PRODUCT DISCLOSURE SHEET Read this Product Disclosure Sheet before you decide to take up the Oil Palm Plantation Financing-i. Be sure to also read the terms in the Letter of Offer. Seek clarification from your institution if you do not understand any part of this document or the general terms. 1. What is this product about? Oil Palm Plantation Financing-i Name of Product : Date : Oil Palm Plantation Financing-i is a financing for acquisition of oil palm plantation land or refinancing of existing oil palm plantation land that is calculated on a variable rate basis and you are offering your plantation land as a security for this financing. 2. What is the Shariah concept applicable? Oil Palm Plantation Financing-i is based on Shariah concept of Bai Bithaman Ajil (BBA). BBA is a contract that refers to the sale and purchase transaction for the financing of assets on a deferred payment and on instalment basis with a preagreed payment period. The sale price will include the profit margin of the bank. 3. What do I get from this product? Notice on Base Rate of Alliance Islamic Bank Berhad Effective 1 January 2015, Alliance Islamic Bank Berhad ( the Bank ) will be using the Bank s Base Rate as the reference rate for determination of pricing for all applications of retail Islamic overdraft, Islamic mortgage and Islamic term financing products. The Bank s current Base Rate is 3.82%, effective from 20 July 2016. 5. What is the Base rate ( BR ) The Bank s BR comprises our benchmark cost of funds ( COF ) and the cost of Statutory Reserve Requirement (SRR) imposed by Bank Negara Malaysia ( BNM ). Our benchmark COF reflects the cost of raising new funds and is based on monthly average of 3-month Kuala Lumpur Interbank Offered Rate ( KLIBOR ). The BR methodology is subject to periodic review. The implementation of new BR methodology is also subject to approval by BNM. 6. What are possible scenarios to trigger a change in the BR? Our BR can rise or fall due to changes in the benchmark COF and changes in the SRR. Changes in the benchmark COF could occur due to changes in the Overnight Policy Rate (OPR) as decided by the Monetary Policy Committee of BNM or due to other factors such as changes in the Bank s funding strategy or cost of raising funds. 7. What other charges do I have to pay? a) Professional Legal fee Include fee for preparation of the financing agreement, stamp duty (as per the Stamp Duty Act 1949 (Revised 1989)), and disbursement fee. b) Valuation Fee Valuation fee for preparing the formal valuation report (applicable for completed properties only). Unless otherwise specified herein, the Bank s charges exclude any current taxes and future taxes that may be imposed (including the Goods and Services Tax ( GST )), under the relevant legislation. Upon the effective date of implementation of any such taxes in the future and wherever applicable, the Bank will be entitled to recover such taxes from you. 10. How do I service my monthly instalment? For your convenience, we recommend payment via the following modes: Interbank GIRO (IBG)/Instant Interbank Funds Transfer (IBFT) via ATM or Internet Banking. From your Alliance Current Account/Savings Account - Direct Debit via Alliance Online Banking or Standing Instruction (SI). Alternatively, you may make payment at any Alliance Bank Branch over-the-counter or at the self-service kiosk. Remark: Fees and charges maybe imposed for cheque and cash payment in the future with prior notice. 10. What if I fail to fulfil my obligations? Compensation Fee for Late Payment of 1% p.a. on the arrears amount until maturity date or at the prevailing daily overnight Islamic Interbank Money Market (IIMM) on the outstanding amount upon expiry of tenure. If you fail to pay 3 monthly instalments consecutively, we may increase the Effective/Prescribed Profit Rate not exceeding the Ceiling Rate pursuant to Ibra principles. We may set-off any credit balance in accounts maintained with us against any outstanding balance in this financing account. Legal action will be taken if you fail to respond to reminder notices. Your property may be foreclosed and you will have to bear all costs. You are also responsible to settle any shortfall after your property is sold. Legal action against you may affect your credit rating leading to credit being more difficult to obtain or more expensive to you. 11. What if I fully settle the financing during the lock-in period? Lock-in period: years from the 1st disbursement date. Early settlement charge: % on the approved amount. Ibra (Rebate) shall be granted based on the following: a) Early settlement or early redemption b) Facility fully settled through restructuring c) Settlement after event of default d) In the event of early termination or cancellation of financing before the maturity. 