1 Preparing to Create Your Marketing Business and Real Estate Investing Business Plan Prerequisite: Renatus Education >> Essentials >> Real Estate Essentials >> Segment 2. Reality Check Pay close attention to Hugh Zaretsky when he teaches how to define your goals. Write your goals down. Then break them down into smaller chunks, one for each month. Once you have your goals defined, you should use them to create a business plan that addresses and meets those goals.

3 Section 4 Financial Plan 1-Year & 3-Year Projections Beginners: Start with 1-year-by-month projection no matter the start date. Perhaps use the date you joined Renatus as day 1 of month 1 of 12 and go from there. It can be adjusted it to your fiscal/tax year as you gain more experience, as well as adding future year projections. If you are presenting your business plan to obtain financing, you will also want to use 3-year analyses. Estimate REI and Commission income and expenses as separate line items. Do not forget, you are submitting your plan to a professional, make it look professional. This outline utilizes Times New Roman 12pt., which is perfect. o Use 1 on top, bottom, left and right margins. o Create a header that states your entity s name, the name of the document, and page number. USE ALL CAPS FOR THIS. Use the header in this outline as an example. o Double space everything! (except for your financial statements) o Begin each section on a new page; treat each as a stand-alone document. A professional is more apt to flip through pages and go right to the topic which most interests them based on the table of contents, rather than searching through a continuous document. o Create and format your pro forma financial statements in Excel, then copy and paste into your Word business plan. Examples of a typical cover page, table of contents, pro forma financials, and SWOTT analysis template follow. NOTE: The pro-forma financial example only includes a 12-month Income Statement forecast. Examples of a pro forma Balance Sheet and Statement of Cash Flows will be added at a future date. When seeking financing from a bank or institution that requires multiple-year pro forma forecasts, 3-year or f-year horizontal analysis comparison reports should be used.
