2 2.1 REGISTRATION (Also applies to all correspondent locks) Floating Loans o Loans received by Platinum Mortgage, Inc. without being locked are referred to as floating. When a loan is floating, either the broker or the borrower is assuming the product and price risk. Product parameters and pricing may be different at the time of lock request. Rate Lock o When the broker executes a rate lock, Platinum Mortgage, Inc. inherits all price risk. Platinum Mortgage, Inc. commits to fund a loan at a specific rate and price, as long as the broker adheres to all product, pricing, and delivery requirements. Having executed a rate lock, the broker commits to using its best efforts to deliver the loan, regardless of market conditions. Once the loan closes, delivery of the file is mandatory. o Because Platinum Mortgage, Inc. assumes inherent market risk with rate locks, it is imperative that the broker not cancel a loan with Platinum Mortgage, Inc. for any reason. In the event that the broker cannot close a loan, the broker is responsible to notify Platinum lockdesk of cancellation. The relationship between the broker and Platinum Mortgage, Inc. may be jeopardized if a satisfactory pull through rate is not maintained. Rate Lock Procedure Loans may be locked online at www.platinumez.com using the EZ Lock tool.
3 The broker will receive a lock confirmation from Platinum Mortgage, Inc. by 9 am est. of the following business day at the latest. If a broker does not receive confirmation by 9 am est. the following business day, then the loan is likely not locked. It is the broker s responsibility to contact Platinum Mortgage, Inc. if a confirmation contains errors or is not received by this time. Lock confirmations will be adhered to if errors are not addressed with Platinum Mortgage, Inc. within two business days following rate lock. This is an example of a lock confirmation that will be sent to you via Platinum s Pipeline Portal. Refer to the Platinum Mortgage, Inc. loan number found on the confirmation when making inquiries regarding a loan. The confirmation only reflects pricing terms and is not to be construed as a loan approval nor does it guarantee that the lock meets program guidelines. Complete loan guidelines can be found at www.platinumez.com using the EZ Guides. Loan number can be found at the bottom of your lock confirmation on the left hand side.
4 Duplicate Rate Locks o If a duplicate rate lock is discovered on one loan, Platinum Mortgage, Inc. reserves the right to retain worse case pricing terms. o Rate sheet price stands in case of incorrect confirmation. If a loan is erroneously rate locked, the broker must contact the lock desk before 6 P.M. EST the same day to return the loan to floating status. If Platinum is not contacted during this time, the request to return to floating status will be denied. 2.2 Pricing (Also applies to all correspondent locks) Rate Sheet Distribution o Rate sheets are distributed at approximately 11:00 a.m. Eastern Standard Time / 10:00 a.m. Central Standard Time each business day by email and online at www.platinumez.com under Rates. Platinum Mortgage, Inc. reserves the right to change prices at any time without notice. Rate lock requests received after a price change are subject to the new pricing. o Time of lock is automatically recorded after clicking on Lock Rate online. This is the time that will be used when pricing the loan. Interest Rate Protection o Rate locks from the active rate sheet must be submitted to Platinum Mortgage, Inc. via our website by 8:30 p.m. Eastern Time / 7:30 p.m. Central Time the same business day. Lock Expirations o If a lock expires on a weekend or holiday it may be extended to the next business day at no cost upon request to Secondary Marketing for funding purposes only. Secondary Marketing reserves the right to make exceptions to this as they deem necessary. o To make such a request prior to the lock expiration date, please contact Secondary Marketing at: E-mail: revisions@platinumez.com Phone: 678-891-2006 option 1 o Loans that do not disburse by the lock expiration date will expire (see Re- locks below). Flow Correspondent lock expiration-delivery policy. Correspondent loans must disburse by the expiration date and must be in purchasable condition within ten (10) calendar days of the closing date. If a correspondent loan has not cleared stips and in purchasable condition after ten (10) calendar days, the loan will be extended one time for no less than ten (10) calendar days at a cost of.25 to the price of the loan. If the loan has still not cleared stips and in purchasable condition after the ten day extension has expired, the loan will be consider expired and will need to be relocked according to Platinum Mortgage s worse case relock policy located on page 15 of this Platinum Mortgage Operational Manual.
