Tenant Selection Guidelines Roberts Brothers Property Management is required to establish minimum guidelines for accepting rental applications. Each applicant must qualify on their own ability. Co-signers are allowed but only at the discretion of Roberts Brothers Property Management. All co-signers must meet the same criteria as any applicant. Any adult that will occupy the premises must complete an application and be qualified. Co-signers must reside in the state of Alabama. All applications will be processed through a professional credit bureau. It is important that you complete the application completely to ensure that the application will be processed in a complete and timely manner. The application fee is nonrefundable and the application could be denied if full information is not provided. Any false or omitted information will constitute grounds for rejection of the application. Roberts Brothers Property Management adheres to all Federal Fair Housing Laws (Title VII of the Civil Rights Act of 1968 as amended by the Housing Community Development Act of 1988) which stipulates it is illegal to discriminate against any person in housing practices on the basis of race, color, religion, sex, national origin, disability or familial status. APPLICATIONS: In order to process your application the following information must be provided: 1. A completed rental application for each person, over 18 years of age, who will occupy the unit. Please complete all lines, sign, and date the application at the bottom. 2. Reliable DOCUMENTATION and telephone numbers to verify all income and references, NO EXCEPTIONS. 3. If EMPLOYED, your most current pay stub. 4. If SELF-EMPLOYED, a copy of last year s income tax returns (the first two pages, Form 1040) 5. An application-processing fee of $50.00 per person over 18 years of age. This is a non-refundable fee. Payable in form of money order or cashier s check only. 4% surcharge for all credit card payments. 6. Please provide a copy of your driver s license. 7. Please have your current property manager/landlord complete the rental verification form attached. We will start processing your application immediately upon receipt of a completed application which includes the processing fee. Incomplete application without the processing fee will not be processed. QUALIFICATIONS: 1. Qualifying income standard: Monthly rent x 2= applicant s monthly income. Multiply monthly rent of property applying for times 2; if your monthly income equals this amount, you meet the qualifying income standard. Employment and salary is verified through your employers. 2. Good credit as evidences by Trans Union credit report (i.e. no charge off accounts, collection accounts, 60 or 90 day delinquencies, etc,) Bankruptcies filed in the past eighteen months must be discharged and accounts included satisfied.
3. Good landlord references. Current and previous landlords will be contacted via telephone to verify rent payment history and tenancy history. Previous evictions automatically disqualify applicants and/or co-signers. Rental verification form is required for processing. 4. Occupancy guidelines: Two people per bedroom, plus one person (HUD occupancy standards) 5. No registered sex offenders will be permitted to lease a property or inhabit a leased property. PROCESSING AND SCREENING: 1. Processing time is approximately two-business day. (Subject to Roberts Brothers Property Management receiving landlord verifications) An incomplete application will delay or prevent processing. 2. All applications will be presented to the property owner or owner s agent for approval. Every effort will be made to present applications within 24 hours of completing the processing of all applications received for a specific property. All applications will be submitted to the property owner or owner s agent for final tenant selection. 3. Once an application has been accepted, all monies due (first month s rent, security deposit and application fee) and an executed residential lease agreement must be received within three days of acceptance. 4. Initial payment of rent, security deposit, and rental fee must be in the form of a CASHIER S CHECK, MONEY ORDER, OR TRAVELER S CHECK. 5. A property is considered rented only when all required deposits and fees have been paid and a residential lease agreement has been executed by all residents and the property owner or owner s agent.
