Hotel Management Contracts Over the past decade, the process of selecting and negotiating hotel management contracts with hotel companies across the Middle East has become more sophisticated, complicated and competitive. A typical hotel management contract has in excess of 100 major negotiation points which have an immediate and lasting effect on the value of the property, the cash flow likely to flow to the owner and the performance and manageability of the operator. TRI has experience with all major local and international hotel management companies for new hotel and resort projects across the Middle East. We understand management company branding, contract structure, major commercial terms and other owner and operator obligations. Asset Management TRI provides asset management and consulting services for existing hotel, resorts and real estate projects. These services are typically commissioned in order to assist our clients with asset enhancement, increased cash flow and improved value. OUR PROJECT EXPERIENCE SIGNATURE MIXED USE PROJECTS ACROSS THE GCC Parsons / RTA Dubai Municipality Master Planning and Feasibility Study for the Dubai Canal Project The project envisioned the development of an innovative development with exceptional activities to take advantage of the extensive water frontage. The initial master plan comprised of seven precincts with a GFA well over a million square metres which included high-end residential communities, shopping mall and high-street retail, government complexes, waterfront promenade, marina and multiple hotel developments. TRI prepared a comprehensive evaluation of the relevant real estate markets and completed the project in two stages: a master plan validation to evaluate the proposed and alternative development schemes, followed by a market and financial feasibility study with full component financials. Market and Financial Feasibility Study for the Dubai Convention Center TRI assisted OBE Architects and Dubai Municipality with the feasibility study and hotel operator selection for the Dubai Convention Centre located in Al Jadaf. Covering approximately 57,000 m2 of land area, the project had a total built up area of 1.7 million square feet and included a 10,000 seat theatre, and three towers which housed offices, hotels and a retail promenade. TRI provided strategic advice and recommendations on the master plan after analysing in detail the demand drivers, growth potential, and current and projected market performance of various real estate sectors in Dubai. www.trimideast.com 06

SIGNATURE MIXED USE PROJECTS RAK Properties Sorouh Market and Financial Feasibility Study for the Mina Al Arab Mixed-Use Development in Ras Al Khaimah Mina Al Arab is positioned as Ras Al Khaimah s leading mixed use development with residential, retail and hospitality districts. TRI was commissioned to undertake a market and financial feasibility study and master plan validation for the project. Our study provided an extensive review of the relevant residential, retail, private beach club, hotels, eco-lodge and marina markets. TRI provided additional assistance with the negotiation of the hotel management agreement for the proposed beach resort. Market and Financial Feasibility Study for Shams Marina, Al Reem Island Market and Financial Feasibility Study for Shams Marina, Al Reem Island TRI assisted Sorouh in assessing the viability of the landmark AED 5.7 billion Shams Marina project, one of the five precincts within the Shams Abu Dhabi Development covering 1.75 million m² on Al Reem Island in Abu Dhabi. The multi-billion dirhams real estate project included residential, retail, entertainment, hotel, branded apartments, and a marina. Our study provided a comprehensive review of the relevant hotel, real estate, and marina markets, followed by development recommendations and financial analysis of the project using custom-built model. Aldar Properties Lusail Market and Financial Feasibility Study and Master Plan Validation for the Al Mashtal Mixed- Use Development in Abu Dhabi TRI was commissioned to undertake a market and financial feasibility study and master plan validation for a proposed mixed-use development in central Abu Dhabi. The project incorporated retail, residential, commercial and hospitality components and TRI provided guidance and feedback on the initial masterplan along with recommendations on revisions to the mix, location and position of various real estate assets within the development. Highest and Best Use Feasibility Study and Masterplan Validation for the Qetaifan Islands Mixed Use Project in Doha TRI undertook a highest and best best feasibility study and masterplan validation for the Qetaifan Islands project in Lusail, Doha. Qetaifan Islands form an exclusive district in the Lusail City development in Qatar. They comprise four offshore islands, with a combined land area of 2.5 million m2. TRI conducted an assessment of the inital masterplan and provided guidance and recommendations on the residential, office, retail and hospitality uses included within the project. www.trimideast.com 07

KEY TEAM MEMBERS PETER GODDARD MANAGING DIRECTOR A founding partner of TRI in 1995, his areas of specialisation include site analysis and planning; market assessment and demand forecasting; facilities recommendations; prospective financial analysis; valuations; management and contract negotiations; investment and sensitivity analysis; and tourism development and master planning. Such continuous exposure to, and study of, hotel, tourism and real estate industries has provided Peter with an extensive background and understanding of the feeder markets, demand generators and other key factors affecting future demand levels and characteristics, optimal market positioning for facilities and demand capture. In his role as Managing Director of TRI, Peter has overseen all of TRI s assignments across the region. RASHID ABOOBAKER ASSOCIATE DIRECTOR Rashid has over ten years experience in tourism, hospitality and real estate consulting. During this period, he has advised individual and institutional developers including government agencies on real estate and hotel developments, prepared market entry and expansion strategies for hotel operators and performed operator selection for several prestigious projects across the region. Over the years, Rashid has undertaken nearly 200 studies across the Middle East, Africa and South Asia. Rashid s previous experience is grounded by positions in financial services, research and real estate. Having started his career at the mortgage division of the Standard Chartered Bank in Bangalore, prior to joining TRI, Rashid headed a research team at Thomson Financial (now Thomson Reuters) with coverage spanning the financial services markets of North America and E.M.E.A. Apart from skills gained in market research, analysis and reporting, the role also garnered him knowledge of content development, process management and quality control procedures. CHRISTOPHER HEWETT ASSOCIATE DIRECTOR Christopher joined TRI in 2010 and since then has engaged in over 200assignments throughout the MENA region encompassing market and financial feasibility studies, operational reviews, operator selection and valuations. He has advised numerous clients ranging from high net worth individuals to financial institutions and government organisations and adopts a pragmatic and rational approach to unique hotel and real estate projects, guiding clients through the various stage of the development lifecycle.
