Please review the following and retain this information for your records after submitting your application. RENTAL APPLICATIONS Each adult 18 years and older who will reside in the property must complete an application and provide a valid government issued ID or proof of legal residence status with a visa. Falsified information or inaccurate information will be grounds for denial and may be grounds for breach of any lease entered into. Co-signers are not accepted. There is a $50.00 non-refundable fee for each applicant unless applicants are married to each other. Fee must be in the form of cash, cashiers check or money order. No personal checks will be accepted.. Please remember that applying to rent a home does not guarantee its availability. Occasionally we receive multiple applications on the same property. In this case we process all applications until we have an approved applicant who has paid the required reservation fee to hold the property. When an applicant is approved, a lease must be signed and a Reservation Fee equal to one month's rent must be paid within three days. The Security Deposit is due at time of move-in. Move-in date must be no later than thirty (30) days from the date of approval. Failure to take possession of the property on date stated on lease will result in forfeiture of the reservation fee and the property will be placed back on the market. Security Deposits and First Months rent must be paid in the form of Cashiers Check or Money Order. PETS Pets are permitted in some properties at the discretion of the owner. No more than two pets are allowed in any property in which the owner has agreed to allow pets. All pets must be approved prior to being brought to a property. In the event the pet approval has been granted there is a minimum non-refundable fee of $300.00 for the first pet and $100.00 for a second pet paid directly to the owner. Fees may vary depending owners approval. Acceptable pets generally include dogs and cats. Poisonous, dangerous, or exotic animals are prohibited. Prohibited dog breeds include Bulldogs, Pit bulls, Mastiff, Akita, Chow, Doberman, German Shepard, Great Dane, Husky, Rottweiler, Wolf whether full or mixed. / Tenant Initials DATE

INCOME REQUIREMENTS Applicants should have gross monthly income equal to at least three times the monthly rental amount. Income will be verified by one or more of the following: Copy of W-2 Two of the most recent pay stubs for each applicant An offer on company letterhead for a new employer Self-employed tax return for the past two years Proof of social security benefits Proof of disability income An original court ordered document showing child support and/or alimony and proof of receipt of same Income from investment accounts Signed verification from present employer Any charge for verification of employment will be paid by Applicant and is not included in the application fee. RENTAL HISTORY Rental history both current and past will be verified for each applicant. If you have evictions or skips the application will be denied unless you can provide evidence that all balances have been paid in full. CREDIT REQUIREMENTS Applicants must have established credit. Derogatory credit is not acceptable. On occasion some owners will accept applicants with credit issues provided additional deposits are placed in the escrow account. This is on a case by case basis depending on the approval of the owner of the property. CRIMINAL BACKGROUND CHECK A CRIMINAL BACKGROUND CHECK WILL BE CONDUCTED ON EACH APPLICANT. Applicants may be denied for the following: Felonies or Misdemeanors including but not limited to: illegal drug use, manufacturing illegal drugs, theft, fraud, forgery and any sex or terrorism acts.
