Property investment education workshop A powerful, education based half-day workshop designed to deliver investors a sound understanding of the fundamentals of property investment. OVERVIEW The one-on-one property investment education workshop will teach you how to safely build a highperformance property portfolio and plan for future retirement. This workshop is specific to property investment and does not include advice about any other financial products such as managed funds or superannuation managed funds (other than property in Super). We appreciate that everyone will come to the workshop with a different level of understanding, so the content is adjusted to ensure the appropriate level of detail is covered. The workshop content can be tailored for first time investors through to the highly experienced and runs for 4-6 hours. PAGE 2

Property investment education workshop Key learning outcomes 1. Overview of the property market, including historical growth rates, rental returns, vacancy and interest rates for all the major Australian property markets, plus conservative forecasts from the best property economists in Australia; 2. Detailed, yet simple and clear explanation about investment property cash flow, including how a $500,000 investment property will usually cost less than $50 per week, even when interest rates are at 7%, and what to do if they increase; 3. Why an interest-only loan is so much more powerful than principal and interest loans, and how to use them to best effect; 4. How to most effectively structure finance and what the main differences between lenders are for property investors - differences that can be significantly more valuable to you than variations in interest rates; 5. How to effectively and safely use equity to buy successive properties; 6. What value properties produce the best return on investment and why; 7. Why and how to use research to source high growth property for the short, medium and long term; What s included? Fees A pre-assessment of your financial situation, property values, equity and borrowing capacity across the best property investment lenders; Recommendation of strategies to optimise your current finance and property portfolio including debt structure that will improve cash flow, minimise interest and mortgage insurance, improve borrowing capacity, reduce tax and reduce risk; Sample cash flow analysis for potential investment property acquisition; A copy of all notes, sketches and models produced during the workshop. Weekdays: $1,500 + GST Weekends: $1,800 + GST Workshop fee is charged 50% upfront and 50% upon completion. Identification of investment property risks and how best to manage them; 9. How to minimise income tax and avoid land tax; 10. Introduction to our comprehensive modelling tool (our Property Wealth Planner) that maps your current and future portfolio against various future growth and interest rates and helps you create your property wealth and future retirement plan. Property investment strategy and implementation A comprehensive 2-5 year property investment plan tailored individually to each investor s unique circumstances and financial goals. OVERVIEW This plan puts in place the immediate actions identified in the property investment workshop and may include restructuring of existing debt to free up equity and optimise your cash flow and, if appropriate, the acquisition of investment property. In addition to the property investment plan, we also create a longer term comprehensive strategy using our unique Property Wealth Planner that maps your current and future portfolio against market variables right through to retirement. insynergy will then work with you to implement the plan including our bespoke investor finance broking services. We help you source high-growth investment property that meets our strict, risk adjusted criteria and liaise with your other advisors such as accountants, financial planners and lawyers to ensure the strategy and plan considers and integrates their advice. Property investment strategy and implementation What s included? Planning stage Optimised lending and banking structure, including: Best use of offset account/s, credit card/s, lines of credit, fixed and variable rate loans; Lending structure to support optimised ownership structure, while minimising interest cost and maximising tax benefits; Optimised use of leverage, borrowing capacity and buffer/reserve funds, while avoiding or Minimising mortgage insurance to achieve the appropriate risk managed return on investment. Recommendation of ideal purchase price range to support diversification and return on investment; Optimised use of leverage, borrowing capacity and buffer/reserve funds; Before and after tax cash flow analysis including sensitivity analysis to variables and risks such as higher interest rates; Advice on appropriate use of tax variation/s; Implementation Stage Fees 5 hours of face to face meetings; 15 hours of telephone and email support to guide you through each phase of the plan step by step; Recommendations and liaison with pre-qualified property service providers such as quantity (depreciation) surveyors, building inspectors and property managers; Liaison with your other advisors such as accountants, financial planners and lawyers to ensure plan integration and implementation. Risk adjusted: We give you our absolute commitment that we will never recommend high-risk types of property, such as long term off-the-plan property, without making you clearly aware of the risks and full consideration of your risk profile. Return on investment portfolio approach: Our property recommendations are made in line with your property