WHY SITA WAS BORN?

OUR VISION Sustainable development aid needs to be transformed confl icts, natural disasters, civil wars, climate change and poverty are forcing people to fl ee from their countries. The traditional fi nancing strategies of the aid sector are no longer able to secure peoples living environment and lift destitute populations into the 21st century. The aid industry does not have the necessary skills to solve current global issues just by using the classic grant based fi nance model. International institutions are changing their mind By establishing the SDG s and the 2030 Agenda, the United Nations are stating clearly that the development sector needs reform. To succeed meeting the 17 SDG s within the next 15 years, huge efforts need to be done and new structures need to be implemented. Today there are 3 billion people living on less than 2$ per day, 800 million people are chronically undernourished and at least one billion people do not have access to clean water and electricity. Infrastructure is the fundament of a developing and fl ourishing economy. With the 2030 agenda, the United Nations holds the global society accountable to contribute their individual piece to solve the current causes for poverty, disease, climate change and combating the drivers of migration and fl ight. Translators between the development and the financial worlds are needed social project developers are not usually able to speak the language of the fi nancial world. The lack of fi nancial knowledge means that many development projects can not be executed correctly. Professional partners are needed to translate a project s vision into a fi nanceable business plan. Activating the private sector the refugee camp in Zaatari provides different lessons learned for the future: clan and mafi a structures can be transferred to shared economic interests by creating a legal business environment. The created business environment develops the foundations for transforming a refugee camp into a refugee city. Profi t orientated companies can be established to act as electricity suppliers, to provide biometrical IDs or individual credit cards to build up a trading zone based on demand and supply. Today, traditional NGO activities like integrated rural development are reaching their limits. Once the fundamental development of a rural based society is achieved, industrialization is the next step. For example, food processing factories need to be build and this cannot be based on private or public donations. To keep the development wheel spinning, private investors, international development fi nanciers and guarantee providers need to step onto the stage. It is time to start solving global problems instead of healing global symptoms!

OUR MISSION Social gaps can be closed The passion of SITA The traditional NGO sector focused on emergency relief and classic development aid is reaching its limits. Based on a lack of effi cient capital allocation the social distinctions cannot be closed on the traditional way. By unlocking on the one hand side the development sector for potential impact investors and providing on the other hand access to new fi nancial resources for the project initiators SITA is converting the aid industry. With this approach SITA enters internationally virgin soil. Investors requirements are fully covered SITA provides the full range of service for future impact investors. Therefore SITA will cluster investors regarding their risk and portfolio requirements to ensure a perfect match with social investment opportunities. By combining equity with debt and guarantees from governmental institutions SITA is reducing the investment risk for highly fragile environments. Furthermore SITA is creating a new attractive asset class with huge opportunities for social and fi nancial return. Thus SITA is focusing on the current demand for new profi table asset classes which will be a long term enrichment for any impact investment portfolio. Members of the exclusive SITA investment pool will profi t from standardized, professional Pre- and Post-Due Diligence with an integrated approach. This lowers transaction and investment costs for the investors and ensures the attendance by market professionals and leaders. Transparency and compliance are guaranteed all the time Operating a web based platform for approved project opportunities and certifi cated investors provides the highest levels of transparency at any given time. The methodology SITA is using for project evaluation, investor clusters, pre due diligence, fi nal due diligence and operative project attendance will be approved and legally accepted by both initiators and investors. SITA fulfi lls the highest level of compliance standards by using a global network for business investigations and intelligence. Ability in building sustainable bridges between the social and financial world Based on years of experiences in dealing with investors, guarantee providers and all kind of debt fi nance combined with in depth fi eld knowledge through leading enormous development and emergency projects worldwide, SITA is able to understand the needs and issues on both the projects and investors sides. Thus SITA is operating as a translator between initiators and investors, as well as debt and guarantee providers. This builds the foundation for sustainable bridges between the social and fi nancial worlds and ensures long-term growth within the social sector and development world. SITA as a one stop shop unlocks the development sector for impact investors!

SITA COMBINES EXPERIENCE & EXCELLENCE Project profi le Feasability study Cluster Bankability Risk Matrix Investor profi le Pre-Due Diligence Investor requirements LOI Matching Deal-& Dataroom Due Diligence LOI Investment

WITH PROFESSIONAL STANDARDS Project Profi le By creating a comprehensive project profi le for project initiators, SITA compiles all the initial information in a standard format. Essential factors like the project s volume, country, SDG or branch will be included. Creating a new investor profi le, every new investor registers with his investment preferences e.g. investment volume, country, SDG or branch. Investor profi le Feasibility study The feasibility of Projects will be rated with the following criteria: plausibility check, a SWOT-Analysis and a general background check (Partner, Contractor). SITA regards this as necessary to ensure transparency and success. Each investor has individual requirements which need to be guaranteed before investing in a project. SITA specifi es these and offers investors different measurable key factors e.g. ROI, risk-appetite, investment requirements. Investor requirements Pre-Due Diligence Bank requirements are checked and risk classes determined After determining adequate risk classes, SITA creates a standardised integrated Pre-Due Diligence. It includes more detailed analysis about feasibility, infrastructure & politics, impact & SDG, a commercial logbook and a detailed business plan. A fee-based, virtual data room provides an exclusive opportunity to investors to further improve their portfolio s performance and strategy. Matching investors requirements with available projects, the best fi tting project can be offered. Administration services and Q&A-sessions with SITA members are also included. Bankability Dataroom LOI LOI Due Diligence SITA offers vendors due diligence support in preparing the fi nancing concept and presentations to the management. SITA determines different investor-clusters and offers standardized due diligence: commercial DD, innovation DD, digital DD, operational DD, infrastructure DD, politics DD, fi nancial DD, legal & tax DD and impact DD Due Diligence After investment, SITA s portfolio also includes implementation assistance for project initiators in e.g. controlling, monitoring and reporting. The services and fees for the exclusive professional network will be announced to investors, debt providers and partners to ensure a maximum level of transparency. Fees and charges will always be at a usual market level and can be compared with third-party service providers.
