PLUS POINTERS Issue HOME IMPROVEMENTS The Real Story Have you ever been caught up watching a television remodeling show and find yourself wishing it was your home they were working on? They make it look so easy, so fast and so affordable. But if you ve ever looked into doing improvements, you quickly realize, there can be a lot of work and sacrifice of space involved, as well as dollars needed to do some of those improvements. Is it worth it? Which home improvements will give you back what you put into it? There are two types of improvements that can be made to your home. Aesthetic improvements are designed to update the look, style or flow of the home. Maintenance improvements are used to upkeep the actual home structure and many times to increase efficiencies. Often, it is the maintenance improvements that don t get the same attention on those television shows as the aesthetic improvements. Though not as glamorous as the great kitchen update or new master bathroom suite, investments in maintenance improvements often more easily recoup more money either in energy savings or resale value. According to Remodeling Magazine s 2017 Cost Vs. Value Report, the five improvements that recouped more of their costs included adding fiberglass attic insulation (79.3% recouped), manufactured stone veneer (78.5%), replacing the entry door with a steel door (77.4%), minor kitchen remodel (72.0%) and replacing the garage door (66.2%). This doesn t mean that you can t have that dream kitchen or private bathroom. If you are planning on staying in your home, it s important to understand the value of maintenance improvements, not only for looks but for the overall well being of the structure. Adding attic insulation isn t an improvement you see, you ll notice it in your heating and cooling bills. Replacing windows (62.5%) and doors will not only give your home a fresh new look, but may also make your home more energy efficient and pay itself back in savings. All improvements cost money. A HOME EQUITY LINE OF CREDIT For Home Improvements and More A home equity line of credit can fund your home improvement projects, college tuition or unexpected expenses. It can be used for any purpose, and once you have your line of credit (up to 80% of your home s equity), you can borrow the money as you need it, pay it back and use it again! Repayment plans can be as long as 15 years based on the loan amount. Plus, it may be eligible for a tax deduction (consult tax advisor).
