An assumptin may r may nt be the right ptin available fr yu. Please read the FAQ sectin f the Assumptin Package fr additinal infrmatin. Here's what yu need: Name, current address and scial security number Name(s), and wrk number(s) f emplyer(s) fr the past tw years Mnthly incme fr yu and yur c-brrwer (mst recent pay stub(s) with year-t-date incme) including bnuses, cmmissins and vertime incme fr the past tw years (this infrmatin is n yur tax return) If yu are self-emplyed, yu will need the last tw years' tax returns fr the type f business yu wn: Sle Prprietrship (Schedule C), Partnership (Frm 1065), r Crpratin (Frm 1120 r 1120s). In additin, the last tw years' persnal tax returns (including K-1s) Dcumentatin t supprt credit histry prblems (if applicable), which can be a written explanatin f late payments, bankruptcy (petitin and discharge papers), defaults, judgments, and/r liens As part f clsing, we will have t verify all funds that yu receive; s it's a gd idea t get tgether any dcuments that will verify prf f receipt r depsit fr funds, like gifts and trust accunts What t expect: Step 1: Read ver the FAQ s carefully prir t filling ut the Assumptin Package applicatin. Step 2: Gather the infrmatin abve t cmplete all required pages f the Assumptin Package applicatin. Step 3: Cmplete the Assumptin Package in its entirety and send back t ur mrtgage servicing department at: Assumptins Department, 425 Phillips Blvd PO Bx 77412, Ewing, NJ It is recmmended that cpies are made f all dcuments t retain fr yur recrds prir t mailing them t ur ffice. Step 4: Upn receipt f the package, disclsures are sent t the applicant(s) at the mailing address prvided within three business days. The applicant(s) shuld read all pages carefully and nt hesitate t call us with any and all questins abut the disclsures. A letter will als g ut requesting any utstanding missing items. Step 5: Sign all required disclsures and send back, alng with any requested items, t the mrtgage servicing department at: Assumptins Department, 425 Phillips Blvd PO Bx 77412, Ewing, NJ It is recmmended that cpies are made f all dcuments t retain fr yur recrds prir t mailing them t ur ffice. Step 5: Our receipt f signed disclsures and missing items requested. The Assumptin Package will nt be cnsidered cmplete until all signed disclsures and utstanding items are prvided; therefre, a review f the request will nt be made until the package is cnsidered cmplete. An underwriting decisin will be made within thirty (30) days f a cmplete package. Failure t prvide all utstanding items will result in the assumptin request being terminated. Step 6: A phne call is made t the applicant(s) and a letter is sent nce an underwriting decisin has been made. Additinal dcuments/items may be required t cmplete the review f the applicatin. Step 7: If apprved, the applicant(s) is t prvide the name, address and cntact persn at a Title Cmpany r Real Estate Attrney s ffice in rder t send ut clsing dcuments. Step 8: A fee sheet is sent by ur ffice t the Title Cmpany/Real Estate Attrney t cnfirm all clsing csts. Step 9: Upn receipt f the cmpleted fee sheet, a Clsing Disclsure and Purchaser/Seller Clsing Cst Frm is sent t the applicant(s) that summarizes the final clsing csts. Bth dcuments must be signed and returned back t ur ffice s that we may send ut the clsing dcuments t the Title Cmpany/Real Estate Attrney. Step 10: All parties are t schedule a date and time with the Title Cmpany/Real Estate Attrney t sign the clsing dcuments. Step 11: Sign all required clsing dcuments and send back, alng with an updated insurance plicy declaratin page and deed f transfer, t the mrtgage servicing department at: Assumptins Department, 425 Phillips Blvd PO Bx 77412, Ewing, NJ Changes t the lan will be made within three t five business days upn receipt.

2 FREQUENTLY ASKED QUESTIONS Q: Wh can assume my lan? A: All lans must meet investr requirements. Eligibility varies per investr. Q: Wh/What is an investr? A: A grup r entity wh gives mney t the lender (us) fr the purpse f lending t brrwers. Q: If I cannt qualify n my wn, can I have a c-brrwer? A: Yu can have a c-brrwer assume with yu, but they must meet the same investr guidelines t qualify. Q: Hw lng will the prcess take? A: An underwriting decisin can take up t thirty (30) days frm the receipt f a cmplete applicatin. Once apprved, a clsing will need t be held, at yur expense, which culd add anther furteen (14) days t the prcess. Q: What are the ttal csts invlved? A: In additin t ur prcessing and credit reprt fee, either the current brrwer(s) r applicant(s) will be respnsible fr all clsing csts with the title cmpany r real estate attrney. Als, any utstanding fees n the lan must be satisfied befre r at clsing. Q: Wh is respnsible fr making the mrtgage payments during the assumptin? A: The mrtgage payments can be made by either the current brrwer(s) r applicant(s). This shuld be decided between the afrementined parties. Q: Can any payments be skipped during an assumptin? A: All payments must cntinue t be made n time thrughut the assumptin prcess. If the lan becmes delinquent at any time, we have the right t clse the assumptin. Q: Will the interest rate/term change during an assumptin? A: N. The terms f the nte will remain unchanged after the assumptin is cmplete. If there was a mdificatin prir t the assumptin, the terms f mdificatin wuld remain unchanged. Q: Wh receives the funds in escrw nce the assumptin is cmpleted? A: The escrw funds will remain with the lan nce it is assumed. If there is a shrtage, it will need t be satisfied befre r at clsing. Typically, there is a credit given t the releasing brrwer(s). Any excess funds shuld be discussed with all parties befre r at clsing. Q: I am just remving the ther party frm the lan. Why d I have t qualify fr an assumptin? A: Remving a brrwer frm the lan is similar t a sale and cnsidered an assumptin. An assumptin is a qualifying prcess. The remaining brrwer must demnstrate ability t repay the lan, even if their financials were used t btain the riginal lan. Q: There is n buyer. This is a divrce situatin. D we still need t cmplete an Assumptin Package? A: Yes. Even thugh there is n buyer, ne brrwer is being released. An assumptin wuld need t be cmpleted. A full prperty settlement r a full divrce decree shwing wh was awarded the prperty is required. Q: Whse name shuld appear n the deed? A: The new deed must nly have the parties assuming the lan. The assumptin prcess will NOT begin until the belw items and mnies required are received by ur ffice. If the lan becmes delinquent during the review, the assumptin prcess will autmatically be terminated. During ur review, we must first determine whether the prspective buyer(s) is/are creditwrthy t assume this bligatin.
