LeftNav Menu 3 Recent Activity lists the loans most recently accessed by the user currently logged in. Add a Loan - upload a 3.2 file or request a lock Software Center Not currently used Origination Tools contains the Quick Pricer tool. Pipeline contains tools for accessing queues, individual pipelines, and reporting functions. InfoCenter contains links to resources provided by LHFS.
Quick Pricer/Forward Locks 4 Quick Pricer allows you to check pricing prior to registering a loan. A loan can be created in Quick Pricer, allowing a Forward Lock. If a loan is already registered, use the Registration/Lock feature through the Loan Actions menu instead of the Quick Pricer. You cannot lock or float a loan that is already registered through Quick Pricer.
When Quick Pricer is selected, the Loan Info screen appears. 5 Certain information is assumed, but must be changed to obtain accurate pricing. Fill in relevant blank fields.
Click on the Search Programs button at the bottom of the screen to see eligible products. If fields are blank that require information for accurate pricing, a message will appear in red as shown below. 6 The required fields will be noted in red at the top of the screen for each tab that has errors.
Click on the Loan Info tab to change information and obtain new pricing. 7 Select any Eligible Product. and the pricing will display here.
Loan Actions Menu 8 The page you are currently on will be greyed out. Loan Info brings up loan and borrower information. Edit 1003 allows for 1003 details to be changed. Price/Lock allows access to pricing, locking, and floating. Submit to Land Home Financial sends the loan to Land Home. Update Lender provides an update to information that was previously submitted to Land Home.
Phase 1: Register the Loan 9 Upload a FNMA 3.2 file to the Seller Portal (EZCLD.LHFS.com) A. Click on Upload New Loan on the main screen. The Loan Upload Selection screen will open. B. Click on the magnifying glass to the right of the Select Originator field.
The Search box will open in a new window. C. Enter the first few letters of the Originator s last name and click on the Search button. 10 D. When the Search Results appear, select the appropriate Originator name using the Actions column. The selected Originator name will populate in the Select Originator field. NOTE: This person will receive email communication such as confirmation of lock, loan approvals, etc. E. Click on the Select File(s) button. The window to open a file on your computer will appear. F. Select the FNMA 3.2 file you want to upload, then click on the Open button.
The Loan Status field will default to Origination. G. Select Correspondent from the drop down menu in the Origination Channel field. 11 H. Click on the Upload Loan(s) button. The Destination after upload field should always be set to Price/Lock.
The Loan Info screen will appear, and will autopopulate information from the FNMA 3.2 file. 12 I. Complete blank fields. The Underwriting Type field must be changed to reflect the type of AUS. Once selected, the Recommendation field will appear. Select the matching AUS decision. Search parameters can be altered to filter pricing results.
If upfront Mortgage Insurance is financed, click on the calculator icon. 13 Select the percentage of upfront Mortgage Insurance and the screen will autofill the correct information. Click on the Save button. The correct financed loan amount and upfront Mortgage Insurance will now populate on the Loan Info screen.
Phase 2: Lock the Loan 14 Search for pricing, lock the loan, or request to float and lock at a later point in time. A. Click on the Search Programs button at the bottom of the Loan Info screen.
Eligible products will display. B. Click anywhere on the Loan Product line to see pricing options 15 If the desired product does not display or you have no eligible products to select from, click on the Loan Info tab and make any necessary changes to the loan details or search criteria and click on the Search Programs button again. C. Select the pricing for the requested lock period.
D. The Estimated Close Date must be the anticipated closing date if the loan has not closed yet, or the date the loan actually closed. 16 This message box below will appear regardless of which option is selected. E. Click on the Register/Lock button to request the lock, or the Register/Float button to lock later.
The Loan Snapshot screen will show the appropriate Lock Status. 17 The Lock Status shows as Float Approved after clicking on the Register/Float button. The Lock Status shows as Lock Requested after clicking on the Register/Lock button. The Lock Desk will email a confirmation notification when the lock has been confirmed.
Phase 3: Upload and Submit the Loan 18 Prepare the Credit Package, Color Appraisal, and Legal Package according to the Submission form. Create a PDF file and upload to the Seller Portal (EZCLD.LHFS.com).
A. Click on the edoc Manager icon. 19 B. Click on Upload when the edoc Manager popout window opens. The Upload Documents screen will open. C. Drag the file from the computer s desktop and drop onto the screen.
There will be a green circle that confirm the download is complete, and the name of the uploaded file will show (highlighted below). 20 D. Click on the down arrow for the drop down menu to the right of the Type Field. Select Seller s Loan Package. E. Click on the Save Files button.
The screen returns to the edoc Manager. Click on the X in the right corner of the window to close the edoc Manager. 21 F. Click on the Loan Actions button, then select Submit to Land Home Financial from the drop down list.
B. Select Delegated from the Select Submission Type field. 22 The Confirmation screen will show a message confirming that the submission has been received. C. Click on the Send Loan to Lender button.
Phase 4: Submit Conditions 23 Create a PDF file for each Condition and upload to the Seller Portal (EZCLD.LHFS.com).
A. Click on the edoc Manager icon. 24 B. Click on Upload when the edoc Manager popout window opens. The Upload Documents screen will open. C. Drag the file from the computer s desktop and drop onto the screen.
There will be a green circle that confirm the download is complete, and the name of the uploaded file will show (highlighted below). 25 D. Click on the down arrow for the drop down menu to the right of the Type Field. Select _Seller s Conditions.
E. Click on the Attach to Condition link. 26 The Attach to Condition window will appear. F. Click on the down arrow and select the appropriate condition.
G. After the condition is selected, Click on the Attach to Condition button. 27 H. On the Upload Documents screen, click on the Save Files button.
I. Click Update Lender whenever documents are uploaded to a loan 28 J. Insert comment (required) and press Update Lender
Tools and Functionality 29
Change Requests, Lock Extensions and Cancellations 30 Change Requests, Lock Extensions, and Cancellations are requested directly through the Seller Portal (EZCLD.LHFS.com).
The loan must be locked in order to submit change requests, lock extensions or cancellations. 31 The bottom of the Price Lock screen will have the option for a Change Request.
The Change Request Locked Loan screen will appear. Select Price Change, Lock Extension, Cancel Lock or other as applicable. 32 If a Lock Extension is selected, enter the requested number of days to extend in the Comments area. Click on the Send button to submit the request.
If a Product Change is requested, enter any relevant information regarding the change to the lock in the Comments area. If Other is selected, explain the changes in the Other explanation field. 33 Click on the Send button to submit the change request.

Message Center 35 Messages are automatically sent to other system users when certain actions occur within the Seller Portal.
Click on the Messaging icon in the toolbar. Toolbar when you are not in a loan: 36 Toolbar when you are in a loan: All messages sent to the user (any loan the user has worked on) will display when you are not in a loan. When you are in a loan, you will only see messages relevant to that loan.
37 Click on any message line to view the full message. To delete or archive messages, flag the message by clicking in the flag column to the left of the message line, and select the Delete Flag or Archive Flag icons above the messages.
