LAUDERS CREDIT FUND OFFERS INVESTORS THE OPPORTUNITY TO PARTICIPATE, VIA A LOAN STRUCTURE, IN A PORTFOLIO OF MELBOURNE REAL ESTATE PROJECTS Lauders Credit Fund lends to Melbourne land subdivision projects targeting 10% p.a. returns paid quarterly Key features of the fund include: REGULAR INCOME The Fund aims to provides investors with a steady income stream. 1 AGGREGATION OF FUNDS Pooling funds with other investors enables the Fund to target larger and more varied loan investment opportunities. REPORTING AND TRANSPARENCY Lauders Capital will provide regular investment updates and the Trustee will provide annual unitholder and tax statements. These reports allow investors to view the details of their investment and the costs and returns of investing through the Fund. PROFESSIONAL MANAGEMENT AND ACCOUNTABILITY The Fund is managed by a team of experienced financial services professionals with property experience and overseen by an independent Trustee to ensure compliance with relevant governance requirements. TAX EFFECTIVE As the Fund will be generating interest income, non-resident investors may only be subject to a 10% Australian withholding tax. 2 GOVERNANCE The Fund has an independent Trustee who ensures the Fund operates in accordance with the Trust Deed and Australian laws. An investment committee also provides oversight on the investment decisions.