12. Do I need any takaful/insurance coverage? Mortgage Reducing Term Takaful (MRTT) is optional; however, you are advised to take up MRTT to ensure that your next of kin is protected in the event of unforeseen circumstances affecting yourself. Yes, MRTT is required. No, MRTT is not required. Note: Takaful Coverage/Fire Insurance is compulsory. However, only the Takaful coverage will be financed by the Bank. 13. What do I need to do if there are changes to my contact details? Apakah konsep Syariah yang digunapakai? Pembiayaan Ladang Kelapa Sawit-i adalah berdasarkan konsep Syariah Bai Bithaman Ajil (BBA). Apakah caj-caj lain yang perlu saya bayar? a) Yuran Guaman Profesional Yuran peguam cara untuk penyediaan perjanjian pembiayaan. b) Yuran Penilaian Termasuk yuran untuk penyediaan perjanjian pembiayaan, duti setem (tertakluk kepada Akta Duti Setem 1949 (Semakan 1989)), dan yuran pembayaran. Kecuali dinyatakan sebaliknya di sini, caj dari pihak Bank tidak termasuk sebarang cukai semasa dan cukai yang mungkin akan dikenakan pada masa hadapan (termasuk Cukai Barangan dan Perkhidmatan ( GST )) di bawah undang-undang yang berkaitan. Selepas tarikh kuat kuasa pelaksanaan mana-mana cukai tersebut dan di mana terpakai, pihak Bank berhak untuk menuntut kembali cukai tersebut daripada anda. 6. Bagaimanakah saya boleh membayar ansuran bulanan saya? Untuk kemudahan anda, kami mencadang bayaran menerusi kaedah berikut: GIRO Antara Bank (IBG)/Pemindahan Dana Segera Antara Bank (IBFT) melalui ATM atau Perbankan Internet. Dari Akaun Semasa/Akaun Simpanan Alliance anda - Debit Terus melalui Perbankan Dalam Talian Alliance atau Arahan Tetap (SI). Sebagai alternatif, anda boleh membuat bayaran di mana-mana kaunter atau kiosk layan diri di cawangan Alliance Bank. Nota: Fi dan caj mungkin akan dikenakan bagi cek dan bayaran tunai pada masa hadapan dengan pemberian notis terlebih dahulu. Page 4 of 5

7. Bagaimanakah sekiranya saya gagal menunaikan kewajipan saya? Yuran Pampasan untuk Bayaran Lewat 1% setahun atas jumlah ansuran bulanan tertunggak sehingga tarikh matang atau berdasarkan kadar semasa harian semalaman Pasaran Wang Antara Bank Secara Islam (IIMM) ke atas baki prinsipal tertunggak selepas tamat tempoh. Sekiranya anda gagal untuk membayar 3 ansuran bulanan berturut-turut, kami boleh meningkatkan Kadar Keuntungan Efektif/Tetap tidak melebihi Kadar Siling berdasarkan prinsip Ibra'. Kami boleh menolak-selesai segala baki kredit dalam akaun yang dikekalkan dengan kami terhadap sebarang baki tertunggak dalam akaun pembiayaan ini. Tindakan undang-undang akan diambil sekiranya anda gagal untuk memberi maklum balas kepada notis peringatan. Hartanah anda boleh disita dan anda perlu menanggung semua kos yang berkaitan. Anda juga bertanggungjawab untuk menyelesaikan sebarang baki belum jelas selepas harta anda dijual. Tindakan undang-undang terhadap anda boleh menjejaskan penarafan kredit anda, dan menyebabkan kredit lebih sukar diperoleh atau lebih mahal untuk anda. 8. Bagaimanakah sekiranya saya membuat penyelesaian penuh pembiayaan sebelum tarikh matangnya? Tempoh tertutup: tahun dari tarikh pengeluaran pertama. Adakah saya memerlukan sebarang perlindungan Takaful/ Insurans? Sumbangan Takaful Gadai Janjil (MRTT) bukan wajib; bagaimanapun, anda dinasihatkan untuk mengambil MRTT untuk memastikan bahawa keluarga anda akan dilindungi sekiranya berlaku kejadian yang tidak diduga ke atas diri anda. Ya, MRTT diperlukan. Tidak, MRTT tidak diperlukan Nota: Perlindungan Takaful Kebakaran/Insurans Kebakaran adalah wajib. Tetapi, hanya perlindungan Takaful boleh dibiayai oleh pihak Bank. 10.
