Careys Shared Equity Limited GENERAL INFORMATION GENERAL INFORMATION The business was set up in November 2008 to provide an Equity Share option for purchasers of new homes. With the advent of the government Help to Buy scheme, Careys Shared Equity ceased to offer this option. The last Equity Share mortgage was issued in March 2013. The company now exists to service the legacy mortgage book. No new mortgages are envisaged. The level of mortgages held by the company is 1,118,864. The number of clients is 37. The long term strategy is to service the existing mortgage clients until they have all been redeemed. The company is wholly owned by Carey Group plc which funded the mortgages given to clients. A provision has been made for 100% of the mortgage book as the risk of non-recovery is higher for second charges than first charges on property. Any downturn in the housing market would adversely affect the second charge before affecting the value of the first charge. The only experience necessary within the company is that of administration. No advice is given to clients. CUSTOMER INFORMATION No new customers are being sought. Existing customers that wish to redeem the second charge on their property are given a redemption value within 14 days of the request. No interest is charged on the mortgage. Due to the 100% provision of the mortgage book by the Group company there is no risk to the company itself due to fluctuations in house values. No client data is reported or shared with external companies or agencies. There are no plans for promotions or advertising. PRODUCTS AND PROCEDURES As stated in the General Information, there are no sales of second charge mortgages forecast to be made in the future. Legal action has never been taken to recover debt. FUTURE PLANS The company are not planning any further shared equity to clients. The company exists purely to administer the existing Shared Equity loans. There are no plans to appoint any appointed representatives. All the existing shared equity loans were made under our OFT Consumer Credit Licence.
