The Construction Loan Process A Construction Loan consists of 3 Parts: The Loan Approval and Closing, Construction, and Modification. The Loan Approval The Customer, The Home and the Builder. All 3 have to be reviewed and 2 of them have to be Approved. The Customer The customer has to be approved for the loan with all normal loan Documentation. Paystubs for the last 30 days Last 2 years W-2 s Last 2 years Federal Tax Returns All pages All Schedules with Page 2 Signed Last 2 years Corporate Tax Returns All pages All Schedules with Page 1 Signed. If Self Employed Current Bank statements for the last 60 days, all accounts and all pages Investment account statements for the last 60 days Copy of the current Mortgage statement All properties Attorney that you want to use to close Name and phone number Copy of the current Homeowners Insurance Deck page or his name and phone number All Properties The Home Plans, Specs, contract and Appraisal have to be reviewed and approved. The Builder The Builder is reviewed to make sure he has no complaints or outstanding Liens against him. page 25
The Construction Loan Process The Closing Once everything has been reviewed and approved the loan goes to closing at the Attorney. Once it is closed the construction begins. During the construction phase of the project the customer will pay an Interest only payment based upon what has been drawn from the loan. Construction Phase During construction the Builder will request draws for the work that he has completed. He submits the Request Form to the Construction Department. The Construction Department will request an inspection of the home to make sure all work has being completed that the builder is requesting money for. Once the inspection is back the Construction Department will send the Customer an email to receive permission to release the funds to the builder. This will happen 5-8 times during construction. Once the home is 85% complete, the Loan Officer will contact the customer to start the process for Modification of the loan. Depending upon the end loan program the customer is selecting will depend on the items that need updating. Modification Once the home is complete and the Certificate of Occupancy is received the loan will modify and become the permanent loan with normal payments page 26
