif (EPR) : 4.5% Ansuran Bulanan (berdasarkan EPR) : RM 9, Jumlah Keuntungan : RM 178, Harga Jualan Komoditi : RM 678, Nota: Sila ambil perhatian bahawa kadar keuntungan dan tempoh tertera di atas adalah indikatif sahaja. Jumlah pembiayaan, tempoh pembiayaan, kadar keuntungan dan kadar efektif yang muktamad adalah tertakluk kepada kelulusan kriteria oleh pihak Bank dan mungkin berbeza daripada yang tertera di atas. Untuk maklumat sebenar pembiayaan yang ditawarkan, sila rujuk kepada surat perjanjian tawaran atau perjanjian kemudahan. 4. Apakah tanggungjawab saya? Untuk membuat pembayaran ansuran berjadual yang merangkumi jumlah prinsipal dan keuntungan (dikira berdasarkan jumlah prinsipal yang belum dijelaskan). Pembayaran pada umumnya dijadualkan pada setiap bulan / suku tahunan / setengah tahunan / setiap tahun asas (dikira berdasarkan kadar keuntungan dan pelunasan baki harian) Untuk menyelesaikan semua jumlah yang belum dijelaskan pada atau sebelum tamat tempoh kemudahan iaitu pada tarikh matang. Duti Setem Seperti yang termaktub di dalam Akta Setem 1949 (Disemak 1989). Fi Guaman berkaitan dengan Dokumentasi Pembiayaan Fi Perdagangan Fi peguamcara mengikut Perintah Imbuhan Peguamcara 2005 termasuk yuran pendaftaran caj, carian tanah, carian bankrap, cukai barangan dan perkhidmatan (GST) dan cukai atau levi lain mengikut yuran skala yang dikenakan oleh pihak berkuasa masing-masing. RM15 untuk setiap RM1 Juta transaksi atau sebahagian daripadanya dalam mata wang transaksi (contohnya SGD15 untuk setiap SGD1 juta atau USD15 untuk setiap USD1 juta, dan lain-lain). Bagi Pelanggan PKS, bayaran tersebut dikongsi bersama antara Pelanggan dan Bank. Penting: Berkuatkuasa 1 April 2015, Cukai Barangan dan Perkhidmatan (GST) akan dikenakan ke atas yuran dan caj, yang mana berkenaan. 6. Apakah yang akan berlaku jika saya gagal memenuhi tanggungjawab saya? Caj Pampasan bagi Bayaran Lewat (Ta widh) a) Bagi kegagalan untuk membayar ansuran bulanan semasa tempoh fasiliti = 1% setahun ke atas jumlah tertunggak. b) Bagi kegagalan menyebabkan Kemudahan akan ditamatkan atau dibawa ke mahkamah = 1% setahun ke atas jumlah baki tertunggak.
