PRODUCT DISCLOSURE SHEET Please read this Product Disclosure Sheet before you decide to take up the AmBank Term Loan Facility. Be sure to also read the terms in the letter of offer. Kindly seek clarification from if you do not understand any part of this document or the general terms stated herein. AmBank Term Loan Facility Date : 1. What is this product about? A loan granted to finance the purchase of asset and/or for working capital purposes with fixed monthly repayment amounts for a period of time. You may offer your asset as a security for this financing. 2. What do I get from this product? i. Total amount borrowed : RM... ii. Loan tenure : [ ] years Current Base Rate (BR) : [ ]% Margin/Interest rate : [ ]% Prescribed Rate : [ ]% 3. What is Base Rate (BR)? Base Rate (BR) is the reference rate used as the basis for pricing retail loans. The BR is determined based on the bank s benchmark cost of funds (COF) and the statutory reserve requirement (SRR) cost imposed by Bank Negara Malaysia (BNM). 4. What are the possible scenarios to trigger a change in BR? The BR can be adjusted to reflect changes in benchmark COF and changes in the SRR cost. Changes in the benchmark cost of funds could occur due to changes in the Overnight Policy Rate (OPR) as decided by the Monetary Policy Committee of BNM, as well as other factors and developments in market funding conditions. 5. Historical benchmark COF The benchmark COF, indicative BR and published BR since January 2016 are shown in the graph below. Definition: For data month position up to December 2016, the Benchmark COF is the average three-month rolling 3-month KLIBOR rate plus 3- month SRR cost. For data month position starting from January 2017 onwards, the Benchmark COF is computed based on marginal COF and methodology that is in line with BNM s Reference Rate Framework issued in August 2016. Indicative BR is the interest rate that tracks the benchmark COF and used as the major reference point to determine change in the bank s published BR. Published BR is the rate that customers with base rate-linked loans will be charged on, and thus, this rate determines the loans repayments. Page 1

Stamp Duties : As per the Stamp Act 1949 (Revised 1989) ii. Disbursement Fees : Include fees for registration of charge and other related charges (if applicable) iii. Professional Legal Fee : Solicitors fees for preparation of financing agreement (if applicable) iv. Valuation Fee : Valuer fees for preparation of formal valuation report (applicable to completed property only) v. Guarantee Fee : As per guarantee fee charged by CGC, SJPP or any other third party guarantor. 8. What if I failed to fulfill my obligations? i. Late payment penalty: 1% p.a. on the amount in arrears. ii. In addition, your default in payment will also affect your credit profile. iii. We may set-off any credit balance in any of your account maintained with us against any outstanding balance in this financing account. The Bank will provide a notice of 21 days prior to exercise this right. iv. Legal action will be taken if you fail to respond to reminder notices. Your asset may be foreclosed and you will have to bear all costs. You are also responsible to settle any shortfall after your asset is sold. v. Legal action against you may affect your credit rating leading to credit being more difficult or expensive to you. 9. What if I fully settle the loan during lock-in period? i. Lock in period : Nil ii. You are to provide notice to AmBank 1 month prior to settlement of the facility. Failing which, you are required to pay 1 month interest in addition to the full redemption sum. 10. Do I need any insurance coverage? i. Reduce Term Assurance (RTA), provides coverage for secured and unsecured fixed term loan and is paid in a single premium upon loan activation. This policy is designed to provide coverage on death or total permanent disability (TPD) for director(s) and owner(s) of the company. ii. Fire Insurance, provides coverage both residential and commercial type properties pledged as collateral. Its cover damages or destruction due to fire and help you cope with any costs of rebuilding or repairing the property in the event of fire. 11. Do I need a collateral or guarantor? This is depending on your creditworthiness. 