ISSUED 01/31/2011; PAGE 1 OF 11 Introduction to SettlementOne 1. SettlementOne is a settlement services company that offers many of the services needed when processing a mortgage loan. It has integration capabilities in Encompass and Point, making it simple to order the following services: Appraisals (Mandatory Use of SettlementOne) AVMs (Optional Use of SettlementOne) Credit Reports (Optional Use of SettlementOne) Flood Certs (Mandatory Use of SettlementOne) SSN Verifs (Optional Use of SettlementOne) Tax Transcripts (Mandatory Use of SettlementOne) 2. This procedure will address how to order services from SettlementOne and how to access the SettlementOne dashboard. a. If you use Encompass, proceed to Step 3. b. If you use Point, proceed to Step 9. Encompass: Ordering a Credit Report 3. If you are ordering a credit report, follow these steps: a. Open the loan file for which you wish to order credit. b. Click the [Services] tab on the left nav bar and select the Order Credit Report option; the Credit Report dialog box will appear. TIP: If NMR-SettlementOne does not appear under the My Providers tab, click the All Providers tab and then find it in the list; click the [Add to My List] button. c. Click to select NMR-SettlementOne, and then click the [Submit] button; the Credit Report Request dialog box will appear.

Enter your Provider ID, Subscriber ID, Username and Password, and then select the appropriate options for the following fields: Select Product Report On (Joint or Individual) Request Type e. Click the [Finish] button; the Sending Credit Request dialog box will appear. f. SettlementOne will present a credit report in a new window; the report is also automatically saved to the loan file s efolder and can be viewed/retrieved any time by clicking the efolder icon and then double-clicking the credit report option to open the document viewer. Do not save credit reports to your computer s C: drive or desktop.

To upload the loan file to SettlementOne for any service other than Credit Report or Flood (which pull data from the file), you must first export the file to FNMA DU 3.2 format. a. Click the Services tab and select the Access Lenders option. b. Click to select the Export file to other partners option and then click the [Continue] button; the Lender Submission Request dialog box will appear. c. Select the following under Lender Transaction Options: Request Type: Export Fannie Mae formatted file Export to: Click the [Browse] button and navigate to a secure folder on the server (do not save files on your computer C: drive or desktop); use the loan number or borrower last name as the file name and save as type Fannie Mae 3.2 d. Select the following under Create a Shortcut: Export Purpose: Other Description: FNMA 3.2 e. Click the [Continue] button (if the Incomplete Application dialog box appears, click [Continue]); the Export File dialog box will appear confirming creation of the.fnm file. f. Click the [OK] button. NOTE: If you ordered credit through SettlementOne, this step is not necessary because that function uploads the file data to SettlementOne where it is stored for ordering other services. Encompass: Ordering Tax Transcripts 5. NOTE: You will need a 4506T form, signed by the borrower(s), to complete the Tax Transcripts order. It should be scanned (to PDF) and attached to the order.

Click the Services tab and select Order Verifications; the Verifications dialog box will appear. b. Select SettlementOne as the provider, and click the [Submit] button; the Services View tab will be added to the Encompass tabs (Home, Pipeline,, etc.) and the SettlementOne login screen will appear. TIP: If SettlementOne does not appear under the My Providers tab, click the All Providers tab and then find it in the list; click the [Add to My List] button. c. Enter your login credentials and click the [Login] button; the SettlementOne Services page appears, defaulted to the Inbox tab. d. If you have ordered other services on this file, click the Recent tab to find a link to your loan OR click the Search tab to search by loan # or borrower s last name; click the link on the reference number to access your loan data. e. If you have not ordered other services on this file, you will need to upload a FNMA DU 3.2 file (see Step 4 for instructions on creating a FNMA DU 3.2 file): i. Click the [Import] button; the Import dialog box will appear. ii. Click the [Browse] button and navigate to the.fnm file you saved for this loan, and then click the [Import] button. The SettlementOne Services Summary window will appear, displaying the loan s reference #, loan #, borrower name and SSN, property address, and loan status along with options for services you may order. f. Click the TRV option; the Order new Tax screen will appear with fields populated from the.fnm file you imported. g. Check the imported data for accuracy. Fields with a red asterisk (*) are required.

