1 1.1 Processing 1.1.1 Appraisal Review 3 The Appraisal Review department uses the Conversation Log in Byte to put their notes. You will also find the Appraisal Reviewer listed under Parties when an appraisal review is done. 1.1.2 Agency Case Number On the Home screen the Agency Case No should be completed correctly. FHA Case Numbers are 13 digits and should be entered in the following format: 111-2222222-333 USDA Case Numbers are 14 digits. Correct format of a USDA Case Number is, for example, 11-222333333333. 11 represents the State Code. 222 represents the County Code. 333333333 represents the primary borrower (borrower 1) social security number. Specifically, if the borrower s SSN is 111-22-3333, and the subject property is located in Dallas County, Texas, the USDA Case Number would be entered as 49-056-111223333. FHA Section 184 Case Numbers have the same format/digit count as normal FHA loans. i.e. 1112222222-333. However, FHA Section 184 case ID s appearing on the 184 approval do not contain 13 digits. Therefore, you must enter 0-184 at the end of the published case number to fit the correct format required in Byte. For example, if the case form from 184 indicates the case number is 405105296, you would ensure this number is entered within the Byte field 405-1052960-184. VA Case Numbers are 12 digits and should be entered in the following format: 11-22-3-4444444 1.1.3 Agency Case Number Date On the Home screen the Agency Case No should be completed correctly.
4 New FHA MIP rules require the MIP to be paid over the life of the loan. Previous rules said that the MIP had to be paid 5 years or to 80% LTV whichever came later. How long the MIP is paid has a direct impact on the calculation of the APR. 1.1.4 HPML Loans Byte will automatically calculate and determine if your loan is a High priced mortgage loan. If the loan meets the criteria then there are additional underwriting and appraisal requirements that must be met. Go to the Truth in Lending / Reg Z screen to see if your loan is a HPML loan. 1.1.5 Multiple Branches For a Processor to be granted rights to process for multiple branches a Branch Manager must email alesia.williams@gatewayloan.com authorizing the security access. 1.1.6 Export FNMA 3.2 File Follow these steps to export a FNMA 3.2 file. 1) Open loan. 2) Go to Tools at the very top. 3) Select Export. 4) Select Fannie Mae File. 5) Click the Create File button. 6) Select Yes or No when the "would you like to open" message appears.
7) Click the Close button to return to Byte. 1.1.7 Order Title Follow these steps to order Title. 1) Go to the Parties screen. 2) Double click on Title Company. 3) Go to the General tab and complete Company, Name, and other information. 5
6 4) Go to the Processing Log screen. 5) Click the Add Order Outs button. 6) Check the Title Description box and click the OK button. An order will be added to your list of Processing Items. 7) Double click the magnifying glass icon. Request to Order Title form will appear.
8) Click the Print, PDF, or Email button to send form to your Title agency. 7
8 1.1.8 Order Hazard Insurance Follow these steps to order Hazard Insurance 1) Go to the Parties screen 2) Double click on Hazard Insurance Company. 3) Go to the General tab and complete Company, Name, and other information. 4) Go to the Processing Log screen. 5) Click the Add Order Outs button.
6) Check the Hazard description box and click the OK button. An order will be added to your list of Processing Items. 7) Double click the magnifying glass icon. Request for Evidence of Insurance form will appear. 9
10 8) Click the Print, PDF, or Email button to send form to your Hazard Insurance agency.
1.1.9 Order CAIVRS Follow these steps to order CAIVRS. 1) Open the loan. 2) Go to the Home screen. 3) Go to the Borrowers section and click the Order button. 4) Select Order CAIVRS for all Borrowers or this Borrower. The CAIVRS number will auto populate on the screen. You can also select View Negative Report Info or Edit Defaults. 1.1.10 USPS Verification Follow these steps to do a USPS address verification. 1) Right click on any address field. 2) Select Lookup on USPS. 11
12 3) USPS website will appear with your address verification.
1.1.11 Statement of Credit Denial Follow these steps to generate a Statement of Credit Denial. 1) Go to the Statement of Credit Denial Screen. 2) Complete screen. 3) Click the Printer icon. 4) Select documents. All borrowers are required by Ecoa to receive a Statement of Credit Denial. Select document for all borrowers. 5) Click the Print icon. 1.2 Working With Underwriting 1.2.1 Credit Only Submissions Follow these steps to submit to underwriting for a a credit review. 1) Go to Status screen. 13
14 2) Loan Officer must complete the Processor Requested date. 3) Loan Processor must complete the Underwriting Requested date.
1.2.2 Submit To Underwriting Follow these steps to submit a file to underwriting. 1) Go to Status screen. 2) Completed Underwrite Requested date. 15
16 1.2.3 Underwriting Determination As long as the file has been decisioned by the Underwriter has Denied, Approved, Suspended, Cancelled, etc... this document will be able to be printed. 1) Click the Printer icon. 2) Browse Custom Documents. 3) Select Underwriting Determination from the list of forms. 4) Click the Print icon.
1.2.4 Decline Loan 1.2.4.1 Hmda Information Follow these steps to complete the HMDA information screen on a decline. 1) Go to the HMDA screen. 2) Complete the Action Date. 3) Select the Action Type. 4) Go to the Subject Property tab. 5) Complete Owner Occupancy. This field should automatically populate if completed on the Home screen. 6) Complete Property Type. This field should automatically populate if completed on the Home screen. 7) Click the FFIEC Geocoding System link to look up census information. If no property exists, then check N/A on all. 8) Complete the Street Address, City, State, and Zip Code and click the Search button. Search results will appear. 9) Complete the County Code, Census Tract, and MSA No. 17
18 1.2.4.2 Statement of Denial Follow these steps to complete and generate the Statement of Credit Denial. 1) Go to the Statement of Credit Denial screen. 2) Click the Fill button to complete the Description of Account. 3) Click the Fill button to complete the Description of Action Taken. 4) Check boxes to complete the Principal reason(s) for credit denial. 5) Select Method Used to deliver notice.
6) Complete Prepared By. 7) Click the Printer icon to access list of forms. 8) Click the Print icon to generate letter. 19
20 1.2.4.3 Loan Status Follow these steps to change the Loan Status. 1) Go to the Status screen. 2) Complete the Declined date.

22 1.3 Working With Closing This report will show you all files that are in Clear to Close status, but have not been moved to Docs Requested status. Follow these steps to 1.3.1 Lock Expiration It is crucial that you check your lock expiration date prior to changing the status to docs requested. Once the file is in docs requested status, the lock cannot be extended. The closing department must go through the process of taking it out of docs requested status, getting the extension, and then putting the loan back in docs requested status. This causes lost time and your place in line in the closing queue. Please make sure your lock expiration is good through the date of funding. 1.3.2 Closing Pipeline Report This report will show you all files that are in Clear to Close status, but have not been moved to Docs Requested status. Follow these steps to run the Closing Pipeline. 1) Select the Reports view. 2) Select the Closing Pipeline Report from the list. 3) Click the Run icon.
1.3.3 23 Doc Requests In Process Report This report will show you all files that are in Docs Requested status, and the Closer assigned. Follow these stpes to run the Doc Requests report. 1) Select the Reports view. 2) Select the Doc Requests - In Process All (closer assigned) report from the list. 3) Click the Run icon.
24 1.3.4 Retail Fundings Report This report will show you a list of all funded loans within the requested time period. Follow these steps to run the Retail Funding report. 1) Select the Reports view. 2) Select the Fundings Retail--Excel report from the list. 3) Click the Run icon.