12. What do I need to do if there is/are change(s) to my contact details? It is important that you inform us of any change in your contact details to ensure all correspondences reach you in a timely manner. Kemudahan Pinjaman Bertempoh AmBank Tarikh : 1. Apakah produk ini? Pinjaman untuk membiayai pembelian aset dan/atau sebagai modal urusniaga dengan bayaran balik melalui ansuran bulanan untuk satu tempoh masa. Selain itu, aset anda boleh dijadikan cagaran bagi pembiayaan ini. 2. Apakah yang akan saya perolehi dari produk ini? i. Jumlah pembiayaan : RM. ii. Kadar Asas (KA) adalah kadar rujukan yang digunakan sebagai asas untuk menetapkan harga pinjaman runcit. KA ditentukan berdasarkan ukur rujuk kos dana bank dan Keperluan Rizab Berkanun (KRB) yang dikenakan oleh Bank Negara Malaysia (BNM). 4. Apakah senario yang mungkin menyebabkan perubahan pada KA? KA boleh diselaraskan mengikut perubahan dalam ukur rujuk kos dana dan perubahan dalam KRB. Perubahan dalam ukur rujuk kos dana boleh berlaku disebabkan oleh perubahan pada Kadar Dasar Semalaman (KDS) seperti yang diputuskan oleh Jawatankuasa Dasar Monetari BNM, serta faktor-faktor dan perkembangan lain dalam keadaan pendanaan pasaran. 5. Rekod lampau ukur rujuk kos dana Ukur rujuk kos dana, KA indikatif dan KA tersiar semenjak Januari 2016 ditunjukkan dalam graf di bawah. Definisi : Untuk data kedududkan bulan sehingga Disember 2016, ukur rujuk kos dana adalah kadar 3 bulan KLIBOR, 3 bulan boleh pinda purata tambah 3 bulan kos KRB. Untuk data bermula dari Januari 2017 dan seterusnya, ukur rujuk kos dana dikira berdasarkan kos dana marginal dan kaedah yang selaras dengan Rangka Kerja Kadar Rujukan BNM yang dikeluarkan pada bulan Ogos 2016. KA Indikatif adalah kadar keuntungan yang mengikuti ukur rujuk kos dana dan digunakan sebagai rujukan utama untuk menentukan perubahan dalam KA tersiar di bank. KA tersiar adalah kadar yang akan dikenakan ke atas pelanggan yang mempunyai pinjaman berkaitan kadar asas, dan dengan itu, kadar ini menentukan pembayaran semula pinjaman. Page 4

6. Apakah tanggungan saya? Bayaran ansuran bulanan ialah RM. (berdasarkan jumlah pembiayaan yang dibiayai). Jumlah bayaran balik bagi tempoh [ ] tahun ialah RM. Yuran Guaman Professional : Yuran professional bagi menyediakan perjanjian pinjaman (jika berkaitan) iv. Yuran Penilaian Hartanah : Yuran professional bagi menyediakan laporan rasmi hartanah yang siap dibina sahaja (jika berkaitan) v. Yuran Jaminan : Seperti yuran jaminan yang dikenakan oleh CGC, SJPP, atau mana-mana penjamin pihak ketiga yang lain 8. Bagaimana jika saya gagal memenuhi tanggungan saya? i. Caj pembayaran lewat sebanyak 1% setahun ke atas amaun yang tertunggak, menyebabkan jumlah yang masih terhutang meningkat. ii. Seterusnya, kemungkiran pembayaran anda juga akan menjejaskan profil kredit anda. iii. Kami berhak menolak selesai apa-apa baki kredit dalam mana-mana akaun anda dengan kami untuk apa-apa baki yang terhutang dalam akaun pembiayaan ini. Bank akan memberi notis 21 hari sebelum tindakan tersebut diambil. iv. Tindakan undang-undang akan diambil terhadap anda jika anda gagal memberikan jawapan terhadap notis peringatan. Aset anda boleh dihalang tebus dan anda akan menanggung semua kos. Anda juga bertanggungjawab untuk menyelesaikan apa-apa kekurangan setelah aset anda dijual. v. Tindakan undang-undang terhadap anda boleh menjejaskan penarafan kredit anda dan menyebabkan kredit bertambah sukar atau mahal untuk anda. 9. Bagaimana sekiranya saya menyelesaikan pinjaman sebelum tarikh sekatan matang? i. Tempoh sekatan : Tiada ii. Anda dikehendaki menghantar notis satu (1) bulan kepada AmBank sebelum tarikh penebusan yang dicadangkan. Sekiranya gagal berbuat demikian, faedah satu (1) bulan akan dikenakan sebagai Yuran Penamatan Awal, sebagai tambahan kepada jumlah penuh penebusan. 10. Apakah saya memerlukan perlindungan insurans? Insurans Penyusutan Jangka (RTA), menyediakan perlindungan bagi pinjaman bercagar dan tidak bercagar dan bergantung pada pembaharuan tahunan. Polisi ini memberi pelindungan ke atas kematian atau hilang upaya kekal dan keseluruhan (TPD) terhadap pengarah dan pemilik syarikat. Insurans Kebakaran, memberi perlindungan kepada hartanah kediaman dan hartanah komersial yang dicagarkan kepada pihak Bank. Ia melindungi kerosakan atau kemusnahan yang disebabakan kebakaran dan membantu anda dalam menghadapi kos pembinaan atau pembaikan hartanah sekiranya berlakunya kebakaran. 11. Adakah saya perlukan cagaran atau penjamin? Ini bergantung kepada keupayaan kredit anda. 12. Apakah yang perlu saya lakukan sekiranya berlaku perubahan pada butiran hubungan saya?
