Our capabilities Investment process Asset management We provide clients access to our series of solutions through a range of products and structures, tailored to what best suits their requirements. We also co-invest alongside investors on a range of assets and products. With our clients at the heart of everything we do, we operate within a defined investment process with established risk controls that are supervised by our investment committee, comprising senior investment professionals together with representatives from our specialist teams. We draw on the knowledge and experience of our global real estate business to ensure that any investment activity has been through a rigorous process. We aim to increase the value of the properties we manage, and deliver quality investment performance for our clients. At TH Real Estate, we recognise the advantage of local representation. By applying our own experience, as well as that of our local advisors, we create business plans with challenging goals. We target assets with long-term potential and those where value can be added via letting, re-letting, promotion, refurbishment and redevelopment. As well as investing across all commercial sectors, we manage funds with sector specialist and/or regional themes. Specialising across five key sectors: retail, office, industrial, commercial real estate debt and multifamily residential, our objective is to deliver superior investment performance and client service on a diversified and global scale. Florentia Village Jingjin, China This asset is one of the most successful luxury designer outlets in China, with c.613,500 sq ft (57,000 sq m) of leading brands. The asset is part of our c.$5bn global outlet mall portfolio, which is spread across the UK, continental Europe and China. Development From inception to completion, we add value to our assets via cross-sector development, which ranges from direct development to joint ventures, and development funding. The team boasts strong management skills, an entrepreneurial mind-set and a thorough understanding of the development process, enabling them to fulfil the demands of our clients. Edinburgh St James, UK With an estimated value of over $1.3bn, and with sustainability at its core, this development will create 850,000 sq ft (c.79,000 sq m) of high-quality retail space, a luxury hotel and up to 250 new homes. 4

Atlantic Haus, Germany This is a 348,500 sq ft (32,400 sq m) LEED Gold certified office, managed on behalf of the Cityhold Office Partnership - a $2bn pan- European office vehicle comprising investors TIAA, AP1 and AP2. Recent highlights We launched the Austria Investment Club, targeting 250m equity to access retail and office assets across Austria. We established a new JV with Korean Teachers Credit Union to invest $1bn in US commercial real estate loans. We secured German capital for our US value-add multifamily housing strategy. We opened an office in Miami to manage Southeast US and Latin America activities. We secured c. 470m debt financing on a portfolio of 10 assets on behalf of our Cityhold Office Partnership. We committed to reduce the energy intensity of our equity portfolio by 30% by 2030. We earned our 10th consecutive EPA ENERGY STAR Partner of the Year Award.
