ABOUT THE INVESTMENT This is a residential development in a gated community being built by an experienced UK developer in one of Europe s fastest growing economies. The national government is supporting this project through the Prima Casa (first house) program, designed to help first time buyers into property ownership. This is a short-term investment for just 24 months. Depending on the options selected, investors will either receive 10% p.a. net via quarterly payments, or receive the relevant interest upon maturity. Investors benefit from security with a first legal charge over the land as well as a debenture over the development company. This is a good time to invest in a strong European economy. Romania enjoyed fantastic growth during 2016, achieving the high GDP outturn in the EU. This strength is expected to continue in 2017. The local property market in Cluj is buoyant with prices rising fast posting an impressive 12.4% in 2015 and still going strong the following year. Demand is outstripping supply with nearby developments completely sold out, adding to the attractiveness of this exciting investment opportunity. Investors have the benefit of many development risks either eliminated or much reduced. For example: planning consent has already been gained, sales have been achieved, and construction costs quantified. The combination of an excellent return within a short timescale of just 24 months means that this investment opportunity stands to really benefit the investor. MINIMUM INVESTMENT 20,000 GBP or EUR MONEY FLOW The investor requests subscription to the loan note by completing an expression of interest. Once this has been received by the investment provider, a Loan Note Offer is produced so that the investor can fund. Once the Loan Note Offer has been signed and the investment funded, investors are provided with a Loan Note Certificate. On the closest business day to the maturity date, the capital and any unpaid interest is paid in full. FREQUENTLY ASKED QUESTIONS 1. 2. Q. What is the project? A. A straightforward property development, constructing 75 houses for first and second time buyers. The properties include a mix of semi-detached and detached houses of 140 150 sq m of built area, with three bedrooms, two bathrooms, gardens and parking spaces. Q. What security is in place for investors? A. There are two types of security. Firstly, there is first charge security over the land divided into individual plots. First charge means that no other lenders, including the owners of the project, have preference in the event that the security is called upon. Secondly there is a debenture (fixed and floating charge) over the assets of the development company. The security is held by Panorama Gardens Ltd, a UK limited company, on behalf of all investors. 3. 4. 5. Q. Is full planning consent in place? A. Yes. The planning requirements to take a project of this scale from a green field site to full planning is involved and time consuming and has taken the best part of two years. Q. How long will the project take? A. To build and sell all 75 houses is planned to take 24 months, ending mid 2017. Q. Why such a generous return of up to 30% for 24 months? A. The Panorama Gardens team set the rate of return for investors to be: a) Attractive for them, and b) Below an equity participation rate. The rate reflects a return of up to 1.25% a month, which is considered to be a fair and representative rate for a development of this type.
