ENVIRONMENTAL AND FLOOD RISK CAPABILITY Undertake technical due diligence on behalf of purchasers and vendors, liaising with the client s other professional team throughout the acquisition/divestment process, and advising on key issues, risks and associated cost liabilities. Ability to undertake instructions on portfolios and individual properties across EMEA using a variety of reporting formats to suit individual project requirements. Expertise in the assessment of contaminated land to support redevelopment through the planning process; including regulatory liaison and the completion of Phase I Desk Studies and Phase II Ground Investigations, formulation of Remediation Strategies and production of post-remediation Verification/Validation reports. In-house Flood Risk consultancy, providing initial Flood Risk Screening on all projects, more detailed Flood Risk Reviews where issues have been identified and Flood Risk Assessments for planning. Case Study Client: Dartmoor Capital Management Ltd Properties: Nationwide (Mansion Student Accommodation Fund) Total Properties: 25 Role: Working collaboratively with CBRE s Building Surveying and Engineering Services teams, the team provided Environmental Due Diligence services on a multi-disciplinary vendor pack. Our role included a detailed review of existing documentation, site inspections, regulatory liaison and completion of bespoke and fully auditable reports that were assignable to the purchaser. The Environmental Team assigned a designated Project Manager to support the Client throughout the project; ensuring the delivery of a consistent product that assisted with the sale of the assets at full value and without delay to the transaction. 6
CAPITAL ALLOWANCES CAPABILITY We assess total tax savings available on capital expenditure projects, including acquisitions, new developments and refurbishment works to existing accommodation. Tax savings available to communal areas only which in many cases can equate to as much as 20% of total costs incurred. Using our unique dual specialism in tax and surveying, we are able to identify more tax savings than a conventional accountant. Provide strategic advice on energy efficient plant & equipment, where significant cash-flow benefits will arise. We act for both landlords and occupiers to maximise their tax positions.
