Available up to 85% LTV, these products offer: Competitive rates Free standard valuation up to a property value of 2.5million Extended completion of 9 months (Offer still valid for 6 months) Please note: these exclusives are not available to customers using the Help to Buy Scheme. 2 INTERMEDIARIES & INVESTMENT PROFESSIONALS ONLY: NOT FOR PUBLIC DISTRIBUTION Mortgage Range for New Builds with Extended Deadlines Page 2 of 5 Important Information about our New Build Exclusives Our definition of a New Build property We define New Build as any of the following: Property built/converted within the last 12 months (i.e. based on the date of the completion certificate) Property has not been previously occupied (for converted properties - that is since the conversion has been undertaken) Property is being sold/marketed by a builder or developer Where the property is within a development that was once used for commercial or other use, i.e. not previously used for residential purposes Incentives An incentive is anything the builder gives or provides to the buyer in cash or goods. Builders may offer sales incentives to prospective buyers to encourage them to purchase their properties We will accept up to 5% cash back towards the purchase price (no financial limit) and builder s payment of the applicant s legal s and stamp duty only. Any reasonable non-cash incentives, e.g. white goods, carpets, curtains etc. will be ignored We do not accept New Build applications where any part of the applicant s deposit will be raised from an unsecured personal loan which is subsidised by a builder or developer New Build LTVs Offer validity Our mortgage offers are valid for 6 months from date of issue or up to the product completion, whichever comes first. We will consider an offer extension subject to the following: Any necessary supporting documentation is updated and resubmitted We are notified of any change in circumstances The case is re-decisioned and is still acceptable to us in line with our current mortgage lending policy A new credit search and affordability assessment An updated property valuation Please note: these exclusives are not available to customers using the Help to Buy Scheme.

General notes Interest is calculated on a daily basis and charged monthly for all products We reserve the right to increase or reduce the Standard Variable, SVR is not available to new customers Variable Tracker products are subject to a minimum rate of % on mortgage products relates to the total borrowing required by the customer, not just the borrowing on that product Fee Refund Policy If the customer changes their mind after we have collected a booking paid upfront, we would not refund it unless one of the following applies: we decline the application for any reason prior to the valuation being requested, after the valuation has been completed our surveyor decides that the property would be inadequate security for Santander, our surveyor downvalues the property and the customer needs to select a different product. s Our ERCs are calculated as a percentage of the outstanding mortgage balance at the time of redemption. The level of charge will differ by the type of product and the product term. All borrowers are able to make capital repayments of up to 10% of their total outstanding loan balance each calendar year without incurring an ERC. The minimum capital repayment is 500. If the booking has been added to the loan, the customer can repay this within 14 days following completion. of the booking will not affect a customer s ability to repay up to 10% of the capital each calendar year, free of any early repayment charge. s (Available to all customers purchasing a new property where the product offers ) Free standard valuation All customers will receive a free standard valuation for mortgage purposes (up to a property value of 2.5 million). In certain circumstances we may need to arrange a full inspection. In these cases, the valuer will contact the customer directly. Aimed at intermediaries and investment professionals only.
