AN INTRODUCTION TO POOL SERVICE COMPANY This company has been serving commercial clients with swimming pools on Topsail Island, in Surf City, and Sneads Ferry since 1996. It currently exists as a sole proprietorship. For its first 15 years it was a husband/wife partnership. The company supplies maintenance service to 16 accounts on a year round basis. Rates are based on pool size, and duration of season. All clients receive daily service from Memorial May through Labor Day. From Good Friday to Memorial Day weekend and from the day after Labor Day through Columbus Day service varies by specific request. All clients receive monthly off season service from Nov through April. Most of the accounts are based upon a non-binding service agreement that outlines fees and due dates. Since 1996 the number of accounts has remained relatively consistent, losing one or two, gaining one or two each season. The owners have kept the company small for ease of management, but expansion opportunity exists, especially for someone who would like to undertake major projects like resurfacing, decking, or building pools or just more maintenance service clients. The area is growing and many new developments are built with pools. Their homeowner associations look for maintenance service companies. The company does not service hot tubs, but that area is in demand and expansion to encompass hot tub service and repair could be very beneficial. The company s emphasis has been on commercial facilities. It has only sporadically serviced the residential market, which is wide open for expansion.

INTRODUCTION PG 2 The company provides chemicals and supplies for operation to each account. The company marks up and invoices for those items. The company is on good terms with several chemical and supplies distributers located in North and South Carolina. The company owner(s) each use a mini van to transport chemicals, equipment, and supplies to accounts. Products are stored on company property. Products could be distributed to clients in greater quantity (to encompass a whole season), thereby reducing some of need for storage space on company property. A prospective owner will need to have a recognized certification in pool operations such as one from the national pool and spa foundation. These certifications involve classroom or online instruction followed by an open book exam. Fees, including text, run around $350.00. County health departments require the certification from whoever will be responsible for the operation of the pool. Experience in the day to day operations of a pool would be beneficial, as would mechanical ability and basic plumbing and electrical knowledge. The owner will need to be able to properly train the employees who do the routine maintenance work consisting of emptying the skimmer baskets, vacuuming the pool, cleaning the tiles, testing and adjusting the chemicals, filling out log sheets, pushing trash receptacles to curbside, picking up decks. The company owner(s) do the repair work on pumps, filters, chlorinators, main drain covers, ladders, skimmers, and painting or applying depth deck markers, mounting signage and safety equipment. Company owner does all administrative duties at present: forms for health department compliance and inspection, bookkeeping, invoicing, payroll, and securing supplies and insurance

INTRODUCTION PG 3 The company currently uses four part time seasonal employees. From memorial day through labor day each works approximately 26 30 hours a week. Before Memorial Day and after Labor Day hours are reduced by about half and over the off season employees look at pools once or twice a month depending upon weather conditions. These employees use their own personal vehicles on their service routes and are paid a gas allowance along with their wage. The company supplies employees with the tools to do the work, including vacuum heads, test kits, brushes, leaf nets, scrubee pads. The company stocks each account with vacuum and skimmer poles, vacuum hoses, skimmer nets, safety equipment, chemicals, and specialty products (algaecides, enzymatic scum digesters, tile cleaner, clarifier). Clients are invoiced for these products. The company presently operates out of a 1,000 sq. Ft. Concrete block building with a metal roof located on.2 acres at 1059 E. Ocean Hwy in Holly Ridge. The building has two operational restrooms. A 400 sqft detached hardy board sided storage building with a garage door and shingled roof sits at the back of the property. The business building has been used solely as office and storage space, but it could be used as a retail store front. There is parking for 7 8 cars in the front and back areas. This building is for sale for an additional $80,000. Company is willing to devote time to training a new owner. Over a twelve year period gross income averaged $127,000 per year.
