If the Landlord is happy to proceed with your application we will request your tenancy administration fee (which includes: negotiations, written referencing and credit check, processing and administration paperwork) your application form will then be processed and your references and (if applicable) guarantor s references will be applied for. This normally takes 7/10 days, however, we endeavour to process your application as soon as possible, it is important you complete all relevant sections of the application form. Failure to do so will delay the process. Upon your application and references being successful we will confirm the proposed tenancy commencement date and draw up the tenancy agreements posting these out to you approximately 10 days before the agreed Tenancy start date. Initial Payment - is usually the first month s rent in advance and a tenancy deposit of a month s rent plus 100. Additional pet deposit is requested on a landlord/property individual basis. PAYMENT of Initial funds - is to be made as cleared funds prior to the tenancy commencement date. Payments can be made via bank transfer, bankers draft or debit card. ** Please note, if your application is dependent on specific requirements being fulfilled at the property (ie: oven clean), then please ensure this is stated in writing on your application form in the above notes section. The property will be handed to you in the condition as seen if there are no written requests stated in the notes section above. If you wish to second view the property you are applying for once the current Tenants have vacated (if applicable) then please contact the office. When letting a property, we are instructed by and are acting on behalf of the Landlord. We advise that we do not manage all properties being let and some properties are let without our management service. If this property is not managed by Royston & Lund we are instructed by the Landlord to locate a suitable tenant, apply for references and supply a Tenancy Agreement. Upon the agreement being signed by you on a non-managed property, you will deal directly with the Landlord for all matters. CONSENT TO USE PERSONAL INFORMATION FOR RESIDENCY CHECKS In order to proceed with your application, we re required to obtain from you sensitive information, including but not limited to: passport, visa, driving license, utility bills, bank statements and live photographs Information obtained will be for the purpose of conducting residency checks in accordance with the Immigration Act 2014. Signature; Date: TENANCY FEES Tenancy administration fee for single person / 2 applicants: standard fee of 275.00 ( 229.17 plus VAT) per property is required upon submitting your application form. Should there be more than two prospective tenants applying for the property, an additional 60.00 per applicant will be charged ( 50.00 plus VAT). If a Guarantor is required, an additional 60.00 will be charged ( 50.00 plus VAT). Company administration fee: standard fee of 300.00 ( 250.00 plus VAT) per property is required upon submitting your application form. Overseas administration fee: Should any applicant have resided outside of the UK within the last six years you will be subject to our overseas referencing rate. Overseas referencing fee is 300.00 ( 250.00 plus VAT) per property. During Tenancy Fee s Should you request a change to the Tenants listed on the Tenancy Agreement i.e. change of sharer or adding a new Tenant (subject to Landlord approval) then an administration fee of 120.00 will be charged ( 100.00 plus VAT). Should you require a Landlord s reference after or during your tenancy an administration fee of 18.00 ( 15.00 plus VAT) is applicable. THESE FEE S ARE NON-REFUNDABLE SHOULD YOU NOT DISCLOSE CORRECT INFORMATION OR YOU DECIDE NOT TO PROCEED. Payments can be made via bank transfer, bankers draft or debit card.