To attach a scanned PDF copy of the borrower s signed 4506T form click the Add Attachment link and navigate to the saved PDF, and then click the [Upload] button. j. If you want someone (in addition to yourself) to receive e-mail notifications regarding this file (such as the Officer), enter his/her e-mail address in the Notification Email Address field. k. Click the [Order] button. SettlementOne will send an e- mail notification when the order is received, and another when it is fulfilled, which will contain a hyperlink to the completed order (login credentials required to retrieve). l. After submitting the order, click the [Close] button, OR if you need to order additional services for this file, click the [Order Additional Products] button. Encompass: Ordering an Appraisal 7. Open the loan file in Encompass, and then do the following: a. Click the Services tab on the left nav bar and select Order Additional Services. b. Select SettlementOne as the provider, and click the [Submit] button; the Services View tab will be added to the Encompass tabs (Home, Pipeline, etc.) and the SettlementOne login screen will appear. For all loan types, leave any special instructions for the service provider, for example: Rush Requested. j. Enter any notes for the appraiser in the Appraiser Instructions field, for example: Property has a lock box. OR Property in a gated community. k. Enter the Listing Agent s name, phone number and e- mail address under Alternate Contact Information.

Your Branch Manager can complete these fields on the first appraisal order and check the Store this card on file for future orders box, OR if the borrower has returned the signed GFE and Notice of Intent to Proceed, the borrower s credit card information can be used. m. Click the [Order] button. SettlementOne will send an e- mail notification when the order is received, and another when it is fulfilled, which will contain a hyperlink to the completed order (login credentials required to retrieve). n. After submitting the order, click the [Close] button, OR if you need to order additional services for this file, click the [Order Additional Products] button. Encompass: Ordering a Flood Certification 8. Open the loan file in Encompass, and then do the following: a. Click the Services tab and select Order Flood Certification; the Flood Certification dialog box will appear. b. Select MDA Flood Services as the provider, and click the [Submit] button; the Flood Report Request dialog box will appear. TIP: If MDA Flood Services does not appear under the My Providers tab, click the All Providers tab and then find it in the list; click the [Add to My List] button. c. Select the Life of option for all files. d. Click the [Finish] button to submit your order. SettlementOne will send an e-mail notification when the order is received, and another when it is fulfilled, which will contain a hyperlink to the completed order (login credentials required to retrieve).

Click the [Services] tab on the toolbar and select the Credit Reports and Request Credit options; the Credit Report Request dialog box will appear. c. Select the appropriate options in the following sections: i. Credit Agency ii. Report Type iii. Request Type d. Check the data that imported from the loan file. e. Click the [Submit] button; the SettlementOne Login dialog box will appear. f. Enter your login credentials and click the [OK] button. g. A PDF of the Credit Report will appear in another window; click the [Save] icon and save the credit report using the loan number followed by credit (i.e. 9999credit) in a secure folder on the server (do not save credit reports on your computer s C: drive or desktop) and then close the Credit Report window. h. Click the Services Summary tab to order additional services, or click the [Exit settlementone.com] icon to close the settlementone.com window.

It should be scanned (to PDF) and attached to the order. 11. Open the loan file in Point, and then do the following: a. Click the [Interfaces] tab on the toolbar and select the Bundled Services option; the Bundled Services Interfaces dialog box will appear. b. Select SettlementOne, and then click the [OK] button; the Bundled Services Interfaces page will appear. c. Click the [Launch settlementone.com] button; the settlementone.com login page will appear. d. Enter your login credentials and click [Login]; the settlementone.com Services Summary page will appear. e.
