Purpose of Presentation To present the proposed Official Plan Amendment and to receive any comments or questions the public and members of Council may have. For anyone wishing to be notified of the future meetings, please provide your contact information on the Sign-In sheet, which will become part of the Public record. Notification of Public Meeting Notification was: Emailed to statutory parties and agencies under the Planning Act. Emailed/mailed to those requesting notice following a previous public meeting. Mailed to landowners within 120 metres of the subject lands. Posted town-wide in Caledon municipal facilities and libraries. Process The draft Official Plan Amendment was prepared based on broad consultations with the public, Council and public agencies, as well as detailed studies, include: South Albion-Bolton Community Plan Employment Land Needs Study Commercial Policy Review Comprehensive Environmental Impact Study and Management Plan Transportation Impact Study Agricultural Impact Study Cultural Heritage Landscapes Assessment and Built Heritage Resources Assessment Stage 1 Archeological Assessment Water and Wastewater Servicing Plan Fiscal and Economic Impact Assessment Planning Analysis and Rationale Development Approval & Planning Policy Department Policy 5

Goals 1. To provide for a mix of high quality employment uses that contributes to the Town s employment and commercial/industrial assessment. 2. To provide for logical and orderly development on full municipal services. 3. To ensure a high standard of community design along all arterial roads. 4. 1. Provide for a Mix of High Quality Employment Uses Proposed land uses include prestige industrial, general industrial and general commercial. 2. Provide for Logical and Orderly Development on Full municipal Services Proposed road network configuration is conceptual. Municipal services include sanitary and storm sewers, shared stormwater management facilities, municipal roads, municipal water, hydro and other utilities. 3. Ensure a High Standard of Community Design Prestige Industrial designation provides for campus style development. Discourage open storage adjacent to Coleraine Drive, Mayfield Road, and Healey Road. Upgraded facades. Urban Design Assessment is required. 4. Recognize and Protect Significant Environmental Features Proposed land uses respect the natural features and functions associated with the Clarkway Tributary corridor. Uses which may have environmental impacts will require appropriate studies to address compatibility and mitigation of impacts. Facilitate eco-business opportunities. Provide Retail Service to the North Hill Neighbourhood Provision General Commercial land use permitting 60,000 square feet of retail use. 60,000 square feet will be comprised of 40,000 square feet supermarket and 20,000 square feet related retail. Next Steps Notification If you wish to be notified of the decision of the Town of Caledon in respect to the adoption of the Official Plan Amendment you must make a written request to Town of Caledon, Development Approval & Planning Policy, 6311 Old Church Road, Caledon, Ontario, L7C 1J6 Appeal Procedures (Bill 51) If a person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Caledon before the Official Plan Amendment is adopted, the person or public body is not entitled to appeal the decision of the Town of Caledon to the Ontario Municipal Board. If a person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Caledon before the Official Plan Amendment is adopted, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Municipal Board unless, in the opinion of the Board, there are reasonable grounds to do so.
