Throughout this document, we, us or our refers to FBD Insurance plc, while you or your refers to you the person who has taken out the insurance. What cover can we provide? Cover is available under the following headings: Buildings and Contents Liability protection Sports equipment All risks Home emergency assistance The cover you choose must be based on your own individual requirements, for example the type of property you own (house or apartment) or if you rent a property rather than own it. The cover under each section is outlined below to assist you purchase the cover that suits your needs. 1
1. Buildings and Contents The cover on buildings includes the private home, landlords fixtures and fittings and also domestic outbuildings and structures like patios, decking, swimming pools, boundary walls. Contents includes household goods, personal belongings and valuables contained within the private home and domestic outbuildings. Standard cover protects the private home, domestic outbuildings and or contents against the following insured risks. Fire, explosion, lightning, earthquake Escape of water Collapse of aerials Aircraft and other aerial devices or articles dropped from them Smoke Malicious damage Impact Theft Leakage of oil Falling trees Storm, flood Subsidence and landslip We also provide the following additional benefits as standard. Buildings Cost of temporary alternative accommodation up to 15% of the buildings sum insured Accidental breakage of fixed glass and sanitary fittings Professional fees, debris removal and expenses necessary to comply with regulations in reinstating / repairing your home after a loss up to 20% of the buildings sum insured The costs involved in tracing a leak of water or oil limit 650 Fire brigade charges of up to 2,000 (higher limits can be provided up to a maximum of 10,000) Accidental damage to buildings Contents Contents temporarily removed up to 15% of contents sum insured Door lock replacement following a break in limit 1,200 Theft of contents in the open limit 650 Loss of food in freezer limit 500 Loss of central heating oil limit 650 20% increases in sum insured for weddings and Christmas Accidental damage to entertainment equipment limit 2,000 Optional accidental damage cover on contents You may be able to add accidental damage cover on your contents for an additional charge. 2. Sports equipment We can provide all risks cover both at and away from the insured home on unspecified items or sets of sporting equipment. 3. All risks We can provide all risks cover both at and away from the insured home on items of specified and unspecified jewellery and personal belongings and personal money. 4. Personal accident It may be possible to avail of cover for certain injuries resulting from accidents and should you wish to purchase this cover we recommend that you contact us for further information. 5. Liability protection We provide cover for your liability to members of the public including as owner of the property insured and the employment of domestic staff including homehelps, childminders and carers. Where your home is owner occupied we also provide personal liability protection under the policy for you and for members of your family residing in the insured home with you. We will pay up to 2,600,000 including legal costs, fees and expenses for any one claim. 6. Home emergency assistance We provide home emergency assistance as standard when the home is owner occupied with buildings and contents insured. Otherwise, it may be possible to add this to your policy if it is not already included as standard. We will provide assistance to repair or secure your home and protect you from further loss or damage in the event of an emergency. Cover is only provided for agreed emergency repair work to the private home, incurred with our prior agreement. An emergency situation can include damage to pipes, broken doors or windows, storm or accidental damage which could lead to further loss or damage if not repaired urgently. In order to avail of this service you need to contact us on 1890 583 583 or in the event of theft contact An Garda Síochána first before calling us. We cover the cost of a repairer to call out and carry out the necessary repairs and materials up to 200 for each emergency and 254 for broken glass. You will need to pay the cost of repairs above this amount but if you have a valid claim we will refund the repair cost you paid. 3
What significant or unusual exclusions or limitations apply? There are a number of policy conditions and exceptions which apply to your home policy and these are outlined within the policy document. Outlined below are some specific conditions and limitations which you should make sure you are aware of. Unoccupancy or unfurnished Certain risks will not be insured if the insured home is left unoccupied or unfurnished for 45 days in a row or for 90 days or more in the period of insurance. Examples of risks which will be excluded include malicious damage, theft, excape of water, leakage of oil and accidental damage, if applicable. Inner limits Inner limits will apply to certain covers as shown in the policy document. Under contents we can pay up to 5% of the contents sum insured on a single valuable and up to 20% of the contents sum insured on all valuables. All risks For cover to apply for theft from an unattended motor vehicle, the items must be kept in a locked boot or glove compartment. Occupancy Many of the covers provided are more restricted or excluded from policies where the occupancy of the home is: let to tenants, unoccupied, a holiday home. These restrictions will be clearly shown on your quotation documents and policy schedule. It is important to clearly advise us of the occupancy of your home as it is a material fact which we use in agreeing to provide insurance or the premium we charge. 4
