MANAGER S MESSAGE The 2017 Audit is now complete and has been approved by the BOD at their June Tele-Conference meeting. Thank you to the Budget and Finance committee members, David Foulkes-Jones, Bruce Smith and Kathryn Golter for their time and expertise in reviewing the 2017 Audit draft. The Accounting firm of Clifton Allen and Larson performed our audit for the first year of their three year contract, and all of our records were found to be within GAAP guidelines. As per your Governing Documents; Bylaw 7.8 D the audit document is available to the membership on our website www.carriagemanorrv.com under Members, or copies are available at the Administration Office. We now look to developing the 2019 budgets and required allocations to the Repair/Reserve Fund are a significant factor. The projected year-end 2018 balance of $694,200.00 is a bit over the 2018 Reserve Study recommended balance, which now recommends $812,897 as the 2019 year-end balance, requiring $34,177.50 monthly funding. It is important to follow the recommendations to allow even distribution over current and future owners, allowing the fund to grow proportionately with the intent of minimizing any need for a future Supplemental Assessment to repair or replace any existing components. Construction Documents on the Patriot s Park Casita were submitted for permit to the City of Mesa on June 4, 2018, the application costs of approximately $1,300.00 were paid from the Pickleball Club treasury. The City of Mesa now has (4) weeks to review and we will receive their response this month, with the expectation of response having questions and comments that will need to be addressed by our architected as required and re-submitted. It is a process folks! The Casita team of both Long Range Planning and Pickleball Club members are working throughout the summer to keep the project moving forward. Please remember, final project approval will be required from the membership prior to construction beginning. ACTIVITY BUSTLE I hope everyone is enjoying the summer and you re finding a way to keep cool. Don t forget about the games we have set up in the Ballroom if you want to escape the heat and hang out with your neighbors. Bill Harrison s presentations on Bisbee and The Lost Dutchman s Mine went over very well. He is very informative and very entertaining. Be sure not to miss his next presentation on The Strange and Magnificent Caves of Arizona. For those of you not here for the summer, fear not. I ll be sure to invite him back during the season for your enjoyment as well. Shauna Smith Designated Broker At the risk of sounding like a broker record let me revisit something I have to record straight on regularly. When we hear from prospective buyers, new owners, and even long-term residents one of the half-truths or misconceptions regarding Carriage Manor Realty and the commissions we earn for YOU. If another agency represents me, Carriage Manor still gets money. Our response is, Mmmm, yeah but Here s the whole truth: The Carriage Manor still gets money only applies to the Capital Improvement Fee. That s all. The fee is currently $522 and is required to be paid by all new buyers. The Capital Improvement Fee goes directly into the Capital Improvement Fund which is for new build projects only. The fund cannot be used for maintenance, repairs, or anything else. So, while the Association does get some money, the opportunity to make more money comes in when Carriage Manor Realty is able to represent one or more of the parties in the transaction and earns a commission. Let us show you by the numbers: January through May 2018 Capital Improvement Fund increase: $26,100 Commissions Income: $72,600+ As you can plainly see, in just 5 months this year, commissions that Carriage Manor Realty earns are substantially more than just $522 per/buyer, AND can be used anywhere they re needed in the Associations budget. Our commissions help fund new build projects, new equipment purchases, repairs, maintenance, unforeseen expenses all things where the Capital Improvement Fund cannot be utilized. So would you rather get A) a small fraction that can only be use specifically, or B) a large portion that can be used generally? Hopefully you answered B, because it is one of the ways that assessments at Carriage Manor Resort are kept lower than other places and one of the ways your wallet is impacted less.
