MIMUTUAL PORTAL LOGIN Login to the MiMutual Portal at http://michiganmutual.com/ using your username and password Once logged in, the links within the Broker Login box will allow access to Broker Tools. Users may contact clientrelations@mimutual.com with any login problems. 4

PORTAL TOUR P I P E L I N E S T A T U S P A G E Loans registered in the NEW portal have loan numbers that begin with 2017. Simply click on the desired loan and the system will automatically drive to the appropriate system to continue the loan process. 5

PORTAL FEATURES S TAT U S O F L O A N Users can follow a loan through the Michigan Mutual Process in Real-Time in the Pipeline View, each stage of the process is listed under the Current Status column. 7

PORTAL FEATURES S TAT U S O F L O A N Loan Open: A FNMA 3.2 has been uploaded into the portal, and a Michigan Mutual loan number has been issued. Registered: The Registered/Lock screen within the portal is completed and submitted via the portal. The Michigan Mutual Disclosure Desk team will issue the initial application and disclosures to the borrower, and the Loan officer will receive the 1003 for e-signature. Intent to Proceed Received/E-sign Completed The esigned package is completed by all parties and received by Michigan Mutual. The assets, income, credit and supporting documents should now be uploaded to the portal, until this is completed the loan will remain in this status. The Document upload category: New Submission & Invoices Document Check: The assets, income, credit and supporting documents are reviewed for minimum submission requirements. Document Check Failed: The assets, income, credit and supporting documents are reviewed and did not meet minimum submission requirements. The Document upload category: Document Check Requirements 8

PORTAL FEATURES S TAT U S O F L O A N Submitted: The Jr. Underwriter is conducting their initial review of the file. Pre-Underwriting: The Jr Underwriter will review file and resolve any conditions applicable. In Underwriting: The initial underwrite is performed. Approved: The underwriter has completed the initial underwrite and emailed out the approval certificate to the processor and LO. The Document upload category: Prior to Docs Conditions Eligible for Initial CD: All items required to issue an initial CD are received and approved. Suspended: The underwriter was unable to render a credit decision based on the information supplied or the file is pending a second level review for decline The Document upload category: Prior to Docs Conditions PTD Condition: Indicates that the client has supplied conditions or documents for review. The Document upload category: Prior to Docs Conditions 9

PORTAL FEATURES S TAT U S O F L O A N Condition Review: The Junior Underwriter and Underwriter review and resolve submitted conditions Final Underwriting: The underwriter moves the loan to final review to issue Clear to Close Clear to Close: Loan is ready for docs to be generated. Click on Actions to Request Closing. The Document upload category: Invoices (unless uploaded previously in the process) Docs Ordered: The Closing doc request has been received. Closer Assigned: The loan has been assigned to a Closer. Docs Out: Closing documents have been sent to the Title company. Docs Back: Executed Closing documents have been received from Title company. Funded: Wire has been released to Title/Escrow company. 10

Click Upload files. Upon upload of the New Submission package. A drop down choice of invoices is available for any invoices that can be provided at this time. This will direct the invoices to our Central Disclosure Team for accuracy when completing the initial CD. 22

PORTAL ENHANCEMENTS A P P R O V A L C E R T I F I C A T E Underwriting Certificate will have the following status: Approval Suspended Declined Condition categories will be as follows: PTD=Client to Provide=Prior to Docs PTD-U=Client to Provide=Underwriter to Review PTF= Prior to Funding *The certificate will not reflect a CTC title, it will show all conditions cleared with the exception of outstanding PTF conditions* 29

PORTAL FEATURES C h a n g e o f C i r c u m s t a n c e ( C O C ) Submit a Request For Change of Circumstance for changes on unlocked and locked loans and Loan Product Changes 1. Navigate to the Change of Circumstance (COC) form from the Actions button on the pipeline 2. Complete ONLY the field (s) that are changing 3. Click the Submit Request Button 31

Appraisal Process Functionality to order appraisals through the MMI portal has been added to the Action button within the pipeline with receipt of the Intent to Proceed from the borrower. Clicking the Actions button will display the option to $Order Appraisal/Final Inspection. The client will be driven to the Equity Solutions Website, or the AMC in which they are approved to utilize. Along with the convenience of the link within the portal, Equity Solutions will operate under the system Appraisal Scope, this is their internal system to order and track appraisals. PORTAL FEATURES L O A N E S C A L A T I O N Users will use the Loan Escalation Form to escalate the following: Loan Decisions Conditions Missed Documentation The MiMutual Underwriting Management Team will review and responded to within 24 hours. 37

PORTAL FEATURES L O A N E S C A L A T I O N There are six Loan Escalation types, using the proper escalation helps ensure the appropriate person is reviewing the escalation. Decision Escalation Use this choice if you disagree with the Denial or Suspended decision. Condition Escalation Use this choice if you feel a condition may not be necessary or you are attempting to clear the condition utilizing alternative documentation. Missed Docs Escalation - Use this choice if you have submitted documentation which has not been addressed by the underwriter after their review. (Please note our standard Next Day turn time to clear conditions.) Exception Use this choice if you are requesting an exception to be made. Collateral Escalation Use this choice if you are requesting a review of an item related to the appraisal. Disclosure Escalation Use this choice if you are requesting a review of a disclosure condition. 38

PORTAL TOUR R E S O U R C E S - L O C K A R A T E Click on Rates or the Lock Rate icon to access the Borrower Paid or Lender Paid Rate Sheets. Borrower paid will not have your Comp built into the rate sheet. Lender paid will have your Comp built into the rate sheet. Simply find the program, number of days and rate you wish to lock and click on the corresponding rate. Once you complete the steps that follow you will receive a rate lock confirmation via email from secondary. 40

NEW LOAN REGISTRATION PROCESS L O A N I N F O R M A T I O N Once the loan has been uploaded successfully, indicate one of the following: New Application as of Today OR Lock Only and 6 pieces of RESPA are not received in order to complete an application at this time * If your FNMA 3.2 upload includes 6 pieces of information meeting RESPA requirements you will be required to complete LE fees, regardless of choosing Lock Only 62

NEW LOAN REGISTRATION PROCESS REGISTER/LOCK Step 2 In submission, all information from your FNMA 3.2 upload will populate to the Register/Lock screen. This step will also give you product eligibility and rates. 63

NEW LOAN REGISTRATION PROCESS R E G I S T E R / L O C K M U L T I P L E B O R R O W E R I N F O R M A T I O N Verify all information that has imported via the 1003 to ensure accuracy, Multiple borrowers on a FNMA 3.2 upload will be indicated with a blue bar separating each borrower for completion and review of information for accuracy. **Any changes to the loan information after the loan is registered must be made via the Request for Change of Circumstance (COC) 64

This will help walk users through the required fields, once the information is completed the field will drop from the list and the red highlight will disappear. 68

Changing the fields applicable to the parameters listed in red and click Refresh Rates this will change product to the list of Eligible Programs However you may lock or Register an Ineligible Program. 77