Excess You will have to pay the first part of certain claims under the policy as shown on your schedule. Your policy will only provide cover above this amount. Our standard excess levels are shown in the following table. The excess amounts which apply to your policy will be noted on your schedule. Storm and flood Loss or damage to fences, gates, hedges, roofs made with felt over 5 years old or torch-on felt over 10 years old is excluded. In addition, cover is not provided for frost, subsidence or landslip damage or any damage which happens gradually. Escape of water Loss or damage to any part or appliance from which the water leaked caused by wear, tear or gradual detorioration is excluded. Leakage of oil Loss or damage to any part or appliance from which the oil leaked caused by wear, tear or gradual detorioration is excluded. A remediation expert must not be appointed without our prior agreement. Liabilities to others We will not provide cover where liability arises from: any trade, profession or business, the use of any mechanically propelled vehicle, owning or using dogs in breach of the Control of Dogs Acts, injury to members of your family or household. 5
What else do I need to know? Condition of Average You need to carefully consider and regularly review the sum insured on your buildings and contents. Buildings The sum insured should be the full cost of rebuilding all items that make up the buildings as new. This is not the same as the market value of your buildings. The sum insured should also include an amount for architects fees, compliance with building regulations and debris removal. For information on rebuilding costs visit the Society of Chartered Surveyors website www.scs.ie. Contents We recommend that you list and value items room by room to ensure that your sum insured is the full cost of replacing all your household contents. If your sums insured are below the full cost, the Condition of Average will apply which means we will only pay a proportion of your claim based on the difference between the sum insured and the actual replacement costs. How we settle your claim At our option we can choose to make a payment, repair (appoint a builder), rebuild or replace losses. The most we will pay will be the sums insured as noted in your schedule. New for old Buildings Once the sum insured represents the full cost to rebuild the buildings as new as explained above, and they are maintained in good condition, we will settle buildings claims without deduction for wear, tear or loss in value. When we settle a claim on this basis we will hold back part of the settlement amount until the repair or rebuilding work is complete. This is generally in the region of 25%. We will pay this amount once we are satisfied that the works have been completed: within an agreed time frame, according to the scope and cost agreed, and a final invoice is submitted. Contents Contents claims will also be settled without deduction for wear, tear or loss in value once the sum insured represents their full replacement cost as new. This will not apply to clothing and entertainment equipment over 3 years old. New for old does not apply to flooring over 5 years old. 6
No claim discount We allow a no claim discount (NCD) to reward claim free policies up to a maximum NCD of 50%. To help protect your NCD we provide Step-back protection if your NCD is 35% or higher. This allows your NCD to be retained but stepped back if you have a single claim. If you have more than one claim in the same period of insurance you will lose your entire NCD. Losses not covered by insurance Losses can happen that are not covered by home insurance including: 1. wear, tear, rust or corrosion, gradual loss or damage, upkeep costs or normal decoration, mildew, rising damp, dry or wet rot, moth, vermin, insects, atmospheric or weather conditions, 2. deliberate acts by a member of your family or household or loss or damage by anyone lawfully in the insured building, 3. damage caused before the insurance was taken out, 4. loss or liability arising directly in connection with construction or reconstruction works, structural alterations, demolition or extensions to your private home, faulty workmanship, design or materials. Important Cover is subject to the terms, conditions, exceptions and excesses noted in your policy documents. Your policy documents (schedule, policy document, quotation letter, proposal form or statement of fact) will confirm the cover that applies to your policy or quotation. 7