5 Re-locks o Expired loans may be re-locked with the following conditions: Worse-case net pricing will be used for re-locks that are sent in within 30 days of the previous expiration date. Current market pricing will be used for re-locks that are sent in after 31 days of the previous expiration date. Re-lock period must match original lock period. Worse-case pricing definition o Product changes if applicable or relocks that invoke worse-case pricing, compare existing pricing date to current market pricing using the updated product. If current market pricing is worse than existing pricing of the loan, it will be priced off current market pricing and the expiration will stay the same. If current market pricing is better than existing pricing, the updated pricing will continue to price off the existing pricing date. Change in loan programs will result in worse-case pricing without change in expiration date. o Product changes within each group do not go worse-case pricing. o Product changes outside each group will go worse-case pricing. GROUP A GRH/VF/FF30 GRH/VF/FF25 VF/FF15 GROUP B CF30/FRED30 CF25/FRED25 CF20/FRED20 CF15/FRED15 CF10/FRED10 Examples: o o o o Changing from CF30PA to FF30 will take you to worse-case pricing. Changing from GRH30 to FF25 will not take you to worse-case pricing. Changing from CF30 to FRED30 will not take you to worse-case pricing Changing from FRED30 to FRED15 will not take you to worse-case pricing. Lock Extensions o Lock extensions must be received by Platinum Mortgage, Inc. no later than 6:00 p.m. Eastern Standard Time / 5:00 pm Central Standard Time the day of expiration. The maximum allowable extension is 30 days. A lock can be extended as many times as necessary as long as the total amount of days extended does not exceed 30 days. Loans can be extended per the following cost table: Extension Period Deduction from price 1-5 days -0.125 deduct in price 6-10 days -0.250 deduct in price 11-15 days -0.375 deduct in price 16-20 days -0.500 deduct in price 21-25 days -0.625 deduct in price 26-30 days -0.750 deduct in price
6 How do I change something on my lock? Please send an email to Secondary Marketing at: o E-mail: revisions@platinumez.com Include the last name and loan number in the subject of the email. In the body of the email please let us know what you would like changed on the lock Loan Program Changes receive worse-case pricing. There is no cost associated with faxing or e-mailing the Lock Revision Form. What is the cutoff time for locks and revisions? We accept re-locks and revisions, from the time the rate sheet is released each business day until 6 pm Eastern Standard Time / 5:00 pm Central Standard Time. We do not accept any re-locks or revision during non-business hours, including weekends and holidays. Lock Revisions o Loan changes may be requested by emailing an email to: revisions@platinumez.com o An updated confirmation will be emailed to the broker s contact once the change has been completed. o If the borrower changes to a new property, then a new loan must be created and a new rate lock must be done. All information on the previous property will be nullified and the previous loan will need to be cancelled. Please be aware that changing the property address from Street to Road does not warrant a lock revision. o Any changes that are not listed above under Lock Revisions will be re-priced using the new information provided by the broker, which may result in a pricing change. Revisions for appraised values for purchase transactions does not warrant a lock revision, provided the new appraised value does don t change the LTV. o All revisions must be uploaded by the broker to Blitz Docs to allow the underwriter to review the changes and update the underwriting decision.
7 This is an example of a lock revision that will be sent to you via Platinum s Pipeline Portal Price and Rate Adjustments o Attention should be paid to price and rate adjustments on the rate sheet. All price and rate adjustments are cumulative. o Guidelines must be used to determine the parameters of the loan program. EZ Guides can be found at www.platinumez.com.
8 2.3 FREQUENTLY ASKED QUESTIONS (Also applies to all correspondent locks) How do I lock a loan? Go to www.platinumez.com. Login onto the website using your user name and password. Note: wholesale and correspondent transactions have different user IDs and passwords. Upon successful Login you will be taken to your customer page called My PlatinumEZ (formerly known as the Broker Portal).
9 To lock a loan select the EZ Lock Loan Pricing menu item in the left hand menu. If you have a loan already submitted to our underwriting department, then you would just type in the loan number and click Go. This will automatically populate your loan information so that you may check for accuracy. Enter Loan # and click Go
10 If you have not submitted the loan to our loan setup department, just click Go and it will bring you to the lock screen where you can fill in the required fields on that screen. Click Go Enter and submit information.
11 Click select next to the loan program you want.
12 Once you have completed the form and checked for accuracy, simply click Lock Request at the bottom of the screen. This will give you a message that says your loan has been locked. If you do not receive this message directly after you lock your rate, then your loan is not locked. The user ID and passwords will be different for wholesale and correspondent channels. 13 What is my login and password to get in to the EZ Lock Tool on your website (www.platinumez.com)? Please contact your Account Executive or Coordinator for this information Where can I get a copy of my lock confirmation? Your lock confirmation will be sent to you via Platinum s Pipeline Portal online when you locked your loan. You will receive an email informing you that your confirmation is ready to view. If you do not receive a signed confirmation from Secondary Marketing by 9:30 a.m. the next business day, than your loan is likely not locked, please contact Secondary Marketing immediately at: E-mail: lockdesk@platinumez.com Phone: 678-891-2006 option 1 If you have misplaced your confirmation, you will need to contact your Wholesale Coordinator to resend the confirmation to you. Will an underwriter clear my loan without a lock? No, all loans must be locked with a lock confirmation uploaded in Blitz Docs prior to receiving a Clear-to-Close (CTC).
