Mezzanine financing New York Capital Enterprises has the ability to look beyond the standard structure of a transaction. When you are unable to meet specific Loan-to-Values when purchasing a property or getting additional cash-out we can secure a second mortgage position to support your request. Mezzanine financing refers to financing that would be placed between senior debt and the equity investment. Mezzanine capital usually takes the form of subordinated debt, which senior debt holders, usually banks, view as equity. The reason to use mezzanine financing is to fund rapid expansion or acquisitions of commercial real estate for your portfolio. By using this type of subordinated debt, you will reduce the balance sheet leverage from the senior debt holder's perspective and accomplish more with less capital from an investor s perspective.
