PO Box , Los Gatos, CA HOW TO APPLY FOR A PROPERTY: 1) Each adult who would be occupying the rental property and/or financially responsible for the adult occupying the rental property needs to complete and submit an application. 2) Please caleb@westsideres.com if you have questions about your credit, the screening process, or the leasing process. 3) Remember to sign your application (page 2, near bottom). 4) Please be sure to include the property address you are applying for and the anticipated move-in date on your application cover sheet. This will help expedite processing. 5) Please include a copy of your current paycheck stub(s) with your application. If you are self-employed you will need to provide 1099, Schedule C, bank statements, and/or comparable income-verifying documents. 6) The rental reference form (following the two-page application) should be filled out by your current landlord and can be sent in separately or with your application. If you own your own home or you are living with the landlord in a rent-free environment, this form is not applicable. 7) Applications must be faxed or ed. Please do not drop them at our office location. completed applications to moriah@westsideres.com or fax to (408) ) We do not charge a screening fee when you apply, only when we are ready to perform the screening. Please do not pay the screening fee until you are asked to do so. 9) After your application is sent in we will contact you by with any questions, usually within 48 hours. 10) Once we clarify terms of the lease, move-in date, occupants, etc. we will ask for the screening fee if your application is being considered for the rental. We will give you instructions on how to make the payment by when we are ready to process your screening.
2 Westside Property Management Co. PO Box , Los Gatos, CA WESTSIDE PROPERTY MANAGEMENT SELECTION GUIDELINES The following are company requirements for renting our units. If you feel you meet our qualifications, we will be happy to show you ANY and ALL units available to show. Rents are subject to change. RENTAL QUALIFICATIONS All prospective applicants 18 years of age and older, will be required to fill out a Westside Property Management application and will be subject to credit and reference screening. The application and screening fee per person is $45. This fee is non-refundable once the credit report is run. The following qualifications for renting must be met by each applicant. 1. Each applicant must have positive credit, as is determined by our credit screening. Any bad debts, late pays, or other negative information will affect selection. 2. Combined income and debt ratio per household will be used in determining selection. A single applicant must qualify with verifiable income at three times the monthly rent. Two or more persons must qualify with verifiable income at three times the monthly rent combined. 3. Each applicant must have a positive rental history and positive references for selection. 4. Unless the property owner has specified pets are allowed, we have a no pet policy which is not negotiable. Pets are considered only for those rentals which are identified as pet friendly in the rental ad on our website. WPM may require pet references, insurance specific to the pet, and/or a pet interview as part of the approval process. 5. A full deposit is required within 48 hours of acceptance, paid in a cashier s check or money order only. 6. All qualified renters must provide proof of renter s insurance prior to transfer of keys. 7. Residency selection based on all information provided.
