How peer-to-peer (P2P) works at LendInvest At LendInvest we believe that the traditional way mortgages have been funded is painfully slow and outdated. Property investment should be more accessible, which is why we are on a journey to disrupt the status quo. LendInvest is a simple and safe online platform that allows you to invest in loans secured against property giving you secured superior returns. The P2P journey at LendInvest YOU ARE HERE What does secured against property mean? Unlike many other P2P platforms, LendInvest only lends against property, and all of our loans are secured by a registered legal charge against the relevant property. Our borrowers are property entrepreneurs that need short-term finance. Short-term finance is fast and flexible, but it is also more expensive than traditional finance, which is why we are able to provide decent return for our investors. LENDINVEST STARTER GUIDE 3 of 12
Funding your account Once you have verified your account, the next step before starting to invest is to fund your account. You can use online banking facilities, telephone banking or use your debit card online to fund your LendInvest account. Click to Login and access your LendInvest account Click to go Top Up Choose your payment option Our system checks the LendInvest bank account daily at 10am and 3pm. Selecting a property loan Choosing a loan is entirely your decision and at your complete discretion. This guide will explain some of the terms used to evaluate a loan. It should be easier for you to decide which loans you want to invest in, once you have read through this short guide. How much you have available to invest Amount you have invested } Your LendInvest personal wallet Our rates of return to investors depend on the rates agreed with the borrowers, which are based on a number of criteria, including Loan-To-Value (LTV), location of the property, loan amount and the relationship we have with the borrower. Also, remember that you do not have to wait until the loan is fully funded to start earning interest, as all loans are pre-funded before being placed on the platform for investment. Your Investment options available } Segments of the same loan Amount remaining to be invested in each loan Net return per annum of each loan The borrower s deadline to repay their loan Ratio of the loan amount to the value of the property Total value of each loan Understanding the terms Tranches are segments of the same loan. The only difference between the tranche is in a default situation. If a loss occurs as a result of a loan defaulting, Tranche A investors get paid first, Tranche B investors get paid second. The security remains unchanged from one tranche to another as it is the same loan and the underwriting process has been completed for the whole of the loan. For each loan there is a minimum term and maximum term. The Term Remaining is the borrower s deadline to repay their loan. Investors should be prepared to commit their funds for the whole duration of the loan. However, borrowers do also sometimes pay back early. The Loan-to-Value (LTV) is the ratio of the loan amount to the value of the property that we lend against. Eg: If a property is worth 1m and the LTV is 75% we have lent 750,000. Once you select a loan you ll be redirected to a page with further details. Status bar of this loan Type the amount you want to invest in this loan and click on Invest Now Net Return per month for this loan Price at which a property would sell on the open market Main information about the loan security More details about the loan All available loans have been funded upfront for investment before they are uploaded on to the platform. This means interest is paid to investors from the date of your investment, regardless of the percentage invested showing in the status bar. Each loan has all of the details necessary to understand the asset you are investing in. If you still need more information, our Customer Support team is available to provide more information. Investing You can invest in as many loans as you like, whilst they are available on the platform. The minimum investment for each loan is 100. Once you have decided how much you would like to invest, insert that amount in the box, and then click the Invest Now button. You will then be directed to a Receivables Purchase Agreement page. On the Terms & Conditions page if you are happy with the agreement, tick the box and click I Agree. A confirmation email will be sent to you, and you will be able to track your earnings on the Portfolio Performance page. Type the amount you want to invest in this loan and click in Invest Now You can check if your investment details are correct Tick this box if you agree with the terms Click to proceed with your investment LENDINVEST STARTER GUIDE 8 of 12
Auto-Invest Our Auto-Invest feature allows you to pre-define your investment criteria, and then allows you to automatically invest in loans based on that criteria. Note that you must have sufficient funds in your account to be able to Auto-Invest. To activate Auto-Invest, just switch on the button in your personal wallet. Portfolio Performance Once you start investing in our loans, you will be able to track and see how your investments are performing. Just click on Portfolio Performance tab on the left side of our menu and find all the information about your personal account. Click here to check your Portfolio Performance How your investment has performed since you started Average return on your investments Earnings by month history. This is your up to 5 most recent months interest payments. Remaininig term for the loans you invested in. This is only your 3 soonest investments due to repay. LENDINVEST STARTER GUIDE 10 of 12
Withdrawing your money It is possible to withdraw your earnings from the LendInvest platform to your bank account at any time (provided that the relevant funds are not invested in a loan(s)). There are no fees or charges for withdrawing your funds. Click here to go to Withdraw page Fill the amount you want to be transfered to your bank account Auto Withdraw The auto withdrawal feature is available to all investors that have bank account details connected with their LendInvest account. This feature will automatically withdraws any interest earned on a monthly basis, and sends the funds to your nominated bank account. This can be activated by clicking on your name and navigating to the Profile section. The auto withdrawal feature is at the bottom of this page and turning it on is as simple as flicking a switch.