investment strategy. We help maximise return on investment and diversification in a future focused and balanced portfolio growth approach, designed to take advantage of growth markets while avoiding or minimising state based land taxes. Sourcing high growth investment property Fees Our investment property acquisition services are available via two fee structures: 1. A free to you commission structure: This service is basically an investment property brokerage service where the vendor, developer or project marketing company pays us. We are essentially being paid as (or replacing) the real estate agent. Technically, in a compliance sense, we are acting for the vendor, selling a pre-selected investment property product to you, while still using all the principles outlined above. This product is usually limited to new property where commission is available to be paid. There are literally hundreds of developers vying for us to sell their product, however we only recommend around 1-3% of the property that passes our strict preselection process. 2. Comprehensive fee for service buyers agent service: This is a completely comprehensive, independent service where we are wholly paid by you to exclusively represent you. As you pay us, we are not limited to assessing and sourcing only new property that has commission available. We are then free to source from every property on the market, Australia-wide. If we source a property where commission is payable, 100% of that commission is paid to you. In most cases, this commission will cover the full fee, and often leave surplus funds for your own use. The fees for this service range from 2-4% of the purchase price (2% for established/ complete property, 3% for off-the-plan (though rarely recommended) and 4% for house and land packages). This higher rate for house and land is due to the high amount of project and contract management and assessment required, however the cost is often completely rebated by commission payable, so there is rarely a net cost to you. Specialised investment finance broking insynergy offers specialised mortgage broking and finance services that help our clients safely build significant wealth. Successful investors treat debt as a tool to build wealth rather than seeing it as a burden. This is an important mindset when creating your finance strategy. Our advanced lending strategies, including finance and ownership structures, land and income tax minimisation, borrowing capacity optimisation and valuation maximisation enable the creation of substantial and tangible wealth far over and above any one lender or standard mortgage broker. Using Advanced Equity Strategies to grow your wealth If you have more than 25% equity (this is, the difference between the value of your home and how much you owe on it), it s considered lazy equity and could be costing you as much as $50,000 a year in lost opportunity. Property valuations are another area that can make or break an investment strategy. Unfortunately, valuations between lenders commonly vary by 5% and in some cases, up to an astonishing 25%. This is especially true if it s for a property being revalued to access equity. Putting that in perspective, for a $1 million property, it translates to a difference of $50,000 to $250,000, all because of contrasting opinions between a conservative valuer and a more confident one. We work with our clients to teach them methods to legitimately get an appraisal that reflects a property s true potential something that can significantly increase your returns. Other strategies we use include: How to secure your loans separately and why this nearly always helps you make hundreds of thousands of dollars more over the medium to long term; How to structure the ownership and borrowing to increase borrowing capacity, while reducing risk, income and land tax (this alone can save around $200,000 plus over 20 years in cash flow), which in turn can help you hold more property more safety and significantly increase returns; Which lenders will allow you to make the most of this equity and how to effectively split your structure and strategy between these lenders. Ongoing mentoring & wealth creation Following on from the implementation of your initial property investment plan, you can continue to work with our team to build your portfolio and grow your wealth for years to come. Our ongoing coaching and wealth creation service is a pro-active property portfolio management and coaching package designed to help you make the most of your property investments and ensure the longer-term strategy comes to fruition through constant monitoring and assessment. What s included? Annual face to face portfolio review with your highly experienced property investment adviser including; Assessment of your equity and borrowing capacity; RP Data valuation reports (1 per property); Assessment of your property rental returns and advice on how to increase them; Advice on how, when and where to invest next, to optimise returns, manage risk and minimise income and land tax. How much does it cost? The program is available to existing insynergy clients who have completed our workshop, strategy implementation and property acquisition process, for just $20 + GST per property per week. This fee will be set up as a monthly direct debit so it s easy to administer and claim as a tax deduction.* Included in the fee is an initial 1 hour face to face getting started session with our accredited bookkeeper who will show you how to load your details into the personal wealth portal and get the most out of the system. *Please consult your accountant to ensure this applies to your individual situation.
