Experience with Jint Venture arrangements JOB PURPOSE The purpse f the rle is t manage the delivery f sites frm the planning cnsent stage and agreement fr Lease / Sale up t the end f defects perid, ensuring cmpliance with the develper's bjectives and/r agreements with develpment partners and pre let/sale agreements. The rle will als invlve prviding prject prcurement, build cst advice, cnstructin and technical advice and assistance t the develpment team and finance team during the site due diligence, pre let / sale and planning phases and prvides a Business wide cntact fr all develpment cntracts. The rle is als respnsible fr managing emplyer s agents and the CDM prcess thrugh external cnsultants, and reprting n prgramme, risk and cst t the Head f Develpment. Planning & Design Liaise with Head f Planning and Partnerships Directrs t ensure that the planning cnsents are satisfactry t the end user and funders and can be built within the agreed budget. 4. Cmpliance & Cntracts Negtiate sectin 278 agreements Agree warranties Agree ER s. DETAILED JOB PROFILE Funding Management Prvide all infrmatin required by funder's slicitrs and technical advisers t allw them t advise funders. Ensure cmpliance with develpment and JV agreements, managing Emplyer's Agent's duties in this respect but als undertaking services nt delegated. Prepare grss develpment cash flw fr investment cmmittee and r funding purpses. Wrk with FD/CFA n cmpliance with funding agreement including discharge f cnditins percent t draw dwns. Prepare and submit drawdwn requests and substantiating infrmatin t funders adviser. Wrk with FD/CFA and prperty manager in cllating infrmatin required fr sale f cmpleted develpments. HR/JD s/new Frmat/CCD

Develpment Management Surveyr End User Agreements Review and advise n cnstructin / technical issues in respect f Agreement fr Lease / Sale dcumentatin and supply technical / cnstructin infrmatin and dcumentatin t slicitrs, Sales Team and end users. Ensure Lease cmpletin r cmpletin in accrdance with turnkey/milestne agreements is secured at practical cmpletin Assist Grup Sales Directr with CRM, in particular in respect f managing custmer change and design/specificatin imprvement prcess and update sale /accunt managers f changes implemented n prjects during the cnstructin phase. Cmpliance with Planning and ther statutry requirements Review and advise clleagues n prpsed planning cnditins, frm a technical / prcurement perspective. Ensure pre start and pre ccupatin planning cnditins are met by the cntractr; Assist DMs n agreement f s106 agreements and manage / mnitr subsequent cmpliance. Manage preparatin, submissin, btaining and cmpliance with prject specific cnsents, fr example Natural England Licences,etc Manage preparatin and agreement f s278 agreements. Instruct, brief, direct and manage 'client' appinted cnsultants including CDMC and Emplyer's Agents. Cnstructin & Cmmercial Management Prvide advice t clleagues in respect f prject delivery, build csts, risk and prgramme. Authrise detailed design and prepared, agree and issue letters f intent t cntractr, as required, pre cntract. Agree cnstructin dcumentatin with cntractr, funder's slicitrs and technical advisers t ensure all is 'back t back'. Fulfil client rle under building cntract. Mnitr design develpment and cnstructin by cntractr t ensure cmpliance with pre let / sale agreements. Manage cnstructin prcess with Agreement fr Lease / Sale, mnitring thse bligatins delegated t cnsultants and cntractr and undertaking thse which are nt delegated. Manage preparatin, agreement, cmpletin and supply f cllateral warranties t all relevant parties. Manage / mnitr placing f prject specific insurances Manage prject budget pst planning and Agreement fr Lease / sale budget. Prvide FD / CFE with infrmatin t allw preparatin f mnth MI reprts. Manage the Emplyers Agents and ensure they mnitr and manage cnstructin in accrdance with funding and end user requirements; Attend client / custmer develpment level prgress review meetings. Ensure prjects are delivered within agreed budgets and timescales and reprt n any variatins t these. Advise and update the reprts including preparing, submitting and presenting reprts at develpment bard meeting. KEY WORKING RELATIONSHIPS The need t establish and develp key wrking relatinships with a range f internal departments is f paramunt imprtance. These wrking relatinships determine the effectiveness f the Develpment Management Surveyr in their rle. The Develpment Management Surveyr will liaise with a wide range f external stakehlders t include specialist cnsultants, custmer s representatives and funders. Required t assist develpment clleagues with due diligence prviding advice and supprt thrughut the develpment prcess; HR/JD s/new Frmat/CCD

Develpment Management Surveyr RESPONSIBILITIES FOR COLLEAGUES The Develpment Management Surveyr will prvide prfessinal technical assistance t clleagues acrss the Castleak Grup and be the Castleak pint f cntact fr all develpment deals. WORKING ENVIRONMENT This pst is based at Raglan Huse but will require the pst hlder t visit prjects n site thrughut the UK n a regular basis.
