Maintenance, Repair and Replacement Responsibility Policy Suggested Contractors List June 2014 The following list is provided for homeowners use when a contractor is needed for homeowner projects. These are contractors that have been used or are being used by the Association. It is not required that homeowners choose from these contractors, but these contactors are qualified licensed and insured contractors and in some cases the contractor s documentation may already be on record in the office. The Maintenance Repair and Replacement Responsibility Policy (MRRRP) requires that most any project in the Village that is in, on or around Common or Limited Common Area must be performed by a licensed, bonded and insured contractor (See Item 2, Additional Rules and Guidelines, MRRRP for requirements). This list is provided as a courtesy to help homeowners find qualified service providers and it is not to be considered an endorsement or recommendation. It is the homeowner s responsibility to obtain the appropriate documentation from the contractors, obtain Village Architectural Control Committee approval and any local agency permits prior to starting a project. If necessary, attach additional pages, diagrams, drawings, photographs, plans, paint / stain chips, location, height, material, or any other supporting documents that might help the ACC understand your project. OWNER S ACKNOWLEDGMENT: I/we understand that: 1. Any modification/alteration in Common and Limited Common Area automatically become Limited Common Area and subject to ownership, responsibility and rules and regulations of the Association. 2. Material herein contained will represent alterations that comply with the zoning and building codes of the City of Coeur d Alene and Kootenai County to which the property is subject. Further, nothing herein contained will be construed as a waiver or modification of such ordinances. The owner is responsible for obtaining the necessary permits prior to the commencement of modifications. 3. No work will commence until written approval from the ACC has been received by the owner. Any construction or alteration before the approval of this application is not allowed, and if alterations are made, I/we may be required to pay all legal expenses incurred. 4. Members of the Board or management may make routine inspections. Approval, if granted, is solely meant as a waiver from the restrictions in the Declaration or other governing documents and is not meant as advice or comment on the fitness or safety of any proposed alteration or modification. 5. This request is subject to restrictions by the Declaration or other governing documents, and the review process established by the Board. Any variation from the original application must be resubmitted for approval. A copy of this request will be returned to me/us after review by the ACC.

I/we acknowledge and agree that I/we will be solely liable for any claims, including without limitation, claims for property damage or personal injury which result from the requested addition or modification. I/we hereby indemnify the Association, the ACC and the Board from and against any and all such claims. 7. I/we acknowledge and agree that if any modification that affects Common or Limited Common Area does not meet Association standards or falls into disrepair and I/we do not rectify that situation upon notification, the Association may rectify the situation and assess me/us for the costs to do so. 8. All applications to be accompanied by a copy of RV / vehicle title or registration. Space rental fees are to be paid in advance, upon assignment of a space and will be pro-rated to fit the RV Parking renewal year July 1 to June 30. Fees are non-refundable except as allowed for in the policy. 2. Only Village Resident Owners may be assigned a parking space and vehicles must be registered to the Resident Owner. 3. Parking assignment is on a first come, first served basis according to the availability and size of the parking spaces in relation to the requirements of the RV vehicle or boat and trailer. 4. The RV Parking Committee may reassign individual parking spaces at its discretion in order to maximize the efficient use of all space. Renting parties will be consulted prior to reassignment. 5. Assignments may be carried over from year to year, providing re-application with accompanying rental fee is received by the renewal deadline (June 30), Failure to re-apply and submit a rental fee may result in the loss of the parking space. The Association reserves the right to tow abandoned vehicles at owner s expense if left in an RV parking space without rental fee payment for more than 30 days. 6. If a renter purchases a new / different vehicle than is registered on the application and wishes to park the new vehicle in their rented space, they must first notify the office, change the information on the application and provide new registration documentation prior to occupying the space with the new vehicle. 7. Current renters may apply for, and rent, a 2 nd space if spaces are available. In the event that a new renter applies for a first space, the last in, first out rule applies. The renter with 2 spaces that has rented that 2 nd space for the shortest amount of time will be asked to relinquish their 2 nd space, and unused rental fees will be prorated to the last day of the month and refunded for the 2 nd space. 8. When a space renter s condominium is sold (no longer being a Resident Owner) or the renter chooses to end their rental agreement for whatever reason, it is requested that the renter notify the Association with a date the space will be vacated to allow the Committee to re-assign the space. If the condominium is sold and the Association is not notified, the space will revert to the Association on the last day of the month in which escrow is closed on the selling unit. Vehicles that are not removed by the designated date may be towed at owner s expense. 9. Village resident visitors may park up to 7 days for $10.00 per night. (Prior arrangements with Office must be made) 10. Cars and pickups may be stored but they may not be used on a daily basis. Commercial vehicles may not be stored in this facility. Bad weather may prohibit removal of car in the winter, plowing out is NOT an option. 11. The Village Condominium Owners, Inc. assumes no liability for damages or theft to any vehicle or other conveyance parked or stored pursuant to this agreement. 12. Assignment and refund disputes shall be referred to the Board of Directors. The decision of the Board of Directors shall be final. NOTE: No children age 12 or under allowed in the hot tub at anytime. Conditions of Clubhouse / Pool Use: 1. Any Resident Owner in good standing may apply to schedule / reserve the clubhouse in accordance with the Pool and Clubhouse rules. Note that ALL pool rules apply to everyone. Pool party reservations do not allow exclusion of other, uninvited homeowners from using the pool. 2. Resident Owner must be present during all scheduled or unscheduled activities in the facility. 3. This Reservation Form and deposit check must be submitted to the office secretary during regular office hours with at least 3 days allowed for processing and approval. Review the calendar on the bulletin or call the office secretary for available dates and times. Reservations are on a first come, first served basis. DO NOT add your event to the calendar only the Office Secretary or a Board member may fill in dates on the calendar after acceptance of the application. 4. A $50.00 refundable cleaning and damage deposit is required for each Clubhouse / Pool party reservation. The entire facility, including the kitchen, the restrooms and floors throughout must be left in the same condition as they were found. Vacuum, mop, broom and cleaning supplies are available for use. Tables and chairs should be returned to how they were found. Cleaning or damage repair costs will be held out of the cleaning deposit, and if the costs are more than $50, the Resident Owner will be billed for the excess. 5. The full deposit or remaining deposit, after expenses, will be returned to the homeowner as soon as compliance is determined by the office secretary or assigned Board member. 6. The occupancy limitation of the clubhouse is 56 people. Do not plan events that may result in a larger number of participants. 7. A denied request or disagreement regarding cleaning deposit refunds may be appealed to the Board in writing. 8. Homeowners may access and use the Clubhouse room without reservation IF there is nothing scheduled on the calendar (on the bulletin board) however they cannot exclude others from using it at the same time if it has not been reserved. 9. There shall be no public advertising designed to draw attendees to a homeowner activity, party, or meeting, except when sponsored by the Association. 10. Homeowners may not schedule regular meetings for outside social, political, service, youth and religious organizations. 11. Commercial or public sales programs, meetings or trainings are not permitted, except when sponsored by the Association.
