PART-A CONDITIONS OF TENDER 1. The Tender schedule is to be downloaded from the TTD Official Website i.e., www.tirumala.org and a demand Draft for Rs.590/- (Rupees Five hundred and Ninety only) (towards cost of Tender Schedule + GST i.e., Rs. 500/- + 90/-) drawn in favour of the Executive Officer, Tirumala Tirupati Devasthanams, payable at Tirupati towards cost of Tender Schedule should be enclosed with Tender Schedule. 2. The physical Tender Schedule documents are not transferable. 3. The cost of Tender Schedule will not be refunded under any circumstances. 4. The tenderer should quote for each Shop/Room separately and ensure to note the Shop/Room Number etc., clearly in the Tender Schedule and also on the sealed cover. 5. The filled in Tender Schedule should be accompanied with EMD for Rs.25,000/- (Rupees Twenty Five Thousands only) by way of Demand Draft / Pay order from any Scheduled Bank drawn in favour of the Executive Officer, Tirumala Tirupati Devasthanams, payable at Tirupati. 6. This amount will be retained towards Caution Deposit and refunded only after satisfactory completion of the lease period and does not carry any interest. 7. The EMD paid by the unsuccessful tenderers will be refunded after completion of the tender process. PART-B 1. The Tender schedule not accompanied by sufficient EMD will be summarily rejected. 2. The EMD Demand Draft /Pay order should be drawn on or after the date of Tender notice publication. 3. In case where the lessee is a partnership firm or a company, the partnership deed or certificate or registration in case of the company as the case may be shall be produced at the time of filing tender.

4 The tenderer should affix latest photograph, if fails, such tender shall be treated as incomplete and will be rejected. 5. The tenderer should attach self attested Xerox copy of the permanent address proof / Residence proof (like Ration card, Aadhar Card, etc) with the tender schedule., failing which, such tender shall be treated as incomplete and will be rejected. 6. The tenderer should attach self attested Photostat copy of PAN card compulsorily. The applications without the same would be rejected. 7. The persons belonging to SC /ST community shall only be eligible for filing Tenders for the Shops /Rooms /Open Space etc., earmarked for SCs/STs respectively and they should attach the photostat copy of Caste Certificate issued by the concerned MROs, duly attested by Gazetted Officer, with the tender schedule 8. The tenderer should quote the monthly lease amount both in figures and words and specify the Shop/Room number for which tender is filed. 9. The Tender will be summarily rejected if the tenderer overwrites, erases or alters the amount quoted by him/her either in figures or words without attestation by the date and initials of the tenderer. 10.If there is any variation between the amount quoted in words and figures the highest amount quoted either in words or figures will be considered. 11. The Tender Schedule of the persons who are in arrears of any dues to the Tirumala Tirupati Devasthanams and the persons having criminal record, persons whose earlier license/lease was cancelled for violation of Terms & Conditions of lease is liable to be summarily rejected. And if it comes to the notice of the licensor at a later date that a particular lessee is having any of the above disqualifications, then the lease issued will be cancelled immediately without any notice duly forfeiting the EMD paid. 12.The tenderer should not add any condition to TTD for sake of uniform comparison and such of those tenders which stipulate additional conditions are liable to be rejected.

PART-C PART-D. 13.The successful tenderer shall be responsible to the acts of his/ her employees under all relevant Laws. The lessee as well as all the employees engaged by lessee should belong to Hindu religion and having faith on Lord Sri Venkateswara 1. Tenders will be opened in the presence of the tenderers attended only. In case, no tenderer attended, the tenders will be opened in the presence of Tender Committee Members. 2. The authority nominated to decide the tenders reserves all the rights to postpone / cancel /reject and to change the venue for opening of tenders at any point of time / at any stage without assigning any reasons, therefor. 3. The opening and finalization of the tenders shall be subject to such other further conditions as may be specified at the time of opening of tenders. 4. The TTD reserves the right to reject any tender whose acceptance may lead to violation of the Rules issued in G.O.Ms. No.311 (Endts) Department Dt:- 09-04-1990. 5. The Tender will be valid for a period of 03 months from the date of opening of the Tenders 6. The Tender will be conducted with the Tenderers taking the highest amount quoted by one of the tenderers as the upset price. 7. The highest bidder by itself will not confirm any right to get lease as the same is subject to acceptance and confirmation by the Executive Officer / TTD Board., as the case may be depending upon the tender amount realized. 1. The lease granted is only permission for the trade/business etc., in the Shops/Rooms etc., mentioned in the Proceedings. 2. The period of lease is one (01) year and it is extendable for further two (02) years subject to discretion and satisfaction of the Executive Officer, Tirumala Tirupati Devasthanams and there will be no further extension under any circumstances.

3. After expiry or Termination of the lease, TTD has right to enter the premises and lock it or take over it. 4. The lease is terminable by giving 02 (Two) months notice by either party during the substance of the period of lease without assigning any reason. 5. The lease is liable to be terminated at any time with 15 days notice by the Lessor if it is required for TTD or any public purpose. 6. The lease is liable to be cancelled at any time without assigning any reasons in the interest of TTDs. 7. The TTD reserves the right of entering into the leased out premises and inspection by the Officer and the staff of the TTD, authorized in this regard or any independent agency nominated by TTD at any time during the lease period. 8. The lessee should take possession of the Shops/Rooms etc., within 15 (Fifteen) days from the date of confirmation of lease. 9. The successful tenderer should pay 06 (Six) months advance amount with GST @18% as Security Deposit within 15 (Fifteen) days from the date of confirmation of the tender and to take over the possession. 10.Failure to deposit prescribed lease amount advance as Security Deposit within the time stipulated, and also in failure to take possession of the Shops/Rooms etc., the EMD will be forfeited into TTD account 11.The said advance will not carry any interest. 12.The lessee should occupy the Shop/Room on AS-IS-WHERE-IS- BASIS 13. The monthly lease amount with GST @ 18% shall be payable. The lessee has to operate his commercial activities duly obtaining all statutory permissions from the Government Departments concerned and remit the corresponding taxes etc., accordingly. 14. The lessee shall also pay all the statutory taxes in addition to the lease amount. The property tax will be paid by TTD.

15. The lessee shall be liable to pay separately the charges in respect of electricity and water supplied, as per the demand raised by respective departments of Government on receipt of such demands. 16. The lessee shall pay the monthly lease amount on or before 5 th of every succeeding month and non-payment of the lease amount shall entail cancellation of the lease apart from the levy of penalty of 24% per annum on the arrears of the lease amount till the date of payment in full. 17. The TTD will not be held responsible for any shortage in production, general failure in power supply and also in the water supply during the unforeseen circumstances. The lessee has to make his / her own arrangements during that period the lessee is not entitled to claim any damages or deductions of lease amount. 18. The lease granted cannot be transferable under any circumstances or sub-licensed / leased to others. 19. The lessee shall not act to the detriment of the interest of TTD. 20. The lessee shall maintain the premises the leased out area in a clean and healthy condition. 21. The lessee shall not in any manner whatsoever encroach upon the space or area around the leased out area. If the TTD notices any encroachment, TTD will have the right to remove the encroachment instantly on the cost of lessee. 22. The lessee has to receive all communications sent to him/her to the address of the leased out premises. In his/her absence, she/he must authorize by anyone available in the premises by a letter to receive the communications sent by the TTD. If the lessee or his /her authorized person is not available in the premises the notice will be affixed to the main door of the premises. It will be deemed as valid service on the lessee 23. The lease is liable to be cancelled for violation of any of these terms and conditions and the EMD and advance lease amount paid by lessee will be forfeited into TTD Account.
