1 Release Date: October 3 rd, 2015 Summary: Release 15.3 further enhances our Expedite ID services to help streamline and simplify implementation of TRID. What s New? Document Generation for Integrated Disclosures Loan Estimate and Closing Disclosure Barcodes: Generate documents with a barcode that will allow you to track where the document was used. This makes Loan Estimates and Closing Disclosures easier to track during pre-funding and post close audits. Improve workflow efficiencies by simplifying navigation from ecn and Inbox package centers to the Document Generation Menu
2 Data for Service Providers List (SPL): In addition to the 3 rd party fee estimates provided through Expedite ID, we will also be able to provide lenders with the data to create their own Service Providers List that can accompany the Loan Estimate. This data will be mapped back to the lender and will only be available for clients that can receive MISMO XML data in return. With the 15.3 release, this information will not be viewable in a UI, nor is elynx generating the SPL form as part of the Loan Estimate generation process. Fee Determination: Used for Document Generation of the Loan Estimate and Closing Disclosure and ecn s Settlement Agent Collaboration (Closing Disclosure only) Interface Enhancements: Differences in Loan Estimate and Closing Disclosure Fee Determination will not only be identified by fee type but also by line item. Event Notification Enhancements: elynx built a data extraction utility that can extract Broker Loan Estimate data when creating a Loan Estimate or settlement agent data from a settlement agent s draft Closing Disclosure during Settlement Agent Collaboration. The utility will monitor the data extraction process and validate that the documents received are a Loan Estimate or Closing Disclosure. An alert will send a notification if an issue has occurred. 2 Page Last Updated: 09/23/2015
3 Closing Disclosure Fee Determination Viewable by the Settlement Agent: Developed to enhance efficiencies during Settlement Agent Collaboration, the settlement agent will have access to a view only version of the lender s Fee Determination screen. Revised Text Description on ecn Admin Site for Fee Determination Electronic Closing Network Simultaneous Settlement Agent Registration and Delivery of Documents: In order to support alternate workflows, ecn now supports lenders who want to tie settlement agent registration with delivery of the first loan package. The settlement agent will still be required to complete the registration prior to viewing the documents. The settlement agent s will be considered Provisional until the registration is completed. Previously the settlement agent was required to register prior to allowing the loan officer to send the first set of documents. This is a configurable option that is turned off by default. 3 Page Last Updated: 09/23/2015
4 Inbox Enhancements Form Generation for Inbox Package Center: This allows the insertion of customer forms into a package via Package Center prior to delivery to the consumer. This was previously only supported in the Package Router. A pop-up notification will alert the user that preconfigured documents are being inserted into the package. Calendar for Critical CFPB dates: Inbox now provides a color-coded calendar that identifies important dates past/present/future related to CFPB regulations. The lender will need to provide key dates such as application date, consummation date and Change of Circumstance dates. This supplements our current TRID warning alerts with a calendar that lets the lender see compliance across the entire Loan Estimate and Closing Disclosure process. Red = Non-compliant delivery or compliant delivery date missed (details included) Yellow = Upcoming delivery due date Green = Key Date / Compliant delivery Blue = Today s date 4 Page Last Updated: 09/23/2015
5 Insertion of the TRID Your Home Loan Tool Kit / Special Information Booklet into Loan Estimate deliveries: When providing your borrower(s) with the Special Information Booklet, also known as Your Home Loan Tool Kit, it must be supplied as a document. Providing a URL is no longer considered proof of delivery even when presented after authentication and consent. While this detail is not specifically called out on the CFPB s eregulations website, elynx confirmed this information with the CFPB directly. You may also find mention on the eregulation website in Subpart C (g): ( elynx will automatically accompany a Loan Estimate delivery with the Special Information Booklet. Customers simply need to flag the delivery as an initial Loan Estimate; you will not need to provide the Special Information Booklet in your package. In addition, if your borrower does not access the edelivery then elynx will not print the guide from the loan workspace. The smaller booklet format will be manually inserted by our print center to ensure that you do not incur unnecessary print costs. Loan Estimate Issue Date: If you send the Loan Estimate electronically and the borrower has not nor does not econsent on the same date, you will need to re-create the Loan Estimate with an Issue Date that reflects the date that the Loan Estimate gets printed and mailed. You can find this mentioned on the CFPB eregulation website in Subpart E (a)(4): ( elynx strongly recommends that whenever a Loan Estimate is delivered electronically, the document should automatically fall-to-print the same day. This ensures that your Loan Estimate stays compliant. This will have an impact on elynx s print center and we strongly recommend you plan for service hour restrictions and delivery deadlines: For all packages edelivered Monday-Friday prior to 5:00pm EST via FedEx or 6:00pm EST via USPS, the package will fall-to-print with the electronic delivery. For any edeliveries sent after the above service cut-off times or later, and in the instance when the package is not econsented in the same day, you will need to re-create the Loan Estimate with the updated mail date and initiate a new delivery for direct-to-print. 5 Page Last Updated: 09/23/2015
6 Loan Estimate Issue Date - Compliance Warning: A dialog box and/or notification will be presented upon initiating a delivery when the print and mail fulfillment cannot be performed in the same-day. Identify reasons for failed mail packages: Inbox will have a list of common reasons for undeliverable or failed print packages, so that you can easily identify the issue. 7 Issues Resolved in 15.3 Inbox: In certain instances when a borrower opted out of receiving electronic documents, the system would generate an notification to the lender but it would not include a loan identifier or recipient information. This has been fixed. ecn: When creating a new loan in package center, the cancel button would not work properly and did not allow you to back out of the screen. This has been fixed. Fee Determination: The Fee Determination UI was using different data sources than the Document Generation UI. This has been fixed. Configuration The following 15.3 features will require planning and setup for the applicable subscribed services.. Feature Data for Service Providers List Simultaneous Settlement Agent Registration and Delivery of Documents Form Generation in Inbox Package Center Insertion of Your Home Loan Tool Kit Booklets Loan Estimate automatic, same day fall-to-print Contact elynx sales to enable this feature Known Issues Description of Issue: Barcode errors on generated documents when using Firefox PDF Viewer. Sometimes on printed Loan Estimates or Closing Disclosures, the barcodes are not rendering correctly. In addition, some pages of the same document will print correctly/incorrectly and the behavior is inconsistent among pages and print jobs. This issue is a known defect in Firefox PDF viewer. Interim Solution: This issue only presents itself when the document is not completely viewed on the screen in Firefox PDF viewer. To resolve this issue, scroll down and view the document in its entirety before printing. You may also choose to use Adobe Reader to work around this issue. 7 Page Last Updated: 09/23/2015
