The State of Maryland just announced another great program that can be used with some of the Maryland Mortgage programs. Project Reinvest in Baltimore City will give $10,500 in combination with some of the other monies available through the State of Maryland. All guidelines follow the MMP program except there are lower household income limit as follows: Household size Income limits 1 Person $63,800 2 People $72,900 3 People $82,000 4 People $91,100 5 People $98,400 6 People $105,700 7 People $113,000 8 People $120,300 Example #1: A buyer wants to purchase a home for $200,000. The minimum the buyer has to contribute is 3% for the down payment. The Grant Assist program will cover the ENTIRE down payment. The closing costs are approximately $9,000 and the seller has agreed to give 2.5% or $5,000 and the Grant Assist program gives an additional 1% or $2,000 towards closing costs leaving a balance of $2,000 for the buyer to pay. The buyer can now receive an ADDITIONAL $10,500 so their out of pocket is $0 and they can apply an additional $8,500 towards the down payment. ALL MONIES ARE FULLY FORGIVABLE. Example #2: A buyer wants to purchase a home for $200,000. The minimum the buyer has to contribute is 3% for the down payment. The buyer can use the SELP monies of $5,000 to be applied towards the down payment leaving them to pay an additional $1,000 for the down payment ($6,000 $5,000). The closing costs are approximately $9,000 and the seller has agreed to give 3% or $6,000 leaving the buyer to pay $3,000 in closing costs. The buyer can now receive an ADDITIONAL $10,500 so their out of pocket is $0 and they can apply an additional $6,500 towards the down payment. The SELP monies of $5,000 are not forgivable and have to be repaid back to the State of Maryland and if the buyer's employer is on the Partner List they can receive an additional $2,500. So many great programs out there right now if you have a first time home buyer with decent credit then I have a program for them!
