Attached is an Application for Housing and information about Habitat for Humanity, sweat equity, and income guidelines. Please review the enclosed information. If you feel that you meet the qualifications for becoming a Habitat partner, please complete the application and return it within 30 days to the address listed below. FAMILY SELECTION CRITERIA Central Westmoreland Habitat for Humanity, Inc. is seeking partner families for its building program. We build or rehabilitate homes, sell them at no profit, and provide a no interest mortgage. The participation requirements are: 1. The need for adequate shelter. This may include, but is not limited to, the family living in housing that lacks proper plumbing or sanitary facilities, has hazardous wiring, lack of heat, or severe structural problems. Need for adequate shelter may also be defined as overcrowding and/or the family being cost burdened (defined as a family paying in excess of the HUD guideline of 30% of its gross annual income for housing). 2. Ability to repay mortgage loan. We will consider families who have demonstrated acceptance of financial responsibility, debt management, and income stability. They must have an income between 30% and 60% of the current Area Median Income (AMI) but not exceed the maximum income requirements shown below, have no outstanding legal judgments or pending bankruptcies. 2010 Income Guidelines These guidelines are based on the median income for the Greater Pittsburgh Metropolitan Area as calculated and published by the Department of Housing and Urban Development each spring (for 2010 a family of four s median income is $63,000). To be eligible for Habitat Partnership, a family s income falls between 30% and 60% of the median income. The family will participate in the home visit. The family will meet the 350 hours of sweat equity requirements. The family will participate in education sessions. The family will pay the down payment of $2,000. The family will avoid new consumer debt during this process. The family will live where the affiliate has land to build. The family will notify the affiliate of any change in family composition. The family will notify the affiliate of loss of income. The family will notify the affiliate of changes in contact information. The family agrees to maintain the home. The family agrees to pay the monthly mortgage without default. I understand that the evaluation will include personal visits, a credit check, and employment verification. I have answered all the questions on this application truthfully. I understand that if I have not answered the questions truthfully, my application may be denied, and that even if I have already been selected to receive a Habitat home, I may be disqualified from the program. The original or a copy of this application will be retained by Habitat for Humanity even if the application is not approved. I understand that Habitat for Humanity screens all potential staff (whether paid or unpaid), board members, and applicant families on the sex offender registry.
